Leases, tax and the 28-night line

Ashley Cross is in BCP Council's area, which charges a 100% council tax premium on furnished second homes. Business rates apply instead if the home is available for 140 nights and let for 70 in a year, and stays of more than 28 nights do not count as let nights, so a calendar of long stays can tip a flat back to council tax. Parkstone station is a short walk from the green, with direct trains to Bournemouth, Southampton and London Waterloo. Delis, bakeries and coffee shops are round the green, and Waitrose and Morrisons are on Ashley Road for the weekly shop.

That makes it a natural choice for professionals on contracts who commute by train, staff at Poole Hospital a short drive west, and local households between homes who do not want to leave the village. Is a flat near the bars suitable for a long stay?

It depends on the guest, and the listing must be honest. The bars and restaurants round the green trade into the evening all year, and a bedroom facing them will hear it at weekends. Some long-stay guests choose that deliberately; a nurse on early shifts will not. We describe the noise plainly, say which way the bedrooms face, and price the flat accordingly. A flat a street or two back usually lets more easily for months.
