Harbour side and sea side
The harbour side is the Quay, the Old Town, Hamworthy and Lower Parkstone. On the Quay the stock is apartments in converted warehouses and newer waterfront blocks, with Georgian townhouses in the lanes behind. Guests are couples and small groups on short breaks, here for the seafood restaurants, the pubs and the boats to Brownsea Island. Hamworthy, over the two lifting bridges, has the ferry port, a harbour beach and houses priced well below the peninsula. Lower Parkstone offers Victorian villas and flats near Poole Park and Parkstone station.
The sea side is Sandbanks, Canford Cliffs and Branksome Chine, facing Poole Bay. This is high-value stock: detached houses and large flats that take family weeks in summer. Sandbanks has open sea on one shore and flat, shallow harbour water on the other, which is why windsurfers, kitesurfers and sailors keep booking after the beach crowds have gone.

Looking after a high-value home
Land on Sandbanks is among the most expensive in the UK, and an owner letting a house there has a great deal at stake. The service is set up accordingly:
- Guests are screened through the booking platforms' own tools, and Airbnb's AirCover for Hosts applies to Airbnb stays.
- Inventory checks and regular inspections pick up wear before the next guest does.
- Changeover cleaning and linen go through recommended local companies, which you pay directly. We book and coordinate them if you want, or you keep your own.
- Repairs go to a recommended local contractor, paid directly by you and arranged by us if you want.

The working town fills the winter
Poole is a port and an employer as well as a resort. The RNLI has its headquarters and training college here, Sunseeker builds yachts beside the harbour, and Poole Hospital is close to the town centre. Contractors and visiting staff want a furnished flat for weeks at a time, and those mid-term lets carry Parkstone and Hamworthy properties through the months when the beach is quiet.
One change to plan for: Brittany Ferries has said its Poole to Cherbourg route will close in November 2026, with fast craft to the Channel Islands continuing. A forecast for a property near the port should not lean on Cherbourg stopovers.
Arrivals, parking and event weekends
Poole station is on the main line from London Waterloo, with further stations at Parkstone, Branksome and Hamworthy. The Purbeck Breezer 50 bus runs from Bournemouth station to Sandbanks and over the chain ferry to Swanage, so a car-free stay on the peninsula is possible.
Most guests drive, though, and parking decides a good many bookings. Roadside spaces on the peninsula and the car parks by the Quay fill early on warm days. If the property has its own space, the listing should say so in its first line. The chain ferry to Studland is taken out of service for maintenance from time to time, and guest messages need to say so when it is.
Summer brings its own spikes: the Poole Harbour Festival at Baiter Park, beach polo on Sandbanks in July and event evenings on the Quay. Daily pricing is how those dates are caught.

The Poole letting market
A working harbour town with two markets in one: quayside and Old Town apartments that let to leisure guests, and suburban houses that suit families, contractors and relocations. Harbour and beach demand peaks in summer, while the port, the hospital and large employers keep bookings coming through the winter.
Poole lets on its water. Harbour-view apartments on the Quay take short breaks in every month. Houses in Sandbanks, Canford Cliffs and Lilliput take family weeks from Easter to September, with sailing and watersports parties either side. Flats in Lower Parkstone and houses in Hamworthy lean on contractors and visiting staff, and do their best work as mid-term lets in winter.
What an owner should check first:
The lease. Most Quay and peninsula flats are leasehold. Many leases require use as a private residence or need the freeholder's consent for short lets, and management companies do enforce them.
Council tax. Poole is part of BCP Council, which has charged a 100% premium on furnished second homes since April 2025. At the time of writing, a property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead.
Parking. Spaces by the Quay and on the Sandbanks peninsula are scarce in summer. A flat without its own space is a harder sell to a family arriving by car.

What brings guests to Poole
- Poole Quay and the Old Town. The Quay is the town's visitor front: boat trips, Brownsea Island ferries, pubs and seafood restaurants, with bike nights on Tuesdays from April to September and fireworks on Thursdays in August. Evening events lift midweek summer occupancy for anything within a walk.
- Poole Harbour. One of the largest natural harbours in the world, sheltered and shallow, used for sailing, paddleboarding and kayaking. It brings sailors and watersports families from spring to autumn, and many of them book whole weeks.
- Ferry port and Poole station. Ferries sail from Poole to the Channel Islands, and the station is on the main line to London Waterloo. One-night stays before or after a crossing are a steady niche, and rail access supports car-free short breaks.
- RNLI, Sunseeker and Poole Hospital. The RNLI's headquarters and college, Sunseeker's yacht building and Poole Hospital generate demand from trainees, contractors, visiting staff and patients' relatives. These guests book midweek and for longer stays, which is what fills January to March.
- Lighthouse and the beaches. Lighthouse, the arts centre that is the concert base of the Bournemouth Symphony Orchestra, draws audiences all year. Poole's beaches run from Sandbanks east to the Bournemouth boundary, so much of the town is within reach of the summer beach market.

Can I holiday let a leasehold apartment on Poole Quay?
It depends on the lease and the block's management rules. Many waterfront leases require use as a private residence or prohibit short lets, and freeholders do act on breaches. Ask a solicitor to read the lease, and tell the buildings insurer, before you furnish. Once you know letting is allowed, we can assess the flat with you.
How long is the holiday let season in Poole?
Longer than the beach alone would give. Family weeks run from Easter to September, sailing and watersports visitors book the months either side, and the Quay takes short breaks all year. From November to March we add mid-term lets to contractors and visiting staff so that the property keeps earning.
Will the end of the Poole to Cherbourg ferry affect bookings?
Brittany Ferries has said the Cherbourg route will close in November 2026, while fast craft to the Channel Islands continue. Stopover nights before a sailing mattered most to properties near the port in Hamworthy. For most Poole holiday lets the draw is the beach, the harbour and the Quay, not the ferry.
Is parking a problem for holiday lets in Sandbanks and on the Quay?
It can be. Roadside spaces on the Sandbanks peninsula and the car parks by the Quay fill early on warm days. A property with its own space should say so at the top of the listing. Where there is none, guests need clear arrival instructions and the nearest car parks before they travel.
What insurance does a high-value holiday let in Poole need?
A standard home policy rarely covers paying guests. You need specialist holiday let cover for buildings and contents at the right values, public liability and loss of rental income. Airbnb's AirCover for Hosts applies only to Airbnb bookings and is not a substitute for your own policy. Speak to a broker before the first guest arrives.
Can you manage my Poole property if I live elsewhere?
