A calmer market that suits a second home

Christchurch is older, smaller and quieter than Bournemouth next door, with far less going on in the evenings. That shapes who books: couples, families with young children, walkers, and people visiting relatives in a town with a large retired population.

For an owner who also uses the house, that is useful. Stays tend to be longer and changeovers fewer than in a town-centre flat, which means less wear. It is the pattern our holiday let management service is built to run: you block your own dates in the owner portal and we let the rest.

From the Priory to Highcliffe

  • The Priory quarter and the Quay. Cottages and townhouses on the medieval streets, and riverside apartments near Place Mill. Guests walk to the Priory, the castle ruins and the boats on the Quay.
  • Mudeford. Houses and bungalows between Mudeford Quay and Avon Beach. Families come in summer, and the sheltered harbour brings sailors and paddle-boarders.
  • Friars Cliff. Family houses behind a calm, sandy beach, with the woods at Steamer Point alongside.
  • Highcliffe. Clifftop flats and houses near Highcliffe Castle, a licensed wedding venue. Wedding parties take whole houses for a weekend, and Hinton Admiral station is close by.
  • Burton and the north side. Houses in the Avon valley, within reach of Bournemouth Airport at Hurn. Contractors and relocating staff book these for weeks, not nights.

Bungalows, beach huts and parking

Three local particulars are worth knowing.

Bungalows. Much of the stock east of the harbour is single-storey. Guests who need step-free access search for it, so the listing should state steps, door widths and shower type exactly.

Beach huts. The huts on Mudeford Sandbank are a different asset from a house. They stand on sites licensed by BCP Council, can be slept in only from 1 March to 31 October and have no road access: guests arrive by ferry or on foot over Hengistbury Head.

Parking. The car parks at Mudeford Quay and Avon Beach fill in summer. A driveway belongs in the first line of the listing.

How the Christchurch year runs

The school summer holiday is the peak, booked by the week. Around it sit the event weekends: the Christchurch Food Festival over the late May bank holiday, the free music festival on the Quay in August, and wedding Saturdays at Highcliffe Castle. Spring and autumn bring short breaks for walkers, with Hengistbury Head across the harbour and the New Forest a short drive away.

January and February are slow for short breaks. We fill them with mid-term lets where the property suits: airport contractors, households between moves and families visiting for a month.

Guests arrive easily. Christchurch station is on the main line from London Waterloo, and the A35 runs through the town.

The rules are the same as elsewhere in BCP: the second homes premium and the business rates test both apply, and every let needs a fire risk assessment, gas and electrical safety checks and insurance that covers paying guests. Our guide to holiday let regulations in England sets out each step.

The local market

The Christchurch letting market

An older, calmer market than Bournemouth. Cottages and townhouses near the Priory and the Quay, riverside apartments and suburban bungalows let to couples and families who want harbour, river and quiet beaches. Trade is seasonal, strongest from Easter to September, with the May food festival weekend as an early peak.

Christchurch is a smaller, steadier market than Bournemouth. What lets best is a house or bungalow with parking within a walk of the water: Mudeford Quay, Avon Beach, Friars Cliff or the town Quay. Guests are families with young children, couples, walkers and wedding parties. They book by the week in summer and take short breaks in spring and autumn.

Christchurch has been part of BCP Council since 2019, so the council's 100% premium on furnished second homes, charged since April 2025, applies here as it does in Bournemouth and Poole. From April 2026 the council also ended the council tax discount on the Mudeford Sandbank beach huts. At the time of writing, a property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead of council tax.

What brings guests to Christchurch

  • Christchurch Priory and the Quay. The Priory, the Norman castle ruins and the Quay where the Avon and Stour meet give the town a heritage and riverside appeal that suits couples and older guests. It supports short breaks in spring and autumn, not only summer weeks.
  • Christchurch Food Festival. Held over the late May bank holiday weekend, with the 2026 festival on the Quay. It brings a full weekend of visitors before the main season starts and is an early date to price for.
  • Harbour and beaches. Avon Beach, Friars Cliff, Mudeford Quay and the ferry to Mudeford Sandbank are a short drive or bus ride from the centre. Family demand follows the school holidays, and the sheltered harbour brings sailors and paddleboarders.
  • Christchurch station and the airport. The station is on the main line between London Waterloo and Weymouth, and Bournemouth Airport is at Hurn, under four miles from the town centre. Together they bring car-free weekenders, pre-flight stays and contractors working around the airport.
  • New Forest on the doorstep. The New Forest National Park begins a few miles north-east of the town, so a Christchurch base gives guests forest and coast in one trip. That widens demand to walkers and cyclists in the shoulder months.

Holiday let management in Christchurch: questions

How busy is a Christchurch holiday let in winter?

Quieter than summer, and quieter than Bournemouth. Christmas and New Year bring short stays, then January and February are slow for short breaks. We use mid-term lets through the winter where the property suits: contractors working at Bournemouth Airport, households between moves and families visiting relatives. The aim is a calendar that earns in every month.

Can I holiday let a beach hut on Mudeford Sandbank?

The huts are privately owned but stand on sites licensed by BCP Council, and the licence terms govern hiring them out. Sleeping in a hut is allowed only from 1 March to 31 October, and there is no road access. Read the council's beach hut handbook first, then ask us whether we can service it.

Do wedding parties book holiday lets near Highcliffe Castle?

Yes. Highcliffe Castle is a licensed wedding venue, and guests look for whole houses within a short drive for two or three nights. A house that sleeps six or more suits them. Rules on noise and guest numbers are set in the listing, and guest screening runs through the booking platforms' own tools.

My Christchurch property is a bungalow. Will it let?

Single-storey homes make up much of the stock in Mudeford, Friars Cliff and Highcliffe, and guests who need step-free access search for them. The listing must be exact about steps, door widths and the bathroom. Parking on the plot and the walking distance to the beach belong at the top of the description.

Can I keep the summer weeks for my own family?
