Parkstone is where Poole's hospital workers, university visitors and commuters can find a home for a few months without paying for a beach address. The hospital is on its western edge, the Talbot Campus is just to the north, and Parkstone station connects it to Bournemouth and London. - Upper Parkstone (mostly BH12 and BH14). Terraced houses and flats around Ashley Road, close to supermarkets, buses and the Talbot Campus. Single contractors, hospital workers and researchers on modest budgets.

How long stays fit the Parkstone year
Parkstone's holiday market is real but concentrated: Poole Week and the yacht club regattas in August, school holidays, weekends round Ashley Cross. A house by Poole Park or the harbour should keep those weeks for holiday stays. From October to Easter it can take one guest for the whole winter. An Upper Parkstone terrace, with little holiday demand at any time, may suit long stays all year, with a gap between guests for a deep clean and any repairs.
Long stays reduce wear in the places it usually shows: fewer suitcases dragged up the stairs, fewer linen changes, fewer first-night mistakes with the heating or the oven. We still inspect during each stay, because daily living uses a kitchen harder than a weekend does.

Rules for a Parkstone owner
Parkstone is in BCP Council's area. A self-catering property qualifies for business rates only if it is available for 140 nights and let for 70, and stays of more than 28 nights do not count as let nights; otherwise council tax applies, with BCP's 100% premium on furnished second homes. A long stay can create a tenancy if the guest makes the home their main residence, so we use the right agreement for each stay and you should take legal advice. The Parkstone letting market
A large Poole suburb in two halves. Lower Parkstone has Victorian and Edwardian villas and newer apartments around Ashley Cross and the harbour shore; Upper Parkstone has smaller terraced houses along Ashley Road. The lower half lets to leisure and sailing guests, and the whole area takes hospital, contractor and family stays all year.
Parkstone sits between three of the biggest reasons to stay in Poole for a while. Poole Hospital on Longfleet Road is on its western edge. Bournemouth University's Talbot Campus is just north of Upper Parkstone. Parkstone station, on the main line, puts Bournemouth, Southampton and London Waterloo within reach for a guest who commutes.
The suburb has two kinds of long-stay stock. Upper Parkstone, around Ashley Road, has smaller terraced houses and flats that suit a single contractor or a nurse on placement at a sensible monthly price. Lower Parkstone has Victorian villas, many now flats, and newer blocks near Ashley Cross and the harbour, which suit relocating couples and families.
Parking is the recurring issue. Many older streets have none on site, and a guest staying four months with a car needs a clear answer before booking.
What brings guests to Parkstone
- Ashley Cross. Lower Parkstone's centre: a green surrounded by bars, restaurants and cafes, busy in the evenings in every season. Guests can eat and drink on foot, which helps weekend bookings outside summer.
- Parkstone station. On the South West Main Line between Poole and Bournemouth, close to Ashley Cross, with trains to London Waterloo and Weymouth. Car-free guests and commuters on mid-term lets use it.
- Parkstone Yacht Club and the harbour. The yacht club and its marina at Pearce Avenue run an active sailing programme on Poole Harbour. Visiting sailors and their families book nearby during racing events and through the summer season.
- Poole Park and Poole Hospital. Poole Park's lake and gardens and Poole Hospital on Longfleet Road are on Parkstone's western side. The park draws families; the hospital brings visiting staff and patients' relatives in every month.
- Parkstone Golf Club. A well-regarded heathland course on Links Road, on the Lilliput side of the suburb. It brings golfing weekends, mostly in spring and autumn.

Do Poole Hospital staff rent in Parkstone for several months?
They are one of the area's steadiest long-stay groups. The hospital on Longfleet Road is a short drive or bus ride from most of Parkstone, and University Hospitals Dorset is developing it as its planned care site with a new surgical hub. Agency nurses, locum doctors and staff starting new posts often need a furnished home for a placement of three to six months. A flat with parking and a quiet bedroom for sleeping after night shifts suits them.
Is there long-stay demand from Bournemouth University?
Some, though not from students themselves, who mostly live in halls or shared houses. Visiting academics, researchers on short contracts and parents helping a student through a difficult term look for furnished homes near the Talbot Campus for weeks or months. Upper Parkstone and the Talbot Village edge are closest. We would not plan a property around this demand alone; it adds to the hospital and relocation trade.
Are Upper Parkstone terraces worth letting as mid-term lets?
They can be, because a long-stay guest values different things from a holidaymaker. A two-bedroom terrace off Ashley Road is not a summer holiday home, but it is a practical base for a contractor or a hospital worker, close to supermarkets and buses, at a monthly price below a villa flat by Ashley Cross. We compare the monthly income with a conventional tenancy before you furnish, and tell you which route looks stronger.
How do you handle parking for long-stay guests in Parkstone?
By stating the position in the listing and in the agreement. If the house has a drive, we say how many cars fit. If parking is on street, we say whether permits or time limits apply and how busy the road is in the evening. A guest who knows in advance rarely complains; one who finds out on arrival may leave early. We check the arrangement at the set-up visit.
