Ashley Cross is the village centre of Lower Parkstone: a green ringed by bars and restaurants, a conservation area of Victorian villas and flats, and a station at the bottom of the road. Winter let management in Ashley Cross works with that, because it is a place people can live in for a month in January without missing anything. Our winter let management service covers the method across the coast; this page is about the streets round the green.
What makes the winter work here
Most of Poole's winter demand comes from people with a reason to be in town. Ashley Cross adds a second reason to choose it: it is pleasant to live in when the weather is poor. A guest can walk to coffee, dinner, a supermarket and a train, which matters more on a wet Tuesday in February than a sea view.
The flats and houses that suit winter guests
- One and two bedroom flats in converted villas and newer blocks within a short walk of the green, for remote workers, single professionals and couples.
- Houses with gardens and parking on the quieter roads towards Poole Park, for relocating families.
- Anything with a real workspace: a desk, a good chair and fast wifi.
A flat facing the green needs to be described as lively. One on a back road should say how far the bars are. Both can let well; neither should surprise a guest staying a month.
Who books
December. Couples and groups for Christmas evenings out, Lighthouse concerts and the Poole Christmas Light Trail, which ran from late November to New Year in 2025.
January to March. Remote workers; staff on placements at Poole Hospital; people commuting by train from Parkstone to jobs in Bournemouth or further along the line; relocating couples trying the area.
Family visits throughout, as Lower Parkstone is where many people's relatives live.
Pricing
Weekend nights in December are priced above weeknights. From January we lead with weekly and monthly rates, utilities included on longer stays, reviewed daily. Every Ashley Cross home we manage is listed on Flexiestays, Bournemouth's number one platform for winter and long stays, as well as on the large booking sites, and when a month-long guest comes that way, Flexiestays charges only 8% on the bookings it brings.
Handing back to the spring
Each winter stay ends on a date agreed in advance, so Easter, summer weekends on the green and the August sailing weeks stay available. See our Ashley Cross holiday let page for the summer, and Airbnb management in Ashley Cross for the listing and reviews.
Setting a flat up for a month near the green
A flat that works for a Saturday night needs a few additions to work for four weeks: a desk and chair, blackout blinds for a bedroom facing the bars, a clothes airer, a full set of kitchen kit and storage for a suitcase's worth of clothes. A note on the nearest parking, the bus stops and the walk from Parkstone station saves a long-stay guest from guessing.
Rules and costs
Ashley Cross falls within BCP Council, which doubles council tax on furnished second homes. Business rates apply instead once a home has been available on 140 nights in a year and let on 70. Month-long winter stays need watching: nights from stays of 28 or more may be counted differently towards that test, and a long stay can raise tenancy questions, so the agreement matches the booking. Many flats are leasehold, and the conservation area can affect changes to a building's outside. The full rules are in holiday let regulations in England.
How we run it
We take care of listings on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, daily pricing, guest messages and support around the clock, check-ins, inventories and inspections. Recommended local companies, or your own, do the cleaning, linen and repairs and bill you directly. We earn 16% of booking revenue, with no retainer; see pricing. Our Parkstone and Whitecliff winter pages cover the streets around.
Full in summer. Earning in winter too.
Most holiday lets in Ashley Cross go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Ashley Cross letting market
The village centre of Lower Parkstone: a conservation area of Victorian villas, terraces and later flats around Ashley Cross Green, with bars, restaurants, delis and Parkstone station on the doorstep. It lets on evenings out and easy trains rather than on the beach, so weekends and working stays carry the calendar through the year.
Ashley Cross does not depend on the beach, so its winter is busier than most of Poole's. The bars and restaurants round the green trade every evening, the delis and bakeries on Commercial Road open every morning, and Parkstone station is a short walk away with trains to Bournemouth, Southampton and London Waterloo.
That makes it an easy place for someone to live for a month without a car: a remote worker, a professional on a placement, a couple relocating to Poole. December adds weekend couples and groups out for Christmas, and the Lighthouse arts centre in Poole is one stop down the line.
Flats in converted villas and newer blocks near the green are the core stock. The trade-off is noise and parking: a flat above the bars has to be honest about Friday nights, and on-street parking is tight.
What brings guests to Ashley Cross
- Ashley Cross Green and the bars. Just over a hectare of green with a Victorian fountain, petanque pitches and a play area, ringed by cafe bars, pubs and restaurants that trade into the evening all year. Couples and groups of friends book weekends here to eat and drink on foot.
- Parkstone station. On the South West Main Line between Poole and Bournemouth, a short walk from the green, with direct trains to London Waterloo and Weymouth. Guests arrive without a car, and working guests on longer stays commute from here.
- Delis, bakeries and independent shops. Commercial Road and the streets round the green have delis, bakeries, coffee shops and specialist shops, with Waitrose and Morrisons on Ashley Road. Guests staying a week or a month can shop day to day without driving.
- Poole Park and the harbour shore. Poole Park's lake and gardens and the harbourside paths at Whitecliff are a walk downhill, with the yacht clubs of Parkstone Bay close by. Families and sailing visitors add summer and event weeks to the weekend trade.

Full pricing and what is extraWinter let management in Ashley Cross: questions
Is Ashley Cross busy in winter?
Busier than the beach suburbs. The bars, restaurants and cafes round the green trade through the winter, and December weekends are lively with Christmas evenings out. January and February are quieter for short breaks, and that is when working guests and month-long stays carry the calendar. We price weekends and weeknights separately and set monthly rates for the longer bookings.
Can a winter guest live in Ashley Cross without a car?
Yes, and it is one of the area's strongest winter selling points. Parkstone station is a short walk from the green, Waitrose and Morrisons are on Ashley Road, and the delis and bakeries are on the doorstep. Buses run to Poole and Bournemouth. For guests on a placement or working remotely, a flat here removes the need for a car and the parking question with it.
Who books an Ashley Cross flat for a month?
Remote workers who want a lively village in winter, professionals on placements at Poole Hospital beyond Poole Park, people starting work in Poole or Bournemouth and commuting by train, and couples relocating who want to try the area before buying. They want a desk, fast wifi, a washing machine and a quiet bedroom, and they compare the monthly total, not the nightly rate.
How do you handle noise in winter lets near the green?
By describing the flat honestly. A long-stay guest who will sleep there every night needs to know whether the bedroom faces the green or the back of the building, and whether the street is lively at weekends. We say so in the listing and in the pre-arrival messages, which protects your reviews. House rules on noise protect the neighbours in return.
Does BCP's council tax premium apply to an Ashley Cross winter let?
BCP Council charges a 100% premium on furnished second homes, and Ashley Cross is in its area. Once a flat has been offered on 140 nights in a year and let on 70, it can be rated as a business rather than charged council tax. Stays of 28 nights or more can count differently towards that test and can raise tenancy questions, so we set each long stay up with the right agreement.
Where do Ashley Cross winter guests book?
Across Airbnb, Booking.com and Vrbo, and on Flexiestays, which is Bournemouth's number one platform for winter and long stays. Every home we manage appears on Flexiestays, and people looking for a furnished month near Poole often start there. It suits a remote worker planning a month by the green, and its fee is low: Flexiestays charges only 8% on the bookings it brings. One calendar keeps every channel in step, so nothing is double-booked.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
