Ashley Cross is the village centre of Lower Parkstone: a green with a Victorian fountain and petanque pitches, ringed by bars, restaurants, delis and bakeries, with Parkstone station a short walk away. For an owner it is a place where a holiday home earns on evenings out and easy trains rather than on a beach view. What lets well round the green
Ashley Cross is a conservation area of Victorian villas and terraces, many now divided into flats, with newer apartment blocks on the roads leading off Commercial Road and Salterns Road. All of it is in the BH14 postcode district.
- Flats within a few minutes of the green. One and two bedrooms, booked by couples and friends for weekends. Guests pay for walking to dinner and walking home.
- Garden flats and houses towards Poole Park and the harbour. Two and three bedrooms with outside space, booked by families for school holiday weeks, with the park, Whitecliff and the yacht clubs of Parkstone Bay downhill.
- Anything with parking. On the older streets a space is worth stating near the top of the listing.
Guests also value the everyday: delis and bakeries round the green, and Waitrose and Morrisons on Ashley Road for a week's shopping.
How the year runs in Ashley Cross
Summer is still the peak, with families using Ashley Cross as a base for Sandbanks, Brownsea Island and the Purbecks. But the green and the bars trade all year, so weekend breaks hold up in spring and autumn, and Christmas and New Year bring visiting family. Racing on Poole Harbour fills some spring and early autumn weekends.

Flats in converted villas and newer blocks within a short walk of the green take the weekend trade. Houses with a garden and somewhere to park take the family weeks. Parking is the trade-off on the older streets, and a flat above the bars needs to be described honestly.

Is Ashley Cross a good place for a holiday let without a sea view?
It can be, because guests do not come here for the view. They come for the green, the bars and restaurants, the delis and Parkstone station, with Poole Park and the harbour shore a walk downhill and Sandbanks a short drive or bus ride away. A property priced and described for that trade can take weekend bookings in months when beach properties are quiet.
Will the bars round the green put guests off?
Not if the listing is honest. Some guests choose Ashley Cross precisely to walk to dinner and back, and they rate a flat near the green well. Families want a quieter side street. We say which way the bedrooms face, how close the nearest bar is and when it gets busy, so the booking matches the guest and the review matches the stay.
Can guests reach an Ashley Cross holiday let without a car?
Yes. Parkstone station is a short walk from the green, on the main line with direct trains to London Waterloo, Southampton and Weymouth, and buses run from Ashley Cross to Poole and Bournemouth. We say so in the listing, which widens the market and takes the pressure off parking on the older streets. A note on the nearest bus stop and the walk from the station saves guests from asking.
Is Ashley Cross in a conservation area, and does that matter?
Yes. The Ashley Cross Conservation Area was designated in 1987 and amended in 2012. It does not stop you letting a home to holiday guests, but changes to the outside of a building, such as windows, doors, boundary walls or signs, can need consent. Check with BCP Council before you alter the frontage of a holiday let here. Repairs and redecoration inside the flat are rarely affected.
Can I still use my Ashley Cross flat myself?
Yes. You block your own dates in the owner portal and we let the rest. Because Ashley Cross earns more evenly through the year than a beach suburb, giving up a week in May or September costs less than giving up a week in August. The clean after your own stay is paid to the cleaning company like any other.
