An upmarket village quarter between Bournemouth and Poole. Victorian villas converted to flats and mansion-style apartment blocks let to couples, older guests and long-stay visitors who want shops and restaurants on foot. It is the least seasonal of the Bournemouth neighbourhoods: the high street trades in February much as it does in August.

Westbourne sits between two markets. It shares the summer with the western beaches below it, and it shares the long-stay trade with central Bournemouth and Poole. Guests who choose it tend to stay longer, because the village has some of the most useful shops of any Bournemouth neighbourhood: delis, cafés, a small cinema in the arcade and everyday shops on Poole Road and Seamoor Road.

The cost of that calm is that the beach is a walk, not a view, and the return from Alum Chine is uphill. A property without a sea view competes on interior quality, parking and quiet. Two-bedroom flats in converted villas on the side roads, with a space to park, are the stock that suits the area best.

The reward is a flatter year. Westbourne's high street trades in February much as it does in August, so a holiday home here can carry winter with stays of weeks or months instead of standing empty.

How far is Westbourne from the beach, and does it hurt bookings?

Alum Chine beach is a downhill walk of well under half an hour through the wooded chine, with a steeper walk back. That rules out guests who want sand at the door and attracts those who want a village with restaurants and a quieter beach. We state the walk plainly in every listing, along with the bus along Poole Road for guests who would rather ride back.

Is Westbourne better for long stays than short breaks?

It does both, but it is one of the stronger Bournemouth areas for stays of a fortnight or more. Everyday shopping, cafés and buses to Bournemouth and Poole are close at hand, which matters more to a month-long guest than a sea view. In summer we take weekly holiday bookings; in winter we use mid-term lets to keep the calendar full.

Possibly. Leases in purpose-built blocks and converted villas often restrict short lets or require consent from the freeholder or management company.
