A month in Poole is a different booking from a weekend on the Quay. The guest who stays from February to May is fitting a working life round the town: a contract at a boatyard, a placement at Poole Hospital, a new job at a head office, or a gap between selling one house and buying the next. Mid-term let management in Poole means furnishing, pricing and running a home for stays of one to six months, and fitting those stays round a summer that still belongs to holidaymakers. Poole homes that suit a stay of months

A guest staying for twelve weeks checks different things from one staying for three nights. They want a bedroom each, a table that works as a desk, a washing machine, storage for a suitcase's worth of clothes, and a parking space that will still be there on a Tuesday evening. They compare one all-in monthly figure with a furnished rental.

Who needs a furnished home in Poole

  • Marine contractors. Engineers, fitters and surveyors on yacht builds and refits stay for the length of the job.
  • Hospital staff and patients' families. University Hospitals Dorset is making Poole its planned care hospital, with a new surgical hub. Agency nurses and locums take placements of weeks or months, and planned surgery brings relatives who know their dates.
  • RNLI and head office staff. Visiting staff and contractors at the RNLI's headquarters and college, and new starters at Lush and other Poole employers, while they find a home.
  • Insurance and displacement stays. Households out of their own home after a leak, fire or flood, placed by an insurer for as long as the repair takes.
  • People between homes, waiting for a purchase or a new build.

A winter of long stays, a summer of holidays

The strongest Poole plan for many owners is two kinds of letting in one year. From Easter to September a Quay or Sandbanks flat takes holiday stays at summer prices. From October, when the harbour quietens, one guest for four or five months replaces a scatter of off-season weekends. We agree the leaving date before accepting the booking, so the summer calendar opens on time.

Long stays are also easier on the property. One arrival means one check-in, one inventory and one changeover clean instead of a dozen, and fewer sets of linen through the laundry. A guest who lives in the flat still uses the kitchen and the shower every day, so we inspect during the stay rather than waiting until it ends.

Pricing and channels

A monthly rate in Poole is set against two benchmarks: furnished monthly rents nearby, and what the same dates would earn as short stays once empty nights and cleaning bills are counted. A monthly figure below thirty nightly rates usually still earns more over a winter.

The main channel for these guests is Flexiestays, the group's own site and Bournemouth's number one platform for winter and long stays. Relocation agents, insurers and contractors already search it, and Flexiestays charges only 8% on the bookings it brings. The 28-night line, the agreement and council tax

Stays of more than 28 nights do not count as let nights in the business rates test, so a winter of long stays can leave a property assessed for council tax, where BCP Council charges a 100% premium on furnished second homes. A long stay can also become a tenancy if the guest makes the property their main home, and since 1 May 2026 assured tenancies in England are periodic. We photograph the home, list it, set the monthly and nightly prices, vet each long-stay guest and handle every message with support 24 hours a day. We run the inventory at check-in and check-out and inspect during the stay. Recommended local companies do the cleaning, linen and repairs and you pay them directly, unless you prefer your own. The local market

The Poole letting market

A working harbour town with two markets in one: quayside and Old Town apartments that let to leisure guests, and suburban houses that suit families, contractors and relocations. Harbour and beach demand peaks in summer, while the port, the hospital and large employers keep bookings coming through the winter.

Poole has more reasons for a stay of several months than most seaside towns. Sunseeker builds yachts at its Hamworthy yard, the RNLI runs its headquarters and college beside Holes Bay, Lush is headquartered in the town, and Poole Hospital is becoming the planned care site of University Hospitals Dorset. Each brings people who need a furnished home for a contract, a placement or a recovery, not for a fortnight's holiday.

The homes that suit them are rarely the ones on the peninsula. A two-bedroom flat in Longfleet near the hospital and the station, or a house with a drive in Oakdale or Creekmoor near the Nuffield and Fleets Corner estates, will take a guest for three months more readily than a Sandbanks house. The peninsula and the Quay still have a part to play: their summer is too valuable to give away, but their winter can be.

Long stays change the paperwork. A booking of more than 28 nights does not count towards the 70 let nights in the business rates test, and a stay can become a tenancy if the guest makes the home their main residence. Both are planned before the guest arrives.

What brings guests to Poole

  • Poole Quay and the Old Town. The Quay is the town's visitor front: boat trips, Brownsea Island ferries, pubs and seafood restaurants, with bike nights on Tuesdays from April to September and fireworks on Thursdays in August. Evening events lift midweek summer occupancy for anything within a walk.
  • Poole Harbour. One of the largest natural harbours in the world, sheltered and shallow, used for sailing, paddleboarding and kayaking. It brings sailors and watersports families from spring to autumn, and many of them book whole weeks.
  • Ferry port and Poole station. Ferries sail from Poole to the Channel Islands, and the station is on the main line to London Waterloo. One-night stays before or after a crossing are a steady niche, and rail access supports car-free short breaks.
  • RNLI, Sunseeker and Poole Hospital. The RNLI's headquarters and college, Sunseeker's yacht building and Poole Hospital generate demand from trainees, contractors, visiting staff and patients' relatives. These guests book midweek and for longer stays, which is what fills January to March.
  • Lighthouse and the beaches. Lighthouse, the arts centre that is the concert base of the Bournemouth Symphony Orchestra, draws audiences all year. Poole's beaches run from Sandbanks east to the Bournemouth boundary, so much of the town is within reach of the summer beach market.

Who books a Poole flat for three months?

Mostly people whose work or circumstances have a known end date. Build and refit contractors at the boatyards stay for the length of a project. Agency nurses and locum doctors take placements at Poole Hospital, which University Hospitals Dorset is turning into its planned care site. Employers relocating staff to Poole book a furnished flat while the family looks for a house. Insurers place households whose own home is being repaired. Each guest arrives with a reason and a likely leaving date, which is what makes a stay of months workable.

Should I let my Sandbanks or Quay flat by the month?

Only outside the holiday season. A peninsula or Quay flat earns its best money from Easter to September on short holiday stays, and a long let across those months would cost more than it brings. From October to the Easter holidays the picture reverses: holiday demand is thin and a contractor or relocating couple for four or five months fills the calendar with a single arrival. We set the end date of the winter stay before we accept it, so the summer is free.

How is a monthly price set in Poole?

We look at two things: what comparable furnished homes in Poole cost by the month, and what the same dates would realistically earn as short stays after empty nights and cleaning bills. A month-long guest means one changeover instead of several, so the monthly rate can sit below thirty nightly rates and still leave you ahead. Guests compare an all-in figure, so the price includes energy, broadband and council tax, and we review it as the calendar fills.

Where do long-stay guests find a Poole property?

Is a four-month stay in Poole a tenancy?

It depends on who is staying and why. A booking by a company for its employee, or by someone who keeps their main home elsewhere while working in Poole, is generally outside the assured tenancy rules. A guest who makes the flat their only or main home may be a tenant whatever the paperwork says, and since 1 May 2026 that means an assured periodic tenancy. We ask about the purpose of every long stay and use the right agreement for it. Take your own legal advice.

Does a long stay affect council tax on a Poole property?

It can. Only stays of 28 nights or less count as let nights for the business rates test of 140 nights available and 70 let. If a winter of month-long stays leaves the property short of 70, it is assessed for council tax, and BCP Council charges a 100% premium on furnished second homes.
