How much does Sea Breeze charge to manage a holiday let?
A flat 16% commission on booking revenue, with no retainer or monthly fee. Cleaning, linen and maintenance are paid separately, directly to the local companies we recommend or your own, and we can arrange them for you. A one-off onboarding fee covers photography, the listings and a set-up visit, and it comes out of your first month's income rather than being paid up front.
Which areas do you cover?
Bournemouth, Poole and Christchurch, the neighbourhoods in between from Sandbanks to Highcliffe, and wider Dorset and Hampshire. The office is at 557 Charminster Road in Bournemouth, and the cleaning, linen and maintenance companies we recommend are local to the BCP area.
Where will my property be listed?
On Airbnb, Booking.com, Vrbo and more than 20 other channels, plus the Flexiestays direct booking site, all run from one calendar. The mix depends on the property: from those 20+ channels we choose the ones that suit it.
Do you keep the property busy in winter?
Yes, and that is the main difference between us and managers who only chase the summer weeks. Every property we manage is also listed on Flexiestays, the group's own platform and Bournemouth's number one for winter and long stays, where contractors, relocations, NHS and university staff and insurance guests book for weeks and months. Flexiestays charges only 8% on the bookings it brings, and long stays are set to end before Easter and the summer.
Can I still use the property myself?
Yes. You block the dates you want in the owner portal, or tell us and we block them. The property is cleaned and ready when you arrive, and a cleaning fee is charged after you leave so it is ready for the next guests.
How and when am I paid?
Either Airbnb pays you directly and we invoice our fee at the end of each month, or we pay you by bank transfer at the start of each month for the previous month's bookings, less our fee. You choose.
What if I want to stop?
Give us 45 days' notice. A listing on your own account stays yours and we step off as co-host; listings we created on our own accounts are deactivated. Bookings already taken are honoured, or you pay the platform's cancellation cost if you need to cancel them.
