Charminster is where our office is, at 557 Charminster Road, and it is also one of the easiest places in Bournemouth to let a furnished home by the month. The restaurants and food shops on the main road cover a guest's daily needs, Castle Lane leads to the hospital and the station is at the southern end. Flats built for shift work and long contracts

Most Charminster housing is late Victorian and Edwardian, much of it now divided into flats, in BH8 around Charminster Road and the Queen's Park side and BH9 towards Charminster Avenue. A hospital guest on nights judges a flat differently from a holidaymaker:

  • A dark, quiet bedroom. Rooms at the back, away from the evening trade on Charminster Road, let first.
  • Parking or a clear permit answer. Many staff drive to early and late shifts.
  • A kitchen used every day, with a washing machine and space to dry uniforms.
  • Broadband and a table for the paperwork, training modules and calls home.

One-bed flats suit a single clinician; two-beds suit couples relocating together or a parent with a child.

A flat year with few peaks

Charminster's demand barely moves with the seasons, so a long stay rarely costs an owner a better summer week. We still price each stay against what short bookings would earn on the same dates, and set monthly rates that reflect the saved cleans and empty nights. Many of these guests come through Flexiestays, Bournemouth's number one platform for winter and long stays. For the bookings it brings, Flexiestays charges only 8%, less than the larger platforms take, which counts on a booking worth several months' rent. Your flat is also on Airbnb, Booking.com, Vrbo and 20+ channels, so a short gap between two long stays can still sell.

The rules once a stay passes 28 nights

A long stay does not count towards the 70 let nights a year needed for business rates, and BCP Council charges a 100% council tax premium on furnished second homes. A clinician whose main home is elsewhere is in a different position from someone who moves in for good: the second may hold a tenancy whatever the booking says, and since 1 May 2026 that means an assured periodic tenancy. We confirm the purpose of each stay and use the agreement that fits it. Leasehold flats may restrict lettings, so check the lease and tell your lender and insurer. The local market

The Charminster letting market

A residential district north of the town centre, built from the 1880s, with late Victorian and Edwardian houses, many converted to flats, along and off Charminster Road. It lets to hospital staff, contractors, students' families and long-stay guests more than to holidaymakers, so demand is steady through the year and light on seasonality.

Charminster sits on the route between the town centre and the Royal Bournemouth Hospital, and that shapes its long-stay market more than anything else. Doctors on rotation, agency nurses and therapists on fixed contracts with University Hospitals Dorset want a furnished flat within a short drive or bus ride of Castle Lane East, for as long as the contract runs.

Contractors, people relocating to Bournemouth and families waiting to complete on a house add to that. They are practical guests: they ask about parking, broadband and the washing machine before they ask about anything else.

Charminster does not have a summer peak worth protecting, so a long stay here rarely displaces anything more valuable. That makes it one of the simplest places in Bournemouth to run a property mainly on stays of a month or more.

What brings guests to Charminster

  • Charminster Road. The town's most international restaurant street, with Indian, Turkish, Tunisian and Italian kitchens alongside food shops and launderettes. Self-catering guests have everything within a walk, which is one reason longer stays settle here.
  • Royal Bournemouth Hospital. The hospital is on Castle Lane East, a short drive or bus ride from Charminster. It generates bookings from agency and visiting staff, and from relatives of patients who need a base for days or weeks.
  • Bournemouth station and the Lansdowne. Bournemouth station and the Lansdowne, where Bournemouth University has its town campus, lie at the southern end of the district. That brings rail arrivals, course attendees and visiting parents who do not need a sea view.
  • Castlepoint and Castle Lane. Castlepoint, the shopping park with the area's two full-size superstores, is on Castle Lane West beyond the top of Charminster Road. It is practical for families on long stays and for guests relocating to the area.

How far is Charminster from the Royal Bournemouth Hospital?

It is a short drive or bus ride via Castle Lane. The hospital on Castle Lane East is run by University Hospitals Dorset, and since its BEACH building opened in 2025 it has been the area's main emergency hospital, with maternity and children's units on site. Our listings give the journey by car and by bus from the property itself, so staff can judge the commute for an early shift before they book.

Do hospital staff book directly or through an agency?

Both happen. Some doctors and nurses on rotation book for themselves, often on Flexiestays, Bournemouth's number one platform for winter and long stays. Others are placed by a staffing agency that books on their behalf. Either way we check who is staying and for how long, agree the dates and the agreement before arrival, and make sure the guest knows parking, bins and access before the first night.

What should a Charminster flat have for a three-month guest?

Blackout curtains or blinds for someone sleeping after nights, a bed and mattress that stand up to months of use, a proper table or desk, fast broadband, a washing machine and parking or a clear answer on permits. A quiet bedroom away from Charminster Road matters more than a view. We set up the flat for that guest and photograph exactly what they will use.

Can a flat in Charminster run on long stays all year?

It can, but watch the business rates test.
