These terms apply to your use of seabreezelettings.com. By using the site you accept them. They cover the website only: they are not the management agreement between Sea Breeze and a property owner, which is a separate written contract.

Who we are

This website is operated by Sea Breeze Property Services, a trading name of Flexie Estate Agents Ltd (company number 12267313, registered in England and Wales, registered office 557 Charminster Road, Bournemouth, BH8 9RF). We are part of the Flexiestays group. In these terms, "we", "us" and "Sea Breeze" mean Flexie Estate Agents Ltd.

The company was called Sea Breeze Property Services Ltd from 19 October 2022 until 25 August 2026, when it changed its name. The company number did not change.

What these terms cover

These terms cover browsing the site, using the income calculator, reading the guides and blog, downloading the checklists and sending us a form.

They do not cover the management of your property. If you appoint Sea Breeze, the service, the commission, the fees and the notice period are set out in a management agreement that both sides sign. Nothing on this website forms part of that agreement, and if the website and a signed agreement differ, the agreement applies.

Guest bookings are made on flexiestays.com or on third-party booking platforms, under the terms published there.

Acceptable use

You may use the site for lawful purposes and for your own information. You must not:

• send false, misleading or abusive content through a form, or send a form in someone else's name without their permission;
• try to gain unauthorised access to the site, its administration area, its servers or its data;
• introduce viruses or other harmful code, or attack the site or interfere with its operation;
• use automated tools to copy the site's content in bulk, or to submit forms;
• use the site in any way that breaks a law or infringes someone else's rights.

We may block access or remove a submission where these rules are broken.

Income estimates from the calculator

The holiday let income calculator gives an illustrative range based on the details you enter and on the assumptions stated beside the result.

An estimate is not a guarantee of income, a valuation, a forecast for your particular property or an offer to manage it or to pay any amount. What a property earns depends on its condition, furnishing, location, the season, pricing, availability and demand, and on costs that the calculator may not include. Do not rely on an estimate alone when you buy, finance or change the use of a property.

Any commitment about income, such as a fixed rent arrangement, exists only where it is written into a signed agreement.

Guides, blog posts and checklists

The guides, the blog and the resources are general information for property owners. They are not tax, legal, financial, insurance or fire safety advice, and they do not take your circumstances into account.

We take care to make the content accurate on the date shown on each page, but rules, tax thresholds and platform terms change. Before you act, confirm your position with an accountant, a solicitor, an insurance broker or another qualified adviser.

Intellectual property

The text, design, graphics, photographs, logos and software on this site belong to Flexie Estate Agents Ltd or to its licensors and are protected by copyright and other rights.

You may view pages, print them and download the checklists for your own use in managing or assessing your property. You may not republish, sell or reuse the content commercially, or remove copyright notices, without our written permission. If you quote from a page, credit seabreezelettings.com as the source.

Links to other sites

The site links to websites we do not control, including booking platforms, government pages and flexiestays.com. We provide these links for information. We are not responsible for the content, the availability or the privacy practices of other sites, and a link is not an endorsement.

Availability and changes to the site

The site is provided free of charge. We may change, suspend or withdraw any part of it without notice, and we do not promise that it will always be available or free of errors. You are responsible for the device and the connection you use to reach it.

Our liability

We do not exclude or limit our liability where it would be unlawful to do so. That includes liability for death or personal injury caused by our negligence, and for fraud or fraudulent misrepresentation.

If you use the site as a consumer, you have legal rights under consumer law, including the Consumer Rights Act 2015. Nothing in these terms reduces those rights.

Subject to the two paragraphs above:

• we are responsible for loss or damage that is a foreseeable result of our failure to use reasonable care and skill in providing the site, and not for loss that was not foreseeable;
• the content is general information, so we are not liable for decisions you take in reliance on a calculator estimate, a guide, a blog post or a checklist without taking your own advice;
• if you use the site for business purposes, we are not liable for loss of profit, loss of revenue, loss of business or loss of business opportunity.

Liability for the services we provide to clients is dealt with in the management agreement, not in these terms.

Your personal data

How we handle the personal data you send through the site is explained in our privacy policy. What the site stores on your device is set out in our cookie policy.

Governing law

These terms are governed by the law of England and Wales. Disputes are decided by the courts of England and Wales. If you are a consumer living in Scotland or Northern Ireland, you may also bring proceedings in the courts of your home nation.

Changes to these terms

We may update these terms. The version on this page on the day you use the site is the one that applies, and the date below shows when it last changed.
