Engineers arrive for aerospace projects at the airport, families come to look after a parent, and households wait out the repair of a flooded or fire-damaged home. Christchurch is all BH23, so the question is roads, parking and step-free access rather than postcode.

  • Somerford and Jumpers. Family houses and bungalows near the A35 and the Airfield Way estate, a short drive from the Royal Bournemouth Hospital.
  • Bargates and the station. Flats and townhouses a walk from trains to Bournemouth, Southampton and London Waterloo, for guests who do not drive.
  • Mudeford, Friars Cliff and Highcliffe. Holiday homes in summer that can carry a single long stay from autumn to spring.

A bungalow with a level entrance, a walk-in shower and a parking space is a strong long-stay home here, because so many of the guests are visiting older relatives.

Pricing a month in BH23

Christchurch holiday rates drop sharply after October, which makes the case for a long stay simple. We price the monthly rate against furnished homes to rent locally and against the realistic winter income from short breaks, which here is modest. A guest staying four months removes the empty midweek nights and the run of changeover bills, and the house is lived in and heated through the coldest months. The monthly figure is quoted with bills included and reviewed against the calendar as bookings arrive.

Wear is lower too. A family of three living quietly in a bungalow for a season is gentler on a property than twenty arrivals with suitcases, and our inspections during the stay catch a dripping tap before it becomes a ceiling.

Rules for a Christchurch owner

Christchurch has been in BCP Council's area since 2019. A self-catering home needs 140 nights available and 70 nights let to be rated as a business, and only stays of 28 nights or less count as let nights; a property that falls short pays council tax, with BCP's 100% premium on furnished second homes. Retirement and many other leasehold flats restrict letting. On the agreement, a company booking or a guest with a main home elsewhere is treated differently from someone settling permanently, so we choose the right agreement for each stay and you should take legal advice. The local market

The Christchurch letting market

An older, calmer market than Bournemouth. Cottages and townhouses near the Priory and the Quay, riverside apartments and suburban bungalows let to couples and families who want harbour, river and quiet beaches. Trade is seasonal, strongest from Easter to September, with the May food festival weekend as an early peak.

Christchurch has a quiet holiday winter and a busy long-stay one. The Aviation Business Park beside Bournemouth Airport at Hurn holds more than 200 businesses, including aerospace and engineering firms that bring in engineers for projects measured in months. The Royal Bournemouth Hospital on Castle Lane East, now the area's main emergency hospital, is a short drive west.

The town's population is older than average, and that creates its own demand: sons and daughters who come to stay while a parent recovers from an operation, moves into care or sells the family home. They want a bungalow or a ground-floor home near the parent, with parking, for as long as it takes.

The stock that serves both groups is freehold houses and bungalows in Burton, Somerford, Jumpers and the streets round the station. Retirement flats, common across the town, usually cannot take these guests at all because their leases restrict who may live there.

What brings guests to Christchurch

  • Christchurch Priory and the Quay. The Priory, the Norman castle ruins and the Quay where the Avon and Stour meet give the town a heritage and riverside appeal that suits couples and older guests. It supports short breaks in spring and autumn, not only summer weeks.
  • Christchurch Food Festival. Held over the late May bank holiday weekend, with the 2026 festival on the Quay. It brings a full weekend of visitors before the main season starts and is an early date to price for.
  • Harbour and beaches. Avon Beach, Friars Cliff, Mudeford Quay and the ferry to Mudeford Sandbank are a short drive or bus ride from the centre. Family demand follows the school holidays, and the sheltered harbour brings sailors and paddleboarders.
  • Christchurch station and the airport. The station is on the main line between London Waterloo and Weymouth, and Bournemouth Airport is at Hurn, under four miles from the town centre. Together they bring car-free weekenders, pre-flight stays and contractors working around the airport.
  • New Forest on the doorstep. The New Forest National Park begins a few miles north-east of the town, so a Christchurch base gives guests forest and coast in one trip. That widens demand to walkers and cyclists in the shoulder months.

Do airport engineers book Christchurch homes by the month?

Yes, when the house is right for them. The Aviation Business Park at Bournemouth Airport is one of the largest employment sites in Dorset, and aerospace projects there bring specialists who stay for a contract rather than a week. They want a drive, a desk, fast broadband and a quick route up to Hurn, which makes Burton and the north of the town the obvious base. Their employer often books and pays, which simplifies the agreement.

Can families of patients at the Royal Bournemouth Hospital stay for months?

They often need to. A relative recovering from a stroke or a major operation may be in hospital and then in rehabilitation for weeks, and a family travelling from elsewhere needs a base nearby. A Christchurch bungalow with parking, a few minutes from Castle Lane East, suits them well. These stays rarely have a firm end date at the start, so we agree a minimum term and how an extension works before they arrive.

Can I let my Christchurch retirement flat as a mid-term let?

Almost certainly not to most of the guests on this page. Retirement leases usually limit occupation to people over a set age, and some forbid letting entirely. A contractor or a younger family member staying for three months would breach those terms. Read the lease and the management company's rules, and ask a solicitor if the wording is unclear. A freehold bungalow or house avoids the problem.

Will a winter mid-term let in Mudeford or Highcliffe spoil my summer?

Not if the dates are set properly. Homes near Mudeford Quay, Avon Beach and Highcliffe earn most from family holidays in the school summer. A mid-term let from early October to the end of March fills the months when those streets are quiet, and the guest knows from the start when the stay ends. We agree the departure date before confirming the booking.

Which agreement do you use for a long stay in Christchurch?

The one that matches the facts of the stay. An engineer whose employer books the house, or a relative who keeps a main home elsewhere, is not in the position of a tenant making a permanent home, and the agreement reflects that. Someone who moves in as their only home is different, and since 1 May 2026 an assured tenancy in England runs with no fixed end. We ask why each guest is staying before we accept.
