Handing a property to a manager should not mean losing sight of it. This is exactly what happens at each stage, who does what and how long it takes.

1. Assessment

You tell us about the property, through the income calculator or the list your property form. We look at the location, the size, the lease and mortgage position and who books in that area, and come back with an income range and our terms.

2. Set-up

One of the team visits to check the property has what guests need and is safe to let: fire safety, gas and electrical certificates, the right furniture and kit. Our photographer shoots it. We write the listings and set them up on Airbnb, Booking.com, Vrbo and more than 20 other channels, all run from one calendar in our property management system. A new listing is typically live within a week of the photographer's visit; a good existing listing on your own account can be co-hosted instead.

3. Guests

We price every night and adjust daily. We answer every enquiry and message, screen guests using the platforms' own tools, send arrival instructions and handle check-in. The team is on call for guests 24 hours a day. From November to March, longer stays booked through Flexiestays, Bournemouth's number one platform for winter and long stays at only 8% on the bookings it brings, keep the calendar working.

4. Turnaround

After every stay the property is cleaned and fresh linen and towels go in. We recommend trusted local companies for the cleaning, linen and repairs; you pay them directly, and we arrange and coordinate them for you. If you already have your own cleaner or contractors, you can keep them. Regular inspections catch problems early.

5. Payout

You are paid monthly: either directly by the platform with our fee invoiced at the end of the month, or by bank transfer from us at the start of each month for the previous month, less our fee. The owner portal shows every booking and payment.

What do I need to do once the property is live?

Very little. Keep the property's insurance, safety certificates and utilities in place, approve larger repairs, and block any dates you want for yourself in the owner portal. We handle the guests and the pricing, and arrange the cleaning, linen and day-to-day maintenance through local companies you pay directly.

Who answers guests at night?

We do. The team is on call 24 hours a day for guests: late arrivals, lock-outs, a boiler that stops, a last-minute booking or cancellation. Every message across every platform comes into one inbox, so none is missed.

How do you decide the nightly price?

Prices are set and reviewed daily against demand: the season, school holidays, local events, the weather and what comparable properties are charging. Out of season we mix short stays with mid-term lets to keep the calendar working.

Can I see how the property is doing?

Yes. The owner portal shows bookings, income and the calendar at any time, and you can block and unblock your own dates there.
