Pokesdown grew up around its station, opened in 1886, and the station still decides who lives here for a few months at a time. Signed Pokesdown for Boscombe, it sits on Christchurch Road between Boscombe and Southbourne, with the beach under a mile south. Pokesdown covers parts of BH5, BH6 and BH7. Its housing is late Victorian and Edwardian terraces, larger villas divided into flats, and a few newer blocks. For a guest staying through the winter, the best are:

  • One-bed flats a few minutes from the station, for single contractors and remote workers.

Winter by the month, summer by the night

From Easter to early September a Pokesdown flat sells to beach guests and gig-goers. From October to March, short stays thin out, apart from match and gig weekends, and a single guest by the month usually earns more once cleaning and empty nights are counted. So the pattern we aim for is one long winter stay, ending before the Easter holidays, followed by short stays through the summer. The rules for stays over 28 nights

A long winter stay does not count towards the 70 let nights a year that qualify a self-catering property for business rates, which is why the summer's short stays matter: without them the flat falls back to council tax and BCP Council's 100% premium on furnished second homes. And a guest who makes the flat their only home may hold a tenancy whatever the booking says. We confirm the purpose of every long stay and use the agreement that fits it. The local market

The Pokesdown letting market

The station village between Boscombe and Southbourne, grown up around Pokesdown station since 1886. Victorian and Edwardian terraces, villas split into flats and newer apartments sit either side of Christchurch Road, known for its antiques, vintage and retro shops. It lets to rail arrivals, couples and small groups who want the beach, Boscombe and Southbourne without a car.

Pokesdown's long-stay appeal is the station. Pokesdown for Boscombe is on the main line from London Waterloo, about four minutes from Bournemouth, so a guest can work in the town centre, travel to London for meetings or head home at weekends without a car. That brings remote workers spending a winter by the sea, contractors, people between homes and staff on placements who would rather live near a station than near a car park.

The flats here are a mix of Victorian and Edwardian terraces, villas split into flats and newer apartments either side of Christchurch Road. In summer they sell to beach guests, with the overcliff under a mile away. From October to March the same flats can be let by the month.

The constraint is noise and stairs: Christchurch Road is busy, and the station platforms are reached by stairs only for now, so long-stay listings say both clearly.

What brings guests to Pokesdown

  • Pokesdown station. Signed Pokesdown for Boscombe, the station is on the main line from London Waterloo, with two trains an hour each way off peak and about four minutes to Bournemouth. Access to the platforms is by stairs for now; step-free works are planned.
  • Christchurch Road antiques and vintage. Pokesdown's stretch of Christchurch Road has long been a street of antique dealers, and today mixes them with vintage clothing, retro furniture and independent cafes. It gives the area a character of its own and draws browsers at weekends all year.
  • Between Boscombe and Southbourne. Boscombe's precinct and the O2 Academy are under a mile west along Christchurch Road, and Southbourne Grove is a short walk east. Guests can eat, shop and see a gig on foot, which suits short breaks outside the beach season.
  • The beach under a mile away. The overcliff above Boscombe and Southbourne beaches is under a mile south of the station. Pokesdown properties sell the beach as a walk rather than a view, usually at a lower price point than clifftop flats.

Can I let my Pokesdown flat for the winter and keep it for holidays in summer?

Yes, and for a flat within walking distance of the beach that is usually the best plan. Is a Pokesdown flat on Christchurch Road suitable for a long stay?

It can be, with honesty. Christchurch Road carries traffic and buses, and a guest sleeping there for months will notice. Flats with bedrooms at the back, or on the side roads off the main road, are easier to let for long periods. We say which rooms face the road and photograph the street, so the guest has accepted it before booking and does not ask to leave early.

Does the station's step access affect long-stay bookings?

For some guests. The platforms at Pokesdown are reached by stairs, and step-free access works have been planned. A guest with heavy luggage or limited mobility may prefer Bournemouth station, a few minutes away by train or bus.
