Where long stays settle in Bournemouth
The guest staying a season wants a working home: a bedroom that stays dark in the day for someone on nights, a table to work at, a washing machine and somewhere to leave a car. That points to particular parts of the town.
- Charminster, Winton and Moordown (BH8 and BH9). Flats and modest houses near Wimborne Road and Charminster Road, a short run to Castle Lane and the hospital.
- Littledown, Queens Park and the Castle Lane side (BH7 and BH8). Close to the Royal Bournemouth Hospital and the J.P. Morgan campus, with quick access to the Wessex Way.

Pairing long stays with summer holiday lets
A flat near the sea earns most as a holiday let from Easter to early September. From October the holidaymakers thin out and the monthly guests arrive, so the strongest plan is usually short stays in summer and one or two long stays through the winter. The end date is the hinge: a stay that starts in November is agreed to finish before the Easter holidays, so those weeks can be sold to families.
Past 28 nights: rates and the right agreement
Two rules change once a booking passes 28 nights. For business rates, only lettings of 28 nights or less count towards the 70 let nights a year that keep a property off council tax, and BCP Council charges a 100% premium on furnished second homes. For tenancy law, a guest who makes the property their only or main home may hold a tenancy whatever the booking says. We ask who is staying, why, and where their main home is before we accept, and set the stay up on the agreement that fits. Both rules are explained in holiday let regulations in England.
How we run a long stay
We photograph the property, write the listings and handle every enquiry through one inbox with 24-hour guest support. Each long stay starts with an inventory check, has inspections during it and ends with a checkout inspection. Cleaning, linen and repairs go to trusted local companies you pay directly, arranged by us if you want; a mid-stay clean can be booked the same way.

The Bournemouth letting market
The largest short-let market on this coast. Stock runs from Victorian villas split into flats on the East and West Cliffs to purpose-built blocks and town-centre apartments near the Lansdowne. Summer beach demand is backed by conferences, gigs, students and contractors, so calendars fill outside the school holidays too.
Bournemouth has a deep pool of people who need a furnished home for a season rather than a holiday. University Hospitals Dorset runs the Royal Bournemouth Hospital on Castle Lane East, J.P. Morgan has been at Chaseside since 1986, two universities recruit staff every year and contractors follow the building work across the conurbation. Add insurers rehousing families after a leak or a fire, and buyers stuck in a chain, and the monthly market runs in every season.
The flats that suit it are rarely the ones that win August. A one or two-bed flat with a parking space, a desk and fast broadband, ten minutes from the hospital, the Lansdowne or Chaseside, will take a three-month booking more readily than a clifftop studio with no parking.
The trade-off is calendar control. A guest who stays four months fills the winter but cannot be moved for Easter, so the end date is agreed before the stay is accepted, and the summer stays open for holiday guests.
What brings guests to Bournemouth
- Seven miles of beach and two piers. An unbroken sandy beach runs from Alum Chine to Hengistbury Head, with Bournemouth Pier at its centre and RNLI lifeguards on the central beaches through the main season. It drives family weeks in the school holidays and short breaks from Easter to October.
- Bournemouth International Centre. The BIC on the West Cliff stages conferences, exhibitions and touring shows, and the Pavilion Theatre sits beside the Lower Gardens. Delegates and audiences book one to three nights, midweek and at weekends, often well outside the summer peak.
- Universities and language schools. Bournemouth University, Arts University Bournemouth and the town's English language schools bring visiting parents, graduation weekends, academics and students who need mid-term lets. Halls fill in late September, just as the holiday season ends.
- Bournemouth station and the airport. Direct South Western Railway trains reach London Waterloo in about two hours, so car-free weekenders are a core market. Bournemouth Airport at Hurn adds inbound leisure guests and travellers who want a night in town before an early flight.
- Autumn and winter events. Arts by the Sea in late September, then the Alpine market in the Square and Christmas Tree Wonderland from mid November, give the town a second, shorter season. December weekends are the busiest the centre gets outside August.

How is a monthly price set for a Bournemouth flat?
From the dates and the length, not one fixed figure. A month in November competes with fewer guests than a month in June, and it saves several changeovers and empty gap nights, so a monthly rate can sit below the summer nightly rate and still earn well. We set weekly and monthly rates for each part of the year, review them daily, and price any long stay against what the same weeks would earn from short bookings.
Can a long stay in winter and holiday lets in summer share one calendar?
Yes, and for most Bournemouth properties near the sea that is the strongest year. Holiday guests pay most from Easter to early September; from October the long-stay guests take over. We accept a winter stay only with an end date that leaves the spring and summer free, and we open those weeks to short bookings well in advance so families can find them.
What agreement does a guest staying three months sign?
It depends on who they are and why they are here. A contractor booked by their employer, or a family placed by an insurer while their own house is repaired, keeps a main home elsewhere and is not usually a tenant. Someone who makes your flat their only or main home may be, whatever the booking calls itself, and since 1 May 2026 that would mean an assured periodic tenancy. We check the purpose of each stay and use the agreement that fits it. Take legal advice for your own property.
Does a run of long stays affect business rates in Bournemouth?
It can. A self-catering property is rated for business rates only if it was available for 140 nights and actually let for 70 in the previous year, and lettings over 28 nights do not count towards the 70. A year of month-long stays alone can return the property to council tax, where BCP Council charges a 100% premium on furnished second homes. Keeping short summer stays in the mix protects the test.
