Read the lease first. Then the tax: Westbourne is in BCP Council's area, where furnished second homes pay a 100% council tax premium unless the property is on business rates. That needs 140 nights available and 70 let, and a stay of more than 28 nights does not count towards the 70. Position matters. Westbourne sits on the main road between Bournemouth and Poole, with Branksome station a walk to the west, so a guest working in Bournemouth town centre, at Poole Hospital or on the Poole side of the boundary can commute easily.

The stock is mostly flats in converted Victorian villas and mansion blocks, which means the lease decides what is possible. Many leases restrict short occupation; a block that allows holiday lets may still object to a sequence of different long-stay occupiers. Read it before planning anything.

Each short booking ends with a changeover clean and a linen change paid to the cleaning company, and a quiet winter adds empty nights between bookings. A guest staying three months needs one arrival clean and one departure clean, plus any mid-stay clean you agree. Over a winter that difference, and the absence of empty nights, is why a lower monthly rate can earn more.
