Who books between November and March
Hospital stays. Poole Hospital, on the far side of Poole Park, is being developed as the area's planned care hospital. Staff on placements and relatives of patients book for one to several weeks.
Work in Poole. Engineers and contractors at the port, Sunseeker's yards and the industrial estates, and staff on courses at the RNLI College, all a short drive away.
Relocations and family visits. Households moving to Poole for work or between homes, and relatives arriving for Christmas.
December evenings out. Lighthouse in Poole town centre hosts the Bournemouth Symphony Orchestra's Christmas concerts, and Ashley Cross's bars keep a weekend trade going all winter.

8% The Parkstone letting market
A large Poole suburb in two halves. Lower Parkstone has Victorian and Edwardian villas and newer apartments around Ashley Cross and the harbour shore; Upper Parkstone has smaller terraced houses along Ashley Road. The lower half lets to leisure and sailing guests, and the whole area takes hospital, contractor and family stays all year.
Parkstone was never mainly a beach market, which is why it holds up in winter. Poole Hospital on Longfleet Road is on its western side, Parkstone station is on the main line, and the suburb is full of ordinary houses and flats that suit people who need to live somewhere for a while rather than holiday there.
Upper Parkstone, along Ashley Road, has smaller terraced houses at lower prices: good stock for contractors, single working guests and families on a budget who need a few weeks. Lower Parkstone, around Ashley Cross and the harbour shore, has larger villas and newer flats that suit clinicians, relocating professionals and remote workers who want somewhere to eat out on foot.
The winter calendar here is about length of stay. A month-long booking with one changeover is the target, and Parkstone has the guests to fill it.
What brings guests to Parkstone
- Ashley Cross. Lower Parkstone's centre: a green surrounded by bars, restaurants and cafes, busy in the evenings in every season. Guests can eat and drink on foot, which helps weekend bookings outside summer.
- Parkstone station. On the South West Main Line between Poole and Bournemouth, close to Ashley Cross, with trains to London Waterloo and Weymouth. Car-free guests and commuters on mid-term lets use it.
- Parkstone Yacht Club and the harbour. The yacht club and its marina at Pearce Avenue run an active sailing programme on Poole Harbour. Visiting sailors and their families book nearby during racing events and through the summer season.
- Poole Park and Poole Hospital. Poole Park's lake and gardens and Poole Hospital on Longfleet Road are on Parkstone's western side. The park draws families; the hospital brings visiting staff and patients' relatives in every month.
- Parkstone Golf Club. A well-regarded heathland course on Links Road, on the Lilliput side of the suburb. It brings golfing weekends, mostly in spring and autumn.

Do Poole Hospital staff and patients' families book in Parkstone?
They are one of the main reasons to plan a Parkstone winter around longer stays. Poole Hospital is becoming the planned care hospital for University Hospitals Dorset, so visiting clinicians, agency staff and relatives supporting someone through treatment need somewhere close. Is Upper Parkstone or Lower Parkstone better for a winter let?
Both work, for different guests. Upper Parkstone's terraced houses around Ashley Road are priced for contractors, single working guests and families who need value for a month. Lower Parkstone's flats and villas near Ashley Cross and the station suit professionals, couples and remote workers who will pay more for character and a walk to a restaurant. We price each against its own street, not the suburb average.
Does parking matter for Parkstone winter guests?
Yes, especially for contractors with vans. Many older Parkstone streets have no off-road parking, so a drive is worth stating at the top of the listing. Where there is none, we market the walk to Parkstone station and the bus routes instead, which suits hospital staff and remote workers who do not need a car every day.
