Pokesdown is the station village on Christchurch Road between Boscombe and Southbourne, and its station is what keeps a flat here working after the summer. Guests can step off a train from London, walk to the door and reach Bournemouth town centre in about four minutes. Our winter let management service uses that to keep Pokesdown flats let from November to March, on a mix of winter weekends and longer stays.
Two kinds of winter booking
Pokesdown's winter has a short-stay layer and a long-stay layer, and a good calendar uses both.
Short stays. The O2 Academy in Boscombe, under a mile west, runs gigs through the winter, and AFC Bournemouth's home fixtures at the Vitality Stadium fill weekends from August to May. From mid-November the Christmas market in the Square and the Christmas Tree Wonderland trail in the gardens draw visitors who come by train. The antique and vintage shops along Christchurch Road are a reason to come on a grey Saturday.
Long stays. The Royal Bournemouth Hospital on Castle Lane East is a short drive north, and its BEACH building, open since March 2025, made it Dorset's major emergency hospital, with a new maternity unit. Placements there bring staff who need a flat for weeks. Contractors working in Boscombe and the town, people relocating for a job and remote workers who want the beach within a walk complete the list.
What makes a Pokesdown flat winter-ready
Most of the stock here is Victorian and Edwardian: terraced houses and villas split into flats, with some newer blocks. They photograph well in summer and can be hard to keep warm in January. Before winter we look at:
- heating that warms every room, with controls a guest understands;
- windows and doors that close properly, and curtains that hold the heat;
- condensation and ventilation, especially in basement and bathroom spaces;
- a desk and wifi fast enough for a working day of calls;
- parking, or an honest note that there is none, with the station and buses as the answer.
Pricing the winter
Weekends with a gig, a fixture or the Christmas market are priced as short stays, and the week between Christmas and New Year as a peak of its own. Rules for a Pokesdown owner
Pokesdown is under BCP Council, which charges a 100% council tax premium on furnished second homes; a flat available to let for 140 nights and actually let for 70 is assessed for business rates instead. The Pokesdown letting market
The station village between Boscombe and Southbourne, grown up around Pokesdown station since 1886. Victorian and Edwardian terraces, villas split into flats and newer apartments sit either side of Christchurch Road, known for its antiques, vintage and retro shops. It lets to rail arrivals, couples and small groups who want the beach, Boscombe and Southbourne without a car.
Pokesdown keeps more of its trade in winter than most of east Bournemouth, for two reasons. It has its own station on the main line from London Waterloo, and it sits between Boscombe and Southbourne on Christchurch Road, where the O2 Academy, the Vitality Stadium and the antique and vintage shops draw visitors whatever the weather.
Those reasons bring short winter weekends. The longer winter stays come from people who need a flat rather than a holiday: hospital staff on placement at the Royal Bournemouth Hospital, a short drive north, contractors, remote workers who travel to London now and then, and people relocating to the town.
The stock is mostly flats in divided Victorian and Edwardian villas, and their winter weakness is warmth: high ceilings, old windows and electric heating can make a flat feel cold in January. A flat that is genuinely warm, with fast wifi and a desk, takes the long stays; one that is not gets short weekends and poor reviews.
What brings guests to Pokesdown
- Pokesdown station. Signed Pokesdown for Boscombe, the station is on the main line from London Waterloo, with two trains an hour each way off peak and about four minutes to Bournemouth. Access to the platforms is by stairs for now; step-free works are planned.
- Christchurch Road antiques and vintage. Pokesdown's stretch of Christchurch Road has long been a street of antique dealers, and today mixes them with vintage clothing, retro furniture and independent cafes. It gives the area a character of its own and draws browsers at weekends all year.
- Between Boscombe and Southbourne. Boscombe's precinct and the O2 Academy are under a mile west along Christchurch Road, and Southbourne Grove is a short walk east. Guests can eat, shop and see a gig on foot, which suits short breaks outside the beach season.
- The beach under a mile away. The overcliff above Boscombe and Southbourne beaches is under a mile south of the station. Pokesdown properties sell the beach as a walk rather than a view, usually at a lower price point than clifftop flats.

Who rents a Pokesdown flat in winter?
Two groups. Short winter breaks come from people arriving by train for a gig at the O2 Academy, a home match at the Vitality Stadium, the Christmas market in town or a weekend in the vintage shops. Longer stays come from hospital staff on placement, contractors, remote workers and people relocating to Bournemouth, who book a week to several months. The long stays carry January and February; the weekends add income around them.
Is the station a selling point for winter long stays?
Yes. Pokesdown has direct trains to London Waterloo and is about four minutes from Bournemouth station, so a remote worker who goes to a London office now and then, or a contractor without a car, can manage without driving. At present the platforms are reached by stairs, and step-free access works are planned, so we tell guests with heavy luggage or limited mobility before they book.
My Pokesdown flat is cold in winter. Does that matter?
More than anything else on the listing. A month-long guest will mention a cold flat in the review, and the next long-stay guest will read it. Check that the heating can warm every room on a cold evening, that windows close properly and that there is no condensation or mould. Thick curtains, a thermostat the guest can use and a working extractor in the bathroom make a real difference in converted villa flats.
How do you price a Pokesdown flat over the winter?
In layers. Christmas market weekends, New Year and dates with a big gig or fixture are priced as short stays. Around them we set weekly and monthly totals, with bills included for stays of a month or more, so a placement or relocation booking can sit across January and February. Prices are reviewed every day, and short gaps between long stays are opened to two or three-night bookings.
Does my lease allow a winter long stay in a Pokesdown flat?
Check it before you take any booking. Many Pokesdown flats are leasehold, in divided villas or newer blocks, and leases may require use as a private residence, ban short lets or need the freeholder's consent. A long stay can read differently from a holiday let under the same wording, so ask a solicitor. Tell the buildings insurer and your lender how the flat is being let.
Can a winter guest stay past 28 nights in my Pokesdown flat?
Yes, on the right terms. Stays of 28 nights or more may count differently towards the business rates letting test, and a guest who makes the flat their only home could become an assured tenant under the Renters' Rights Act. Lets to a company for its staff are treated differently. We agree the stay length and the agreement before arrival, and you should take legal advice on the structure.
