Pokesdown is the station village between Boscombe and Southbourne. It grew up around Pokesdown station in the 1880s, and the stretch of Christchurch Road through it is known for antique dealers, vintage clothing and retro furniture. For a holiday let owner, it offers something both neighbours lack: a main-line station on the doorstep, the beach within a walk, and prices a step below the clifftop. Sea Breeze Property Services provides holiday let management in Pokesdown under our holiday let management service.
What lets well in Pokesdown
Pokesdown spans parts of BH5, BH6 and BH7, with the station at its centre. The housing is mostly late Victorian and Edwardian: terraced houses, larger villas split into flats, and some newer apartment blocks. What guests pay for here:
- The station. Two trains an hour each way off peak, with direct trains to London Waterloo and about four minutes to Bournemouth. A flat within a short walk of the platform suits guests who do not drive.
- The walk to the beach. The overcliff above Boscombe and Southbourne beaches is under a mile south. Guests accept a walk if the price reflects it.
- Two neighbourhoods in reach. Boscombe's precinct, the pier and the O2 Academy are under a mile west; Southbourne Grove's cafes and bakers are a short walk east.
- A street with character. The antique, vintage and retro shops on Christchurch Road give guests something to do on a grey day, and they are a reason to book in winter as well as summer.
Flats with two bedrooms and a quiet rear outlook take the widest range of bookings. Larger houses earn their best weeks in the summer holidays.
How the Pokesdown year runs
July and August are the peak, when families book weeks and the beaches are lifeguarded. Easter, the May bank holidays and the October half term are shorter peaks.
Pokesdown is less seasonal than the clifftop because it does not rely on the beach alone. Gig nights at the O2 Academy and home fixtures at the Vitality Stadium bring weekend bookings from August to May. In the quietest weeks, from mid-January to February, we take mid-term lets from contractors and people between homes, who value the station.
Who books a Pokesdown holiday let
Couples on two or three-night breaks, guests arriving by train from London and the south, friends coming for a gig or a match, and families who want a week near the sea for less than a seafront flat costs. Some guests are visiting relatives in Boscombe or Southbourne and want to be between the two.
Rules and costs for a Pokesdown owner
Pokesdown is in BCP Council's area. Furnished second homes pay a 100% council tax premium, and a property available to let for 140 nights and actually let for 70 is assessed for business rates instead. The furnished holiday lettings tax regime was abolished from April 2025; see holiday let tax after the FHL regime.
Many flats here are leasehold, so read the lease for any restriction on short lets and tell your insurer and lender. You will also need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance that covers paying guests.

Cleaning, linen and repairs are carried out by trusted local companies we recommend, which you pay directly. We arrange them for you if you like, or you keep your own. You block your own dates in the owner portal and receive monthly payouts.
Commission is 16% of booking revenue, with no retainer, and the onboarding fee comes out of the first month's income. See our pricing and how it works.
We manage holiday lets next door in Boscombe, Southbourne and Tuckton, and across Bournemouth.
Full in summer. Earning in winter too.
Most holiday lets in Pokesdown go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Pokesdown letting market
The station village between Boscombe and Southbourne, grown up around Pokesdown station since 1886. Victorian and Edwardian terraces, villas split into flats and newer apartments sit either side of Christchurch Road, known for its antiques, vintage and retro shops. It lets to rail arrivals, couples and small groups who want the beach, Boscombe and Southbourne without a car.
Pokesdown lets on access rather than views. It has its own station on the line from London Waterloo, the beach is under a mile south, and Boscombe and Southbourne are either side along Christchurch Road. That suits guests who arrive by train, couples on short breaks and families who want a week by the sea at a lower price than the clifftop.
The stock is mostly Victorian and Edwardian: terraces, larger villas divided into flats, and some newer apartment blocks. Two-bedroom flats and small houses near the station take the widest range of bookings. Larger houses earn their best weeks in the school holidays.
The trade-off is that Pokesdown is a busy road corridor, not a quiet seaside street. Bedrooms facing Christchurch Road hear traffic and buses, so the listing should say which way they face. BCP Council's rules apply in full: a 100% council tax premium on furnished second homes unless the property qualifies for business rates. See our guide to holiday let regulations in England.
What brings guests to Pokesdown
- Pokesdown station. Signed Pokesdown for Boscombe, the station is on the main line from London Waterloo, with two trains an hour each way off peak and about four minutes to Bournemouth. Access to the platforms is by stairs for now; step-free works are planned.
- Christchurch Road antiques and vintage. Pokesdown's stretch of Christchurch Road has long been a street of antique dealers, and today mixes them with vintage clothing, retro furniture and independent cafes. It gives the area a character of its own and draws browsers at weekends all year.
- Between Boscombe and Southbourne. Boscombe's precinct and the O2 Academy are under a mile west along Christchurch Road, and Southbourne Grove is a short walk east. Guests can eat, shop and see a gig on foot, which suits short breaks outside the beach season.
- The beach under a mile away. The overcliff above Boscombe and Southbourne beaches is under a mile south of the station. Pokesdown properties sell the beach as a walk rather than a view, usually at a lower price point than clifftop flats.

Full pricing and what is extraHoliday let management in Pokesdown: questions
Is Pokesdown a good place for a holiday let?
For the right property, yes. Pokesdown has its own station, the beach is under a mile away and Boscombe and Southbourne are both within a walk, which suits guests without a car. It is not a seafront address, so it competes on convenience and value rather than views. Flats and smaller houses near the station and away from the main road usually do best.
Can guests get to a Pokesdown holiday let without a car?
Easily. Pokesdown station, signed Pokesdown for Boscombe, has two trains an hour each way off peak, with direct services to London Waterloo and about four minutes to Bournemouth. Buses run along Christchurch Road to the town centre and Christchurch. The platforms are reached by stairs at present, so we tell guests with heavy luggage or reduced mobility before they book.
When do Pokesdown holiday lets get booked?
The school summer holiday is the peak, with Easter and the half terms either side. Pokesdown also holds weekend demand through the year: gig nights at the O2 Academy in Boscombe, home matches at the Vitality Stadium and shoppers coming for the antique and vintage shops. The slowest stretch is mid-January to the end of February, which we fill with mid-term lets where we can.
Are there leasehold issues with Pokesdown flats?
Often. Many Pokesdown flats are in divided Victorian villas or purpose-built blocks, and their leases may require use as a private residence or need the freeholder's consent to let. Read the lease before you furnish, ideally with a solicitor, and tell the buildings insurer and your lender. Some blocks also limit key safes or bins, which affects how check-in works.
Will I pay the second homes premium on a Pokesdown holiday flat?
Pokesdown is in BCP Council's area, where furnished second homes pay a 100% council tax premium. A property that is available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record, so check with the council and your accountant. The furnished holiday lettings tax regime was abolished from April 2025, which also changes how the income is taxed.
Can I use my Pokesdown flat myself?
Yes. You block your own dates in the owner portal and we let the rest. Because Pokesdown is on the main line, some owners use the flat for their own weekends by train during the quieter months and leave the summer to guests. The clean after your stay goes to the cleaning company like any other changeover. You see every booking and your income in the owner portal, so you can plan your visits around them.
What does holiday let management in Pokesdown cost?
Commission is 16% of booking revenue, with no retainer and no monthly fee. A one-off onboarding fee covers the photo shoot, the listings and a set-up visit, and comes out of the first month's income. Cleaning, linen and maintenance are paid directly to recommended local companies, or to your own. There is no fixed term: notice is 45 days, and bookings already taken are honoured.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
