Starting from nothing

If you have never hosted, this is the order of work.

  1. A set-up visit. We look at the property and tell you what it needs before a guest sees it.
  2. The photo shoot. Our photographer shoots the rooms, the garden and the view.
  3. The listing. We write it and publish it, typically within a week of the shoot.
  4. Linen. You buy the standard sets or rent them per changeover from a recommended local company, paid directly. We recommend three sets per bedroom.

What Christchurch guests filter for

Christchurch is not booked for nightlife. Guests choose it because it is quiet, and the listing should sell that plainly.

  • One level. Bungalows are common in Mudeford, Friars Cliff and Highcliffe. State steps, door widths and shower type.
  • Parking on the plot. The car parks at Mudeford Quay and Avon Beach fill in summer.
  • Dogs. Walkers come for Hengistbury Head and the New Forest. Say whether dogs are welcome and which beaches allow them in season.
  • Family kit. Avon Beach and Friars Cliff draw families with small children: a cot, a high chair and a stair gate earn bookings.
  • Group size. Highcliffe Castle is a licensed wedding venue. A house nearby that sleeps six or more should say how far away it is.
  • The Quay on foot. In the Priory quarter, give the walking time to the Quay and the Priory.

Reviews are won at the changeover

A new listing has no review history to lean on, so its first stays matter most. Guests score cleanliness, accuracy, check-in and communication, and a guest staying a week notices more than a guest staying a night: the linen, the kitchen equipment, the heating instructions.

Cleaning and laundry go through recommended local companies you pay directly; we book and coordinate them if you want, or you keep your own cleaner. Messages from every channel reach one inbox, and guest support runs 24 hours a day. Airbnb reassesses Superhost status each quarter on rating, response rate and cancellations, and those are the things this work protects.

Price by the season, not by the year

One flat rate loses money twice: too cheap in August, too dear in February. We review prices daily.

  • Summer. Weekly stays in the school holiday.
  • Event weekends. The Christchurch Food Festival over the late May bank holiday, the music festival on the Quay in August and wedding Saturdays at Highcliffe Castle.
  • Spring and autumn. Short breaks for couples and walkers.
  • Winter. Monthly rates for contractors at Bournemouth Airport and the business parks at Hurn, and for households between moves.

The local market

The Christchurch letting market

An older, calmer market than Bournemouth. Cottages and townhouses near the Priory and the Quay, riverside apartments and suburban bungalows let to couples and families who want harbour, river and quiet beaches. Trade is seasonal, strongest from Easter to September, with the May food festival weekend as an early peak.

Christchurch is a low-turnover Airbnb market. There is little evening trade to pull in one-night bookings, so the properties that suit it are the ones built for a longer, quieter stay: a house or bungalow with parking, a garden and a walk to the harbour or the beach.

Who books here: families for Avon Beach and Friars Cliff in the school holidays, couples and walkers in spring and autumn, wedding guests for Highcliffe Castle, and in winter people who need a furnished home for a month.

Local points for hosts. Christchurch has been part of BCP Council since 2019. At the time of writing there is no short-let licence, and furnished second homes pay a 100% council tax premium. Retirement blocks, which are common in Christchurch and Highcliffe, usually restrict who may occupy a flat, and that rules out short lets. The Mudeford Sandbank beach huts stand on sites licensed by the council and can be slept in only from 1 March to 31 October. What brings guests to Christchurch

  • Christchurch Priory and the Quay. The Priory, the Norman castle ruins and the Quay where the Avon and Stour meet give the town a heritage and riverside appeal that suits couples and older guests. It supports short breaks in spring and autumn, not only summer weeks.
  • Christchurch Food Festival. Held over the late May bank holiday weekend, with the 2026 festival on the Quay. It brings a full weekend of visitors before the main season starts and is an early date to price for.
  • Harbour and beaches. Avon Beach, Friars Cliff, Mudeford Quay and the ferry to Mudeford Sandbank are a short drive or bus ride from the centre. Family demand follows the school holidays, and the sheltered harbour brings sailors and paddleboarders.
  • Christchurch station and the airport. The station is on the main line between London Waterloo and Weymouth, and Bournemouth Airport is at Hurn, under four miles from the town centre. Together they bring car-free weekenders, pre-flight stays and contractors working around the airport.
  • New Forest on the doorstep. The New Forest National Park begins a few miles north-east of the town, so a Christchurch base gives guests forest and coast in one trip. That widens demand to walkers and cyclists in the shoulder months.

Is there enough demand for an Airbnb in Christchurch?

There is steady demand, of a particular kind. Guests come for the Priory and the Quay, Avon Beach and Friars Cliff, weddings at Highcliffe Castle and walking on Hengistbury Head and in the New Forest. It is a quieter market than Bournemouth, with longer stays. Use the calculator for an estimate for your own property.

I have never hosted before. What do I need to do first?

Check that you are allowed to: the lease if there is one, the mortgage terms and the insurance. Then the safety basics, which include a fire risk assessment and gas and electrical checks. After that we visit, tell you what the property needs, photograph it and publish the listing, typically within a week of the shoot.

Can I Airbnb my Christchurch home while I am away for the winter?

Yes, if your lender and insurer agree. Winter demand here is mostly for stays of a few weeks or more, so we market the property for short and mid-term lets and you block your return date in the owner portal. A guest who makes the property their main home raises tenancy law questions, so take advice first.

Can I list a Mudeford beach hut on Airbnb?

Hut owners hold a licence from BCP Council, and its conditions decide whether and how a hut can be hired out. Overnight use is limited to 1 March to 31 October and the sandbank has no road access, which changes how cleaning and linen work. Check the licence handbook, then call us to discuss whether management is practical.
