What lets well in Christchurch

All of Christchurch is in the BH23 postcode district, so the differences are about roads and parking more than postcodes.

  • Town centre and Bargates. Flats and townhouses a walk from Christchurch station, the high street and the Quay. Visitors arriving by train and staff on short contracts suit them.
  • Somerford and Mudeford's edge. Houses next to the Airfield Way estate and the A35, the obvious base for contractors working on the east side of the town.
  • North Christchurch and Burton. Houses and bungalows with drives, closest to Bournemouth Airport at Hurn and the Aviation Business Park.
  • Highcliffe. Larger houses with gardens that suit relocating families for a few months, and holidaymakers in summer.

Christchurch has relatively few purpose-built apartment blocks, so a house with off-street parking, a desk and a kitchen that works for a month is the stock business guests look for.

How the Christchurch year runs

Holiday trade runs from Easter to September, with the food festival on the Quay over the late May bank holiday and family weeks at Avon Beach and Mudeford in August. In those months a property near the water can take holiday stays and earn more from them.

Business demand runs to its own calendar. Contractors and engineers book Monday to Friday through the year, and projects at the airport and the business parks can run for weeks. From November to March, when holiday bookings in Christchurch are thin, multi-week bookings by engineers, relocating staff and insurance-placed families keep a property occupied. Who books here

  • Aerospace and engineering. The Aviation Business Park at Bournemouth Airport covers about 200 acres and holds more than 200 businesses, a cluster of aerospace and component firms that bring in contractors, auditors and new starters.
  • Airport passengers. Travellers with an early flight from Hurn book a night beforehand.
  • Hospital staff. The Royal Bournemouth Hospital is a short drive west and Christchurch Hospital is in the town; both are run by University Hospitals Dorset.
  • Relocating families and displaced households. People moving to the area for work, and families whose home is being repaired after a flood or fire, often want a house in a quiet street rather than a central flat.

Rules and costs for a Christchurch owner

BCP Council collects the tax in Christchurch. A let that was open for bookings on at least 140 nights over the past year, and booked on at least 70 of them, moves onto business rates. One that falls short stays on council tax, and a furnished home that is no one's main residence pays double there through BCP's 100% premium. Flats by the Quay and in Highcliffe are often leasehold: read what the lease says about short occupation, and get written agreement from your mortgage lender. Planning law has no use class written for serviced accommodation, so ask BCP's planners how they would treat your house before you furnish it for this. The safety basics come before the first booking: a fire risk assessment, gas and electrical certificates, and an insurer told that paying business guests stay there. An older, calmer market than Bournemouth. Cottages and townhouses near the Priory and the Quay, riverside apartments and suburban bungalows let to couples and families who want harbour, river and quiet beaches. Trade is seasonal, strongest from Easter to September, with the May food festival weekend as an early peak.

Christchurch is known for its Priory, its Quay and its harbour, but it also has a relatively high share of jobs in advanced engineering, including aviation and aerospace. Bournemouth Airport sits at Hurn, a few miles north of the town centre, and the Aviation Business Park beside it holds more than 200 businesses, among them aerospace and engineering firms. Closer in, the Airfield Way estate at Somerford occupies the site of the old Christchurch airfield.

The Royal Bournemouth Hospital on Castle Lane East is a short drive west, and Christchurch Hospital at Fairmile is in the town itself. Christchurch station is on the main line between London Waterloo and Weymouth.

That gives the town a business market quieter than Bournemouth's but steady: engineers and contractors who stay for weeks, hospital staff, and families relocating to the area who want something calmer than a town centre flat. Houses and bungalows with parking suit them best.

What brings guests to Christchurch

  • Christchurch Priory and the Quay. The Priory, the Norman castle ruins and the Quay where the Avon and Stour meet give the town a heritage and riverside appeal that suits couples and older guests. It supports short breaks in spring and autumn, not only summer weeks.
  • Christchurch Food Festival. Held over the late May bank holiday weekend, with the 2026 festival on the Quay. It brings a full weekend of visitors before the main season starts and is an early date to price for.
  • Harbour and beaches. Avon Beach, Friars Cliff, Mudeford Quay and the ferry to Mudeford Sandbank are a short drive or bus ride from the centre. Family demand follows the school holidays, and the sheltered harbour brings sailors and paddleboarders.
  • Christchurch station and the airport. The station is on the main line between London Waterloo and Weymouth, and Bournemouth Airport is at Hurn, under four miles from the town centre. Together they bring car-free weekenders, pre-flight stays and contractors working around the airport.
  • New Forest on the doorstep. The New Forest National Park begins a few miles north-east of the town, so a Christchurch base gives guests forest and coast in one trip. That widens demand to walkers and cyclists in the shoulder months.

Does Bournemouth Airport bring serviced accommodation guests to Christchurch?

Yes, mostly through the businesses around it rather than the flights. The Aviation Business Park next to the airport at Hurn is one of the largest employment sites in Dorset, with aerospace and engineering firms that bring in contractors, visiting engineers and new staff. A furnished house in north Christchurch, with parking and a quick run up to Hurn, suits them. Passengers wanting a night before an early flight add some short stays.

Which parts of Christchurch suit serviced accommodation?

Those with parking and quick road links. The town centre and Bargates are a walk from Christchurch station. Somerford is next to the Airfield Way estate and the A35. Burton and the north of the town are closest to the airport. Highcliffe and Mudeford are better known for holiday lets, but a house with a drive there can take longer business stays outside the summer.

Do hospital staff stay in Christchurch?

Some do.
