Who is in Bournemouth between November and March
- Hospital staff and families. The Royal Bournemouth Hospital on Castle Lane East became Dorset's major emergency hospital when its BEACH building opened in March 2025. Agency staff, clinicians on placement and relatives of patients need a base for a week or a month, often at short notice.
- University visitors. Bournemouth University holds its graduation ceremonies at the BIC in early November (2 to 6 November in 2026), and both universities bring visiting academics and postgraduates on fixed terms.
- Event audiences. The Christmas market runs in the Square from 12 November to 31 December 2026, the Pavilion pantomime from 5 December to 3 January, and the BIC stages concerts, comedy and conferences through the winter.
- Contractors and relocations. Engineers, building crews and staff moving to the area book by the week or the month while they work or find a home.
- Remote workers and visiting families, who want a quiet month by the sea, or a house big enough for everyone at Christmas.
The stock that works in a Bournemouth winter
A sea view sells August. In January guests ask other questions: is the heating reliable and simple to control, is the wifi good enough for video calls, is there a table to work at, a washing machine and a parking space? Centrally heated flats near the station and the Lansdowne suit hospital and university guests. Houses with driveways in Winton and Charminster suit contractor teams. Several central streets are residents' permit zones, so a winter listing says plainly where a car or van can go.
Older clifftop conversions need a look before the first winter guest: condensation, draughty sash windows and storage heaters that cost more to run than guests expect. We raise these at the set-up visit, and repairs go to recommended local contractors that you pay directly.
Weekly and monthly prices for the Bournemouth winter
A flat priced only by the night sits empty for much of February. We set weekly and monthly rates alongside the nightly price, so the property appears in longer searches on Airbnb, Booking.com and Vrbo, and we lift the rate around graduation week, BIC dates and the Christmas market weekends. Winter bookings are taken with the summer in view. A contractor stay of three months can end in mid-March, leaving time for a deep clean, repairs and fresh photographs before Easter. The school holidays and bank holidays stay open for nightly pricing, and a winter guest who asks to stay into spring is quoted against what those weeks would earn.
Council tax, business rates and the 28-night line
BCP Council has charged a 100% council tax premium on furnished second homes since April 2025, so a property left empty all winter is the most expensive choice. A self-catering let available for 140 nights and actually let for 70 in the year can be assessed for business rates instead. Lets of more than 28 nights do not count towards those 70, so a winter of month-long stays keeps the property warm and earning without helping that test on its own. The Bournemouth letting market
The largest short-let market on this coast. Stock runs from Victorian villas split into flats on the East and West Cliffs to purpose-built blocks and town-centre apartments near the Lansdowne. Summer beach demand is backed by conferences, gigs, students and contractors, so calendars fill outside the school holidays too.
Bournemouth does not close in winter; it changes guest. From November the beach crowd thins and bookings come from people with a reason to be in town: staff and relatives at the Royal Bournemouth Hospital, academics and parents at the two universities, delegates and audiences at the BIC, and contractors on fixed-length jobs. They stay longer, book closer to the date and care more about a warm flat and a desk than a sea view.
December is the busiest winter month in the centre, with the Christmas market in the Square and the tree trail through the gardens. Mid-January to the end of February is the slowest stretch, and that is where stays of a month or more do the work.
The catch is the business rates test. Stays of more than 28 nights keep a property occupied but do not count as let nights, so a good winter plan mixes long stays with shorter ones.
What brings guests to Bournemouth
- Seven miles of beach and two piers. An unbroken sandy beach runs from Alum Chine to Hengistbury Head, with Bournemouth Pier at its centre and RNLI lifeguards on the central beaches through the main season. It drives family weeks in the school holidays and short breaks from Easter to October.
- Bournemouth International Centre. The BIC on the West Cliff stages conferences, exhibitions and touring shows, and the Pavilion Theatre sits beside the Lower Gardens. Delegates and audiences book one to three nights, midweek and at weekends, often well outside the summer peak.
- Universities and language schools. Bournemouth University, Arts University Bournemouth and the town's English language schools bring visiting parents, graduation weekends, academics and students who need mid-term lets. Halls fill in late September, just as the holiday season ends.
- Bournemouth station and the airport. Direct South Western Railway trains reach London Waterloo in about two hours, so car-free weekenders are a core market. Bournemouth Airport at Hurn adds inbound leisure guests and travellers who want a night in town before an early flight.
- Autumn and winter events. Arts by the Sea in late September, then the Alpine market in the Square and Christmas Tree Wonderland from mid November, give the town a second, shorter season. December weekends are the busiest the centre gets outside August.

Is there enough winter demand in Bournemouth to keep a holiday let busy?
For most well-equipped properties, yes, but from different guests. The Royal Bournemouth Hospital, Bournemouth University, Arts University Bournemouth, the BIC and a steady flow of contractors and relocating staff all need beds between November and March. They book for a week, a month or longer rather than a weekend. A flat that is warm, has fast wifi and somewhere to work will find them; one priced and described only for summer beach guests usually will not.
How long do winter guests stay in Bournemouth?
Anything from two nights to several months. Christmas market weekends, graduation week in early November and BIC concerts bring short stays. Hospital placements, contract work and relocations usually run from two weeks to three months.
