Which Bournemouth homes suit longer stays

A guest staying a month wants parking, a washing machine, a table to work at, reliable broadband and a bedroom that is quiet in the day for anyone on nights. That shifts the best stock inland.

  • Charminster, Winton and Moordown (BH8 and BH9). Terraced and semi-detached houses and converted flats, close to Wimborne Road and Charminster Road shops that trade all year. They suit contractors, families between homes and university visitors.
  • Littledown, Iford and the Castle Lane streets (BH7). Houses and newer flats within a short drive of the Royal Bournemouth Hospital and the Chaseside offices, with easy access to the A338 and the Wessex Way.
  • The Lansdowne and Springbourne (BH1). Flats a walk from Bournemouth station and Bournemouth University's Lansdowne buildings, for people arriving by train from London Waterloo.
  • Westbourne and the West Cliff (BH2 and BH4). Apartments that take delegates midweek and holidaymakers in summer, and can carry a mid-term let through the winter.

How the year runs for a short let

From late May to early September the seafront sells itself, and we price holiday stays first: shorter bookings, higher nightly rates. In September the universities return, and visiting parents and new staff look for somewhere to stay before they find a home. Autumn adds conference and graduation weeks at the Bournemouth International Centre.

The 28-night line runs through all of this: stays of more than 28 nights do not count towards the 70 let nights in the business rates test, so we keep short stays in the mix.

Who books in Bournemouth

  • Hospital stays. Since the BEACH building opened in 2025, the Royal Bournemouth Hospital has been the main emergency hospital for Dorset, with new maternity and children's units. Relatives of patients, agency staff and visiting clinicians book nearby.
  • Corporate and finance staff. J.P. Morgan's campus at Chaseside and the insurance and financial firms in the town bring people on secondment, training and project work.
  • Contractors. Building, refit and infrastructure teams who want a kitchen and a van space instead of a hotel room.
  • Relocations. People starting a job before they have bought or rented, often with a family following on.
  • Insurance and displacement stays. Households whose own home is being repaired after a leak, flood or fire, usually booked through the insurer or a placement agent.
  • University visitors. Academics, visiting lecturers and families settling a student at Bournemouth University or Arts University Bournemouth.

Rules and costs for a Bournemouth owner

Bournemouth is in BCP Council's area. At the time of writing there is no short-let licence, furnished second homes pay a 100% council tax premium, and a property that meets the 140 and 70 night test is rated as a business instead. Many flats on the East and West Cliff are leasehold, and the lease may bar short lets. Tell your mortgage lender and your insurer that guests will be paying and staying for weeks at a time: a policy written for holidaymakers may not cover a contractor or a long stay. The safety basics are a fire risk assessment, a gas safety certificate where there is gas, and electrical checks. The tax position since the furnished holiday lettings regime was abolished is in holiday let tax after FHL.

A longer stay can also cross into tenancy law: where someone makes the property their only or main home, it may be an assured tenancy whatever the booking says.

The Bournemouth letting market

The largest short-let market on this coast. Stock runs from Victorian villas split into flats on the East and West Cliffs to purpose-built blocks and town-centre apartments near the Lansdowne. Summer beach demand is backed by conferences, gigs, students and contractors, so calendars fill outside the school holidays too.

Bournemouth has more reasons to stay a month than any other town on this coast. The Royal Bournemouth Hospital on Castle Lane East is now the main emergency hospital for the county, J.P. Morgan runs a large campus at Chaseside, Bournemouth University and Arts University Bournemouth bring visiting staff and families, and contractors work on projects across the conurbation all year. Those guests book in weeks and months, and they book in the months when holidaymakers do not.

What suits them is not always a sea view. A two-bed flat in Charminster or Springbourne with parking, or a house near Castle Lane with a driveway and a washing machine, can let more steadily than a seafront studio that relies on July and August.

What brings guests to Bournemouth

  • Seven miles of beach and two piers. An unbroken sandy beach runs from Alum Chine to Hengistbury Head, with Bournemouth Pier at its centre and RNLI lifeguards on the central beaches through the main season. It drives family weeks in the school holidays and short breaks from Easter to October.
  • Bournemouth International Centre. The BIC on the West Cliff stages conferences, exhibitions and touring shows, and the Pavilion Theatre sits beside the Lower Gardens. Delegates and audiences book one to three nights, midweek and at weekends, often well outside the summer peak.
  • Universities and language schools. Bournemouth University, Arts University Bournemouth and the town's English language schools bring visiting parents, graduation weekends, academics and students who need mid-term lets. Halls fill in late September, just as the holiday season ends.
  • Bournemouth station and the airport. Direct South Western Railway trains reach London Waterloo in about two hours, so car-free weekenders are a core market. Bournemouth Airport at Hurn adds inbound leisure guests and travellers who want a night in town before an early flight.
  • Autumn and winter events. Arts by the Sea in late September, then the Alpine market in the Square and Christmas Tree Wonderland from mid November, give the town a second, shorter season. December weekends are the busiest the centre gets outside August.

Who books a short let in Bournemouth outside the summer?

People who need a furnished home for a while rather than a holiday. In Bournemouth that means relatives of patients and visiting clinicians at the Royal Bournemouth Hospital, staff on secondment or training at the large finance and insurance employers, contractors on building and infrastructure projects, families waiting to complete on a house, and households moved out of their own home during an insurance repair. They usually stay for weeks, and they need a kitchen, a washing machine and somewhere to park.

Is a flat near the Royal Bournemouth Hospital a good short let?

It can be. Since the BEACH building opened in 2025 the hospital on Castle Lane East has been the main emergency hospital for Dorset, with the new maternity and children's units. Families of patients, agency staff and visiting clinicians look for somewhere within a short drive. A property in Littledown, Iford or the streets off Castle Lane, with parking and quiet bedrooms for people working shifts, suits them. We cannot promise a booking pattern, so ask us what similar properties have done.

What is the 28-night line and why does it matter in Bournemouth?

Business rates guidance in England counts only lettings of 28 nights or less towards the 70 nights a self-catering property must actually be let in a year. A winter of month-long stays keeps the property occupied but adds nothing to that 70. Fall short and the property goes back to council tax, where BCP Council charges a 100% premium on furnished second homes. We plan the calendar so that short stays are not squeezed out entirely.

Can you take bookings from insurers and relocation agents?

Yes. Displaced households and relocating staff often arrive through a company that books on their behalf, sometimes at short notice. We list the property on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels so it can be found wherever those bookings are made, and we agree the stay length and the form of agreement before the guest arrives.

Does a stay of three months become a tenancy?

It can. A booking made for a holiday is not an assured tenancy, and a let to a company is outside the assured tenancy rules too. But if an individual occupies the property as their only or main home, the law may treat it as a tenancy whatever the booking is called, and since 1 May 2026 that would be an assured periodic tenancy with no fixed end. We decide the right agreement for each longer stay. Take legal advice on your own case.

Do I pay the bills during a long stay?

Yes. A short-let guest pays one price for the stay, so electricity, gas, water, broadband and council tax or business rates stay with you. That is worth building into any comparison with a long let, where the tenant normally pays them. For stays of a month or more we can set a fair-use note on energy in the house rules, which matters in a Bournemouth winter when the heating runs all day for a guest working from the flat.

What does short let management in Bournemouth cost?
