Whitecliff is the harbour edge of Lower Parkstone, where residential roads run down to Whitecliff Harbourside Park and the water looks out to Brownsea Island. Winter let management in Whitecliff is about letting those houses and flats from November to March to guests who will use the park, the shore path and the hospital across the way. A quieter, longer season
In summer the play areas and the fields fill with families on school holiday weeks. From November that trade goes, and the guests who remain stay longer. A house that took seven different families in August might take one household for six weeks in February, which means fewer changeovers and less wear.

The winter guests
Hospital stays. Poole Hospital is across Poole Park on Longfleet Road, and its planned care role brings patients, relatives and visiting staff for weeks at a time.
Relocations. Families moving to Poole for work, and households between homes, who want a garden and a park within a walk.
Christmas. Relatives visiting for the holidays, some of them walking the harbour path to the Quay for the Poole Christmas Light Trail, which ran from late November to New Year in 2025.
Remote workers and dog owners, for whom the shore path is the daily commute.
Pricing for weeks and months
We set weekly and monthly prices with bills included on longer stays and review them daily. Keeping the summer free

Getting ready for dogs, families and long stays
Winter guests here bring muddy boots, wet dogs and children back from the park. A washable floor by the door, a tumble dryer, an outside tap, stair gates and spare towels for the dog make the difference between a good review and a cleaning surcharge. We suggest what to add after the first visit, and the house manual tells guests where the nearest walks and play areas are.
Rules and costs
Whitecliff homes are in BCP Council's area, where furnished second homes pay double council tax. A property offered for 140 nights and let for 70 over a year can be assessed for business rates. Where a winter is built on hospital and relocation stays of a month or more, nights from stays of 28 nights or more may be counted differently, and a long stay can raise tenancy questions, so the agreement is chosen per booking. Leasehold flats need the lease checked. Safety and insurance rules are in holiday let regulations in England.

We look after listings on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, pricing every day, guest support at all hours, check-ins, inventories and regular inspections. Recommended local companies handle cleaning, linen and repairs and invoice you, or you keep your own. Commission is 16% of booking revenue and there is no retainer; how it works sets out the process. The Whitecliff letting market
The harbour edge of Lower Parkstone between Poole Park and Parkstone Bay: residential roads of houses and flats running down to Whitecliff Harbourside Park, where the shore path looks across the water to Brownsea Island and the Purbeck Hills. Families, walkers and dog owners book here for green space and harbour views a walk from Poole Quay.
Whitecliff's winter guests are mostly people who need to be near Poole for a while, and who would rather look at the harbour than a car park while they are here. Poole Hospital is on the far side of Poole Park, the flat harbourside path runs about a mile and a half to Poole Quay, and Ashley Cross is up the hill.
Family houses with gardens and parking suit relocating households and families visiting relatives at Christmas. Smaller flats suit relatives supporting a patient through treatment, clinicians on placement and remote workers. Dog owners value the open fields of Whitecliff Harbourside Park and the shore path, which are a daily walk in any season.
The summer here is about play areas and the school holidays. The winter is quieter and longer: stays of weeks rather than nights, priced as such.
What brings guests to Whitecliff
- Whitecliff Harbourside Park. Open playing fields, a lighthouse-themed play area and an assault course on the shore of Parkstone Bay, with paths along the water and views to Brownsea Island. Families with young children choose the area for it in the school holidays.
- Poole Park. Opened in 1890 around a large salt-water lake, with play areas, a miniature railway, crazy golf, cafes, water sports and a parkrun every Saturday morning. It keeps families busy in the Easter and summer holidays.
- The harbourside path to Poole Quay. A flat, surfaced path runs about a mile and a half from Whitecliff through Baiter Park to the quay. Guests walk or cycle into the Old Town for restaurants and the boats to Brownsea Island without moving the car.
- Ashley Cross and Parkstone station. The bars, delis and shops of Ashley Cross and Parkstone station are up the hill, so guests have trains to Bournemouth and London Waterloo and somewhere to eat within a walk.
- Poole Hospital. Poole Hospital on Longfleet Road is on the far side of Poole Park. Relatives of patients and staff on placements book stays of a week or more, which helps outside the summer.

Who books a Whitecliff home in winter?
People with a reason to be near the middle of Poole. Relatives of patients and staff on placements at Poole Hospital, a walk across Poole Park; families relocating who want a house with a garden; relatives visiting for Christmas; and remote workers who like a harbour walk before work. Short breaks are fewer than in summer, so we plan the winter around stays of a week or more.
How close is Whitecliff to Poole Hospital?
Poole Hospital is on Longfleet Road, on the far side of Poole Park from Whitecliff, close enough to walk on a dry day. The hospital is being developed as the planned care site for University Hospitals Dorset, so it brings patients, relatives and staff for planned treatment through the year. A quiet, warm flat or house here suits someone supporting a relative for a few weeks.
Is Whitecliff good for guests with dogs in winter?
It is one of the better parts of Poole for them. Whitecliff Harbourside Park has open fields by the water, and the harbourside path runs towards Baiter Park and the Quay. Accepting dogs is your decision and the cleaning company may charge more, but for long winter stays it widens the market noticeably. The listing says what is allowed and where the nearest walks are.
What can winter guests do in Whitecliff?
Walk, mainly, and well. The shore path looks across to Brownsea Island and the Purbeck Hills, Poole Park holds a parkrun every Saturday morning, and the path along the water leads to Poole Quay. In December, the Poole Christmas Light Trail runs from Lighthouse through the High Street to the Quay. Ashley Cross's restaurants and Parkstone station are up the hill.
How is a Whitecliff winter let priced?
By the week and the month, with utilities included on longer stays, and reviewed daily. Christmas and New Year are priced as short peaks for visiting families. Do long stays change the council tax position in Whitecliff?
They can. Whitecliff is in BCP Council's area, where furnished second homes pay a 100% council tax premium. Meeting the letting test, 140 nights available and 70 let in a year, can move the property onto business rates. Stays of 28 nights or more can count differently towards that test, so check with the council and your accountant before planning a winter of long stays.
