Branksome is where Poole meets Bournemouth, and that position does most of the work in winter. Winter let management in Branksome means letting a home from November to March to people who need to be between the two towns: on contracts, on placements, visiting family or waiting to move. Two halves, two winter strategies

The station side. Houses and flats around Branksome station and Poole Road are practical homes on a main road and a main line. In winter they compete on price, warmth and convenience, and they can stay occupied through January and February with the right length-of-stay pricing.

Branksome Park. South of Poole Road, the conservation area's houses and apartment blocks among the pines are a short walk to Branksome Chine. In summer they let as beach holidays. In winter they suit Christmas gatherings and stays of a month or more by relocating families or households whose own home is out of use.

Who books Branksome in winter

Pricing the winter

A winter guest compares the total for a week or a month. We set weekly and monthly rates that include bills on longer stays, keep Christmas and New Year as short-stay peaks, and review prices daily. The property also goes on Flexiestays, Bournemouth's number one platform for winter and long stays, where many of these guests search first; for an owner the useful detail is that Flexiestays charges only 8% on the bookings it brings.

How the winter ends

Getting the property winter-ready

On the station side, guests notice draughts from sash windows, a boiler that takes an hour to heat the water and a front door that sticks in the damp. In Branksome Park, they notice pine needles in the gutters and dark paths through the trees on a December evening. We list what needs attention after the first visit, so the property is warm, lit and easy to reach before the winter calendar opens.

Rules and costs

Branksome falls under BCP Council. A furnished home that nobody lives in pays a 100% council tax premium, unless letting moves it to business rates: offered for 140 nights over the year and let for at least 70. On the station side, where long stays are the norm, nights in bookings of 28 or more may not count towards that test in the usual way, and a long stay can raise tenancy questions. The local market

The Branksome letting market

The Poole suburb on the Bournemouth boundary. Edwardian and interwar houses and flats around the station and Poole Road serve commuters, contractors and family visits all year, while Branksome Park and the chine to the south hold larger houses and apartment blocks among the pines that let to summer beach guests.

Branksome has two winter markets. North of the railway, around Branksome station and Poole Road, Edwardian houses and flats are a short train or bus ride from both Bournemouth and Poole. Working guests, university staff and families between homes book them for weeks at a time, and that demand changes little with the weather.

South of Poole Road, Branksome Park's larger houses and flats among the pines lean on the beach in summer and go quiet in winter. They can still let, mainly over Christmas and New Year and for longer stays by people relocating or rebuilding nearby, but the calendar needs more work.

Being on the boundary is the selling point in both halves. A guest working in Bournemouth and visiting family in Poole, or a contractor with jobs in both towns, can reach either in minutes.

What brings guests to Branksome

  • Branksome Chine Beach. A sandy Poole beach at the foot of the chine, with beachfront food and drink, parking and the promenade to Bournemouth and Sandbanks. Family demand runs from Easter to September.
  • Branksome station. On the main line between Bournemouth and Poole, about five minutes from Bournemouth by train, with services to London Waterloo and Weymouth. It makes the area workable for car-free guests and for commuters on mid-term lets.
  • Between Bournemouth and Poole. Branksome sits on the main road and bus corridor linking the two towns, with Westbourne next door. Guests working or visiting family in either town use it as a central base.
  • Bournemouth University and AUB. The Talbot Campus and Arts University Bournemouth share the BH12 postcode district, a short drive north at Wallisdown. Open days, move-in weekends and graduations bring parents for short stays.

Is Branksome a good place for a winter let?

The station side is one of the steadier winter areas in Poole. Branksome station is on the main line, about five minutes from Bournemouth by train, and buses run along Poole Road between the two towns. Working guests and visiting families value that more than a sea view in January. Branksome Park is quieter in winter and suits longer, higher-value stays rather than weekend breaks.

Do Bournemouth University staff and visitors book in Branksome?

The university's Talbot Campus is a short drive north, in the same BH12 postcode district, and Arts University Bournemouth is beside it. Visiting academics, new staff looking for somewhere to live and parents at graduation time are all plausible winter guests. Bournemouth University has held its graduation ceremonies at the BIC in November. We describe the drive or bus to campus honestly in the listing.

What should a Branksome property have for winter guests?

Heating that works properly, fast wifi, a table or desk, a washing machine and somewhere to park. On the station side, a short walk to the trains can replace a parking space. Branksome Park houses should show their warmth as well as their gardens. Winter guests stay longer and live in the property, so we photograph the kitchen and workspace, not just the bedrooms.

How are weekly and monthly winter rates set in Branksome?

Against what similar furnished homes nearby take for the same length of stay, with utilities included in longer bookings so the guest sees one price. We set length-of-stay pricing on Airbnb, Booking.com and Vrbo, and list every property on Flexiestays, which charges only 8% on the bookings it brings. Prices are reviewed daily, and Christmas and New Year are priced as short peaks.

Can a Branksome let move from council tax to business rates?

Possibly. BCP Council charges a 100% premium on furnished second homes. A self-catering property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Stays of 28 nights or more can count differently towards that test, so if your winter is mostly long stays, check how your nights will be counted with the council and your accountant.

Are dogs welcome on Branksome beaches in winter?

Yes. The stretch east of the Branksome Chine beach office towards Branksome Dene Chine is open to dogs all year, and the seasonal dog restrictions on the neighbouring beaches end on 30 September. If you accept pets, a winter listing can say that the beach is open to them, which helps with walkers and long-stay guests who travel with a dog.
