The Southbourne letting market
A clifftop suburb with a working high street, where Edwardian and interwar houses, converted flats and overcliff apartment blocks let to families, dog owners and longer-stay guests. Summer is the peak, but quiet streets and everyday shops make it one of Bournemouth's stronger areas for stays of a week or more at any time of year.
Southbourne's winter guest is close to its summer one: someone who wants a quiet base near the sea with everyday shops on foot. The difference is the length of stay. From November the family weeks stop and the enquiries become a month while a house nearby is rebuilt, six weeks between a sale and a purchase, a fortnight with a dog on an empty beach, or Christmas with the grandchildren.
Southbourne Grove keeps trading through the winter, which is what makes those stays work, and Pokesdown station and the buses along the coast road mean a guest without a car can still reach the town centre, the hospital and Christchurch.
The cost of a Southbourne winter is the house itself. Whole houses take more heating than a flat, and clifftop roads catch the weather, so the monthly price has to reflect the energy bill and the property has to be ready for wind and damp.
What brings guests to Southbourne
- Southbourne Beach. A long sandy beach below low cliffs, quieter than the sand near the piers, reached by zig-zag paths or the seasonal Fisherman's Walk cliff lift. It draws families who want space, and they tend to book full weeks in the school holidays.

- Pokesdown station and coast road buses. Pokesdown station, on the Boscombe side, is about four minutes by train from Bournemouth, and buses run through Southbourne to the town centre and Christchurch. Guests can stay here without a car.

Can winter guests bring dogs to the beach at Southbourne?
Yes. BCP Council's dog restrictions on its main beaches apply from 1 May to 30 September, and the stretch east of Fisherman's Walk is open to dogs all year. From October the whole of the beach and the clifftop path to Hengistbury Head are open to a dog walker, which is a strong reason to accept pets in winter. An enclosed garden and a hose by the back door help the reviews.
How do you price a Southbourne house for a month in winter?
Against the alternatives the guest has, not against August. A family renovating nearby compares a furnished house with a hotel or a short-term tenancy, so we set a monthly rate that beats the first and is more flexible than the second.
