Alum Chine flats are bought for August, and most owners discover in their first November how quickly the bookings stop. Winter let management at Alum Chine plans for that drop from the start: a different guest from November to March, a monthly price, a flat prepared for clifftop weather, and an end date that hands it back to the families by Easter. Preparing an Alum Chine flat for winter

A summer flat is set up for beach days: outdoor showers, a rack for wetsuits, a sofa bed for the children. A winter flat is set up for staying in. That means heating that is reliable and simple, wifi strong enough for video calls, a table to work at, good bedding, a washing machine and a dryer or airer, and a clear answer on parking, since many blocks have limited spaces. For dog owners, a towel by the door and somewhere to rinse paws.

The blocks on the clifftop and at beach level take winter storms head on. We check windows, seals and signs of damp before the season, and repairs go to recommended local contractors you pay directly.

The price of an Alum Chine winter

The summer rate is irrelevant from November. We price winter in weekly and monthly terms against what a long-stay guest would pay elsewhere in Westbourne or Poole, with the energy cost of a heated flat built in, and keep Christmas and New Year as a short peak with a minimum stay. The aim is a flat that is lived in and earning through January and February rather than one that holds out for weekend breaks that rarely come. Prices are reviewed daily.

Back to beach weeks by Easter

Alum Chine's summer is booked early by families, sometimes before the winter guest has arrived, so we fix winter end dates at the time of booking. Easter and the May half term are usually kept free. Between the last winter stay and the first family week we schedule the deep clean, any decoration and new photographs.

Council tax, business rates and the 28-night line

BCP Council has charged a 100% council tax premium on furnished second homes since April 2025. A flat available for 140 nights and let for 70 can be rated as a business, but lets of more than 28 nights do not count towards the 70. At Alum Chine the summer usually carries that test, so winter long stays add income on top. The local market

The Alum Chine letting market

The clifftop and wooded chine below Westbourne, where purpose-built apartment blocks and converted villas sit a short walk from one of Bournemouth's quieter beaches. It is a family and couples market, strongly seasonal from Easter to September, with Westbourne's shops keeping it workable for winter and long stays.

Alum Chine is a summer place. Its beach, play park and gardens sell family weeks from Easter to September, and when the lifeguards leave the bookings fall away faster than almost anywhere in Bournemouth. An Alum Chine flat without a winter plan can sit empty from November to Easter while the council tax premium runs.

The plan works because two things stay open. From October the summer dog restrictions are lifted and the sand belongs to walkers, and the promenade runs flat to Bournemouth Pier one way and towards Sandbanks the other. And Westbourne's shops, cafés and pharmacies are a walk up the chine, so a guest can live here for a month.

The guests who take that offer are couples wintering by the sea, dog owners, remote workers, people relocating and families renovating nearby. They want warmth and a working kitchen more than a beach office and a kiosk.

What brings guests to Alum Chine

  • Alum Chine Beach. The westernmost of Bournemouth's main beach access points: soft sand, a gentle slope, a beach office, kiosk, showers and lifeguards from late May to early September. It stays calmer than the pier even in August, which is what families with young children book for.
  • Play park and tropical gardens. A pirate-themed play park sits beside the sand and subtropical gardens climb the chine behind it. Both are free and close to the apartments, a selling point for family listings in the school holidays.
  • Dogs allowed towards Branksome. The beach on the western side of Alum Chine, towards Branksome, stays open to dogs all year, while the main beaches exclude them from 1 May to 30 September. Pet-friendly flats here can take summer bookings others cannot.
  • The promenade. The flat seafront path runs east to Bournemouth Pier and west towards Sandbanks. Guests walk to the town centre along it, so a car is optional for a short break.
  • Westbourne village. Westbourne's arcade, restaurants and everyday shops are a short walk uphill through the chine. It means an Alum Chine flat works for a month in winter as well as a week in summer.

Can an Alum Chine holiday flat earn in winter?

Yes, with a different guest and a different price. From November the families stop booking, and the flat has to appeal to people staying weeks or months: couples wintering by the sea, remote workers, people relocating and households renovating in Westbourne or Branksome. They need heating, wifi and a proper kitchen, and they value the promenade walk and Westbourne's shops uphill. Priced by the month, a well-kept flat can carry most of the winter.

Are dogs allowed on Alum Chine beach in winter?

Yes. BCP Council's dog restrictions on the main beaches run from 1 May to 30 September, and the stretch west of Alum Chine towards Branksome is open to dogs all year. From October the whole beach is open to dog walkers, which makes a pet-friendly flat here an easy winter sell. Rules can change, so we check the council's beach map each year and describe it accurately in the listing.

Do sea-facing flats at Alum Chine need anything special for winter?

They need checking. Clifftop and beach-level blocks take the full force of winter storms: salt on the glass, wind-driven rain round window frames, and condensation in rooms that are heated hard and closed up. We look at these before the first winter guest, arrange repairs through recommended local contractors you pay directly, and inspect during long stays so a small leak is caught early.

Will a winter guest at Alum Chine still be there at Easter?

Only if you choose that. Easter and the May half term are where an Alum Chine flat starts earning beach rates, so we set winter end dates that leave those weeks free, with time for a deep clean and fresh photographs.
