The winter honestly

Penn Hill is not a winter destination. There is no seafront trade in January and few reasons for a weekend break. What it has is houses that very few other properties in Poole can match for size, in a quiet area where a family can live normally: school runs, a walk to the bakery, a drive to work.

Large rooms and big windows look wonderful in summer photographs. In winter, what counts is whether they are warm.

Pricing a long winter stay

The summer after

Preparing a family house for a long winter stay

A family living in the house for two months needs space they can treat as theirs: cleared wardrobes, a lockable cupboard for the owner's things, a big fridge freezer, enough beds made up for everyone and a printed note on bins, heating controls and the nearest schools and surgeries. We go through this at the first visit and add anything missing to the inventory before the winter calendar opens.

Council tax and agreements

Penn Hill is in BCP Council's area, which charges a 100% council tax premium on furnished second homes; on a large house in a high band that is a real cost. Being available on 140 nights in a year and let on 70 can bring business rates instead. Long family stays complicate it: nights in stays of 28 or more may be counted differently, and a family living in the house for months can raise tenancy questions, so we choose an agreement per stay. The Penn Hill letting market

A residential ward between Parkstone and Canford Cliffs, with a small village of cafes, restaurants and shops at its centre. Its roads of detached family houses, character and modern, run down towards Branksome Chine, Canford Cliffs and Sandbanks, so it suits families and groups who want a large house near the beaches without a beach-front address.

Penn Hill is a ward of large detached houses with gardens and drives, between Parkstone and Canford Cliffs, with a small village of cafes, a bakery, a brasserie and pubs at its centre. In summer its houses take beach families. In winter they suit a smaller but well-matched market: households that need a lot of bedrooms for a while.

Christmas and New Year bring multi-generation family gatherings, which are the bookings a four or five bedroom house is built for. From January the useful guests are families relocating to Poole, especially those settling children into local schools, and households out of their own home during a rebuild, a refurbishment or an insurance claim. Each needs space, parking for two cars and a proper kitchen for weeks.

Short breaks are thin in January and February, and a large house has a large changeover. That is why long stays are the winter plan here.

What brings guests to Penn Hill

  • Penn Hill village. A cluster of independent cafes, a bakery, a brasserie, gastro pubs and a mini market. Groups staying a week can walk out for breakfast and dinner, which is rarer than it should be in a residential area.
  • Branksome Chine and the beaches. Branksome Chine's wooded walk leads down to the beach about half a mile from the lower end of Penn Hill Avenue, and Canford Cliffs and Sandbanks are a short drive. Families book here in the school holidays for beach days.
  • Larger houses with gardens and drives. Much of the housing is detached family homes with gardens and off-road parking. That stock suits several generations of a family, reunions and friends sharing: the bookings a two-bed seaside flat cannot take.
  • Branksome and Parkstone stations. Branksome and Parkstone stations are both within reach, with trains to Bournemouth, Southampton and London Waterloo, and buses run along the main road between Poole and Bournemouth.
