Dorset Council rules and the agreement

Ferndown is in Dorset Council's area, which has charged a 100% council tax premium on furnished second homes since 1 April 2025. A house let mostly for long stays will rarely qualify for business rates, because stays of more than 28 nights do not count towards the 70 let nights required. Company bookings for visiting staff and individuals making the house their home are treated differently in law, so we use the right agreement for each stay; take legal advice too. Every stay needs a fire risk assessment, a gas safety certificate where there is gas, electrical checks and the right insurance. The local market

The Ferndown letting market

A town north of Bournemouth built largely since the 1950s, with detached houses and bungalows. It is a business and family market, not a holiday one: contractors on the industrial estates, airport-related stays, golf breaks and visiting relatives. Demand is steady midweek and changes little with the season.

Ferndown is the clearest business market of any place we cover. The Ferndown and Uddens estates, with East Dorset Trade Park, cover about 61 hectares and form the largest industrial area in east Dorset, with employers such as Farrow & Ball. Bournemouth Airport and its Aviation Business Park are about four miles away at Hurn. Work on both brings engineers, installers and new staff for stays measured in months.

The houses that serve them are the town's ordinary stock: post-war detached houses and bungalows with drives, close to the A31. A crew wants a bed each, parking for vans and a kitchen they will use every night; a relocating manager wants a quiet house and a desk while the family decides where to buy.

Ferndown is in Dorset Council's area. A house let mainly for long stays will normally pay council tax, with Dorset Council's 100% premium on furnished second homes, and that cost belongs in the monthly price from the start.

What brings guests to Ferndown

  • Ferndown and Uddens industrial estates. Together they form the largest industrial area in east Dorset, home to employers including Farrow & Ball. Contractors, engineers and visiting staff book midweek and by the month.

Do businesses on the Ferndown estates book houses by the month?

They do when a project needs people on site for longer than a hotel makes sense. Installation, maintenance and fit-out work on the Ferndown and Uddens estates brings engineers and contractors from outside Dorset, and firms often book a whole house for a team for several weeks or months. A three or four-bedroom house with a drive, a short run from the estates, suits them. The firm usually books and pays.

Is Bournemouth Airport a source of long stays for Ferndown?

Yes, through the businesses around it more than the flights. The Aviation Business Park at Hurn holds aerospace and engineering firms whose projects bring specialists for months at a time, and Ferndown is a short drive away along quieter roads than the Bournemouth side. Some guests also work at the airport itself on contracts. We would treat this as one strand of demand alongside the estates and relocations.

Is a mid-term let better than a tenancy for a Ferndown house?

It depends on what you want from the house. A tenancy gives steady rent and less management, and Ferndown has a strong long-let market. Who pays council tax on a Ferndown mid-term let?

The owner, in most cases. A house let to a series of guests who each keep a main home elsewhere is nobody's main residence, so it is a second home for council tax and Dorset Council charges a 100% premium. Business rates apply only if the house is available for 140 nights and let for 70 in a year, and stays of more than 28 nights do not count as let nights. We build council tax into the monthly rate.

What agreement covers a contractor team in Ferndown?

Normally an agreement with the company, because the firm is booking accommodation for staff whose homes are elsewhere. That is different from an individual making the house their only home, who may become an assured tenant; since 1 May 2026 those tenancies are periodic.
