Ringwood is a working town before it is a holiday base, and that suits winter. The roads that bring summer families to the Forest also bring contractors, business visitors and relatives through the dark months, and they need somewhere to stay for longer than a weekend. Our winter let management in Ringwood fills November to March with those stays, with Christmas breaks and birdwatching weekends on top. It is the Ringwood side of our winter let management service, and the town is one of the closest Forest edges to our Bournemouth office.
Who keeps Ringwood busy in winter
- Contractors on the A31 and A338. Road, utility and building work across the area brings trades who need a base for weeks.
- Business visitors. Firms on the town's business parks, including NFDC's Platinum Jubilee Business Park on Crow Lane, have visitors, new staff and project teams.
- Birdwatchers. Blashford Lakes, two miles north, has hides open through the winter and huge evening roosts of gulls and wildfowl, including goosander.
- Christmas visitors. The Winter Wanderland opens the season at the end of November with a market, lights and entertainment in the Market Place.
- Families visiting relatives, and people moving into the area while they buy.
- Dog owners heading onto the open Forest east of the town.
Setting up for weekday guests
A contractor's checklist is short and strict: a parking space that fits a van, a fast and simple check-in, a washing machine and dryer, wifi that works, a kitchen fit for cooking every night and beds that are actually comfortable. Get those right and the reviews follow. For leisure guests, add a wood burner if the house has one, a boot rack and dog towels. Heating matters to both, because contractors come back cold and wet and expect a warm house.
Winter pricing in Ringwood
Ringwood's winter calendar is the reverse of a beach town's. Weekdays carry the demand, so we price them weekly and monthly for contractors and visitors, with lower cleaning costs built in. Weekends stay open for short breaks. Christmas and New Year are priced on their own, and we check every rate daily against the bookings in front of us. Whether bills are included on monthly stays is your call, agreed before we list.
Flexiestays for the weeks and months
Your Ringwood house is listed on Airbnb, Booking.com and Vrbo, and on Flexiestays, Bournemouth's number one platform for winter and long stays. Ringwood is close to Bournemouth but outside it, so we list your house on Flexiestays with our Bournemouth homes, where contractors and relocating households already look for a month nearby. Flexiestays charges only 8% on bookings it brings.
Council tax, planning and longer stays
New Forest District Council charges a 100% premium on furnished second homes unless the property qualifies for business rates by being available for 140 nights and let for 70 in the previous year. The town centre is outside the National Park, though most of the parish is inside it. A stay of 28 nights or more needs care: it may not count towards the business rates test, and if the guest is an individual making it their home, it could become a tenancy. Company bookings for contractors are handled differently. The agreement we use depends on who is staying and for how long. The tax side is covered in our guide to holiday let tax after FHL.
Ringwood the rest of the year
Summer letting is covered by holiday let management in Ringwood and Airbnb management in Ringwood. Winter neighbours: Burley, New Milton and the wider New Forest.
Our commission is 16% of booking revenue, with no retainer. Cleaning and repairs go to recommended local companies you pay directly, or your own. Details on our pricing page.
Full in summer. Earning in winter too.
Most holiday lets in Ringwood go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Ringwood letting market
A Hampshire market town on the River Avon at the western edge of the New Forest. Cottages and townhouses in the centre and modern family houses around it let to walkers, cyclists and families using the town as a forest base, and to contractors on the A31 corridor. The season follows the forest: spring to autumn, with school holiday peaks.
Ringwood is a market town on the A31 and the A338, and that road network is what keeps it busy in winter. Contractors working along the A31 corridor, between Southampton and Dorset, need a base for a week or a month, and the town has business parks of its own, including the Platinum Jubilee Business Park that New Forest District Council opened on Crow Lane. Bournemouth is about ten miles down the A338.
Leisure guests still come. Blashford Lakes, two miles north, is at its best in winter, when huge flocks of wildfowl and gulls roost on the water. The Wednesday market runs through the year, the Winter Wanderland at the end of November fills the Market Place, and the Forest starts on the east side of town for dog walks.
There is no railway station, so every guest drives. Parking, room for a van and a quick, simple arrival matter more than a view. Cottages near the Market Place suit couples and Christmas visitors; modern family houses on the edges suit contractors and longer stays.
What brings guests to Ringwood
- New Forest National Park. The forest begins on the eastern side of the town. Walkers, cyclists, riders and dog owners book from spring to late autumn, and families come in the school holidays.
- Wednesday market and the town centre. Ringwood has held a weekly market on Wednesdays since 1226. The market, independent shops and pubs give guests a centre they can walk around, which supports short breaks outside summer.
- Moors Valley and Blashford Lakes. Moors Valley Country Park, just over the Dorset border at Ashley Heath, and the Blashford Lakes nature reserve north of the town are family and birdwatching draws. Between them they bring bookings in school holidays and in the quieter months.
- A31 and A338. The A31 runs through the town towards Southampton and Dorchester, and the A338 leads south to Bournemouth and north to Salisbury. Easy road access suits contractors and guests touring by car.
- Castleman Trailway and Avon Valley Path. The 16-mile Castleman Trailway to Poole starts in Ringwood, and the Avon Valley Path between Salisbury and Christchurch passes through the town. Both bring walkers and cyclists who stay several nights.

Full pricing and what is extraWinter let management in Ringwood: questions
Is there enough contractor demand in Ringwood to fill a winter?
It is the most dependable winter demand the town has. The A31 and A338 put Ringwood within reach of work across south-west Hampshire and east Dorset, and trades on longer jobs prefer a furnished house to a run of hotel nights. They book a week or several at a time, often at short notice. A two or three-bedroom house with off-road parking, a washing machine and good wifi is what they look for.
What leisure bookings does Ringwood get in winter?
Birdwatchers, walkers, dog owners and Christmas visitors. Blashford Lakes nature reserve, run by the Hampshire and Isle of Wight Wildlife Trust, holds large numbers of wintering wildfowl and a gull roost that draws birders from far away. The Castleman Trailway and Avon Valley Path are walkable all year. The Winter Wanderland and the Christmas lights switch-on at the end of November bring weekend breaks.
Do I need a station nearby to let in winter?
Not in Ringwood, because winter guests here mostly drive anyway. Contractors arrive by van, birdwatchers by car, and relatives come up the A31 or A338. What they need instead is a parking space they can rely on. If the property has a drive, it leads the listing. If guests must park on the street, we say where and how far it is.
How do you price Ringwood winter stays?
By who is booking. Weekday stays for contractors and business visitors are priced weekly and monthly, with one changeover rather than several. Weekends stay open to couples, dog owners and birdwatchers at a short-break rate. Christmas and New Year carry their own prices. We review every rate daily and agree with you whether utilities are included on long stays.
Is Ringwood in the National Park?
The town itself is outside it, so planning in the centre sits with New Forest District Council, but most of Ringwood parish to the east is inside the New Forest National Park, where the National Park Authority decides. Council tax is New Forest District Council's everywhere, with a 100% second homes premium since April 2025 unless the property qualifies for business rates.
Can I use a Ringwood property myself over Christmas and still let the winter?
Yes. Block Christmas in the owner portal before we open the winter calendar, and we will let the weeks before and after. A common pattern in Ringwood is short breaks to Christmas, your own use over the holiday, and a contractor or relocation stay from early January until the spring.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
