Burley is the village people picture when they book a Forest Christmas: thatched roofs, ponies on the green and heath beyond the last house. It is also one of the quieter villages once the holidays end, and an owner should plan for that rather than hope it away. The shape of a Burley winter
November still has autumn colour and the last of the pannage, when commoners' pigs root for acorns under the oaks. December is about Christmas: cottages for the holiday week, and couples on weekend breaks. Burley Manor's Christmas programme brings people to the village who then want a house nearby for family. After New Year, weekends keep selling to couples and dog owners, while weekdays go quiet until the half term in February.
Without a station or a big employer, Burley has little weekday business demand. That is the honest difference between this village and Brockenhurst or Lyndhurst, and it is why longer stays matter more here.
Who books

- Dog owners and riders. Castle Hill and the heaths around the village are open and quiet in winter. The ground-nesting season starts on 1 March, after which dogs must be kept closer.

The cottage a winter guest wants
Warm in every room, not only the sitting room. A stove that works and a basket of logs on arrival. A garden fenced against the ponies, a hose or outside tap for muddy dogs, and parking off the verge. Inside, a good kitchen matters more than in summer, because the village has few places to eat on a January weeknight. For longer guests, add a desk and a washing machine with a drying rack.
Pricing the weeks and months
Christmas and New Year are priced first. Winter weekends sit at a rate for two and three-night breaks, with a lower midweek price. Weekly and monthly rates cover January and February, set to reflect one changeover instead of several, with heating agreed in advance. Prices are reviewed daily as bookings come in.

Rules for Burley owners
Planning is the New Forest National Park Authority's, and Burley is not one of the Park's four defined villages, so new holiday buildings are hard to get approved. New Forest District Council's 100% second homes premium applies unless the cottage was available for 140 nights and let for 70 in the previous year, when business rates apply instead. A stay of 28 nights or more is a different kind of letting: it may not count towards that test, and could become a tenancy if the guest makes it home. Each long stay gets the agreement that fits it. The Burley letting market
A small village on open heath in the south-west of the National Park, about four miles south-east of Ringwood, known for its witch-themed shops, tea rooms and ponies in the street. Thatched and brick cottages, bungalows and larger forest houses let to families, cyclists, riders and dog owners, mostly from Easter to October.
Burley is quieter in winter than Lyndhurst or Brockenhurst. It has no station, no large employer and no through traffic to speak of, so the weekday trade that carries bigger villages is thin here. What it has is the picture people imagine when they think of a Forest Christmas: thatch, ponies on the green, a pub with a fire and open heath on every side.
That shapes the plan. Weekends from November to the end of February, and the Christmas and New Year fortnight, are where a Burley cottage earns. Burley Manor runs Christmas breaks and festive dining, which brings guests who want a cottage of their own nearby. Midweek, the guests are dog owners, riders, people renovating or buying a house in the area, and families visiting relatives in the villages, and many of them stay longer than a weekend.
Cottages with a log burner or wood stove, an enclosed garden and parking off the verge do best. Larger forest-edge houses suit Christmas gatherings of two or three generations.
What brings guests to Burley
- Ponies in the village street. Commoners' ponies and cattle graze the greens and wander through the centre. For many families it is the picture of the New Forest, and it is what they book Burley to see.
- Cycle hire and the old railway line. A cycle hire shop in the village rents bikes, tandems and dog trailers, and the off-road route along the disused railway towards Brockenhurst is a family favourite. Cyclists want secure storage and a hose.
- Witch shops, tea rooms and a cider farm. The village trades on Sybil Leek, the self-styled white witch who lived here in the 1950s. Gift shops, a fudge shop, tea rooms and a cider farm make it a day out, and a reason to stay longer.
- Heath walking and riding. Castle Hill, an Iron Age hillfort, and the heaths around the village bring walkers, dog owners and riders in spring and autumn as well as summer.

Is it worth letting a Burley cottage in winter at all?
For most owners, yes, as long as the expectations are right. Christmas, New Year and winter weekends sell well for a cottage with a fire. January and February midweeks are thin, and we would rather fill them with one guest for three weeks than leave them empty waiting for two-night breaks. New Forest District Council's second homes premium also makes an empty winter more expensive than it used to be.
Who stays in Burley for weeks rather than nights?
People with a reason to be in this corner of the Forest. Owners renovating a house nearby who need to live close to the work, buyers waiting for a purchase to complete, families staying near an older relative and the occasional remote worker who wants quiet above all. Ringwood, about four miles away, has the supermarkets and services that a longer stay needs.
Do winter guests mind that Burley is so rural?
Not when they have been told what to expect. Lanes are dark, ponies stand in the road at night, mobile signal can be patchy and the nearest supermarket is in Ringwood. Guests who book Burley in winter usually want exactly that, but they need to know before they arrive. We put directions, a torch, the wifi details and a note about driving slowly at night in the arrival message.
What should I do to a Burley cottage before winter?
Make it warm and easy to live in. Sweep the chimney, service the boiler, and if the property runs on oil or LPG, fill the tank before the first booking. Fit a carbon monoxide alarm near any stove. Add a boot rack, dog towels and a drying rail by the door, and check that the garden gate and fence keep the ponies and cattle out, since they graze right up to it.
Can I add a lodge or annexe in Burley to let in winter?
It is difficult. Burley is inside the National Park but is not one of the four defined villages where the Local Plan supports new visitor accommodation, so the New Forest National Park Authority is cautious about new lettable buildings. Re-using an existing building can sometimes work. Ask the Authority before you spend money, and do not rely on getting consent.
How are Burley winter stays priced?
Christmas and New Year are priced as the peak of the winter and sold first. Weekends are priced for couples and dog owners on two or three nights. For January and February midweeks we offer weekly and monthly rates, which save on cleaning and suit longer guests. Whether heating is included in a monthly rate is agreed with you before we market it.
