Ringwood sits on the River Avon where Hampshire meets the western edge of the New Forest. Holiday homes in the town earn their bookings from forest visitors: walkers, cyclists, riders, dog owners and families. From our Bournemouth office, roughly ten miles by road, our holiday let management team runs Ringwood cottages and houses on a forest calendar instead of a beach one.
What lets in Ringwood
Two types of home earn best. Close to the Market Place, cottages and townhouses within strolling distance of the pubs and the river appeal to couples on short breaks. Out on the BH24 estates, family houses with a drive and a garden appeal to families and walking groups booking a whole week. Ringwood guests look for:
- honest minutes to the nearest forest walk;
- off-road parking, since the town has no railway station;
- a lockable spot for bikes, a boot room or a hard floor at the door, and a washing machine;
- a fenced garden where dogs are accepted.
How the Ringwood year runs
Forest seasons, not tides, decide the Ringwood calendar. Bookings start at Easter. Spring and autumn stay busy with walkers and cyclists, because the 16-mile Castleman Trailway to Poole begins here and the Avon Valley Path crosses the town. The school summer holiday is the high point: families use Ringwood as a base for the forest, for Moors Valley Country Park just across the Dorset border and for the beaches at Christchurch and Bournemouth. Birdwatchers keep coming to Blashford Lakes, north of the town, as the weather cools.
From November the town goes quiet. Weekends stay available for short breaks and dog owners, while January and February midweeks go to longer stays and to contractors working along the A31.

Rules and costs for a Ringwood owner
Ringwood is a Hampshire town, so Dorset rules do not apply. Council tax goes to New Forest District Council, which since 1 April 2025 has added a 100% premium to furnished homes where nobody lives permanently. Once a Ringwood house is offered to guests for at least 140 nights and occupied by them for at least 70, it can move onto business rates. The district council handles planning in the town itself, yet most of the parish around it sits within the National Park, and there the New Forest National Park Authority makes the decisions.

The Ringwood letting market
A Hampshire market town on the River Avon at the western edge of the New Forest. Cottages and townhouses in the centre and modern family houses around it let to walkers, cyclists and families using the town as a forest base, and to contractors on the A31 corridor. The season follows the forest: spring to autumn, with school holiday peaks.
Ringwood lets on the New Forest, not the sea. The National Park begins on the eastern side of the town, so walkers, cyclists, riders and dog owners book from Easter to late autumn, and families fill the school holidays. The Wednesday market and a walkable centre of pubs and independent shops make it a base guests can enjoy in the evening, which a forest cottage miles from anywhere cannot offer.
The stock that earns most is a cottage or townhouse within a walk of the Market Place, or a family house with a garden, parking and somewhere to put bikes and wet boots. Dog-friendly properties reach a large share of New Forest guests.
The year has a long spring and autumn but a quiet winter, and with no railway station every guest comes by car. Owners who bought for their own forest breaks should plan their weeks around the school holidays, when the house earns most.
What brings guests to Ringwood
- New Forest National Park. The forest begins on the eastern side of the town. Walkers, cyclists, riders and dog owners book from spring to late autumn, and families come in the school holidays.
- Wednesday market and the town centre. Ringwood has held a weekly market on Wednesdays since 1226. The market, independent shops and pubs give guests a centre they can walk around, which supports short breaks outside summer.
- Moors Valley and Blashford Lakes. Moors Valley Country Park, just over the Dorset border at Ashley Heath, and the Blashford Lakes nature reserve north of the town are family and birdwatching draws. Between them they bring bookings in school holidays and in the quieter months.
- A31 and A338. The A31 runs through the town towards Southampton and Dorchester, and the A338 leads south to Bournemouth and north to Salisbury. Easy road access suits contractors and guests touring by car.
- Castleman Trailway and Avon Valley Path. The 16-mile Castleman Trailway to Poole starts in Ringwood, and the Avon Valley Path between Salisbury and Christchurch passes through the town. Both bring walkers and cyclists who stay several nights.

Which council covers a holiday let in Ringwood?
Ringwood is in Hampshire, and New Forest District Council collects the council tax and handles planning for the town itself. Most of the rest of Ringwood parish lies inside the New Forest National Park, where the New Forest National Park Authority is the planning authority instead. Check which one covers your address before you apply for anything, because a property on the edge of the town may fall either side of the line.
Does New Forest District Council charge a second homes premium?
Yes. Since 1 April 2025 New Forest District Council has charged an extra 100% on furnished properties that are nobody's permanent residence, so a second home pays double council tax. A holiday let available for 140 nights a year and actually let for 70 can be assessed for business rates instead. Confirm which applies to your property with the council and your accountant.
Should my Ringwood holiday let accept dogs?
Usually, yes. Many New Forest guests travel with a dog, and accepting one widens the market, particularly in spring, autumn and winter. It works best with hard floors downstairs, an enclosed garden and a clear limit on the number and size of dogs. We add a pet fee where it suits and brief the cleaning company, because dog hair left for the next guest costs a review.
Is Ringwood busy outside the summer holidays?
Busier than a beach town. Walkers and cyclists book spring and autumn weekends and midweek breaks, Blashford Lakes brings birdwatchers into the colder months, and the Wednesday market gives short-break guests something to do. January and February are the quiet weeks. We open them to longer stays and contractors working along the A31 so the calendar keeps earning, and we keep the weekends open for dog owners and couples.
Can I keep weeks in my Ringwood house for my own forest breaks?
Yes. You block your dates in the owner portal and we let the rest. Many Ringwood owners bought for their own New Forest walks, and spring and autumn weeks cost far less in lost bookings than August does. Tell us early which weeks you want each year, so we can set minimum stays around them and avoid short gaps nobody books.
Do you manage Ringwood from Bournemouth?
Yes. Ringwood is about ten miles by road from our office at 557 Charminster Road, up the A338. That is further than our BCP areas, so at the first visit we confirm we can carry out check-ins, inspections and urgent visits to our usual standard, and that a recommended local cleaning company covers the town, before you sign anything. Guests can reach us 24 hours a day either way.
