A Wimborne house can earn steadily from November to March because the town never depended on summer in the first place. Our winter let management keeps a Wimborne property booked through the colder months: festive weekends priced early, the quiet weeks sold as longer stays, and every booking set up properly. We run it from our office on Charminster Road, about nine miles away, for 16% commission with no retainer.

The Wimborne winter calendar

Late November or early December. The run-up to Christmas starts with the Wimborne Christmas Festival, organised by Wimborne BID and Wimborne Town Council: carols in the Market Square, the blessing of the tree, the lights switch-on, late opening in the shops and a Christmas market of food and gift stalls. The weekend fills with couples and families from further afield.

December. Christmas at Kingston Lacy brings visitors to the National Trust house and gardens, and the Minster's Advent and Christmas services draw people back to the town. Relatives arrive for the holiday and want a house, not a hotel room.

January to March. The festive guests go home and the working guests arrive. This is when monthly bookings carry the calendar, until the February half term brings families again.

Who books in winter here

  • Contractors and engineers on the town's own estates, such as Riverside Park and Brook Road, and on the Ferndown and Uddens estates a short drive east, which together make up east Dorset's largest industrial area.

  • Remote workers who want a market town with pubs and the Tivoli Theatre within walking distance, and Poole an easy drive.
  • Couples booking the Christmas Festival or a quiet February weekend at the Minster.

What a Wimborne winter guest needs

Period cottages near the Minster sell December weekends, but they need to be warm. Draughty sash windows and a single electric heater earn poor January reviews. The houses that let longest in winter are the family homes at the edges of town, with gas central heating, a drive for two cars or a van, a washing machine and dryer, fast broadband and a table that works as a desk. If the house has a log burner, the listing explains it and the arrival message tells guests where the logs are.

Pricing the long stays

Festival and Christmas dates carry a nightly price with a weekend minimum. From January, the price is set by the week and the month instead. A monthly guest pays less per night than a weekend couple, but the house is let every night, and one changeover replaces eight or ten, which cuts the cleaning bill you pay to the recommended company.

The local market

The Wimborne letting market

A historic market town on the Stour and the Allen, five miles north of Poole, with one of Dorset's foremost collections of 15th to 17th-century buildings. Cottages and townhouses in the centre let to couples and heritage visitors; newer houses at the edges take family and contractor stays. It is less seasonal than the coast, with festival weekends as the peaks.

Wimborne Minster has a gentler winter than the Dorset coast. The Minster and its chained library are open in every month, the town's independent shops and pubs trade through January, and nobody books Wimborne for the beach in the first place. What the town loses in November is the day-tripper; what it keeps is the guest with a reason to be here.

December is the strongest winter month. The Wimborne Christmas Festival, run by Wimborne BID and the town council, brings the lights switch-on, carols in the Market Square, late shopping and a Christmas market, and Christmas at Kingston Lacy draws visitors to the National Trust estate north-west of the town. January to early March belongs to longer stays: contractors on the BH21 industrial estates, relatives helping out after a new baby or an operation, and households waiting for a house purchase to complete.

What brings guests to Wimborne

  • Wimborne Minster. The Saxon and Norman minster church, with its chained library, anchors a compact historic centre of independent shops, pubs and the art deco Tivoli Theatre. It supports short breaks for couples in every season.
  • Kingston Lacy. The National Trust house and estate lies just outside the town to the north-west. It brings heritage and garden visitors through most of the year, including months when the coast is quiet.
  • Wimborne Minster Folk Festival. Held over a weekend each June since 1980, with Morris dancing, concerts and a procession through the streets. It fills the town for the weekend and is a date to set prices and minimum stays for.
  • Model Town and the market. Wimborne Model Town, a 1:10 scale model of the town in the 1950s, and a market held from Friday to Sunday add family and day-visitor trade, which helps school holiday bookings.
  • Inland base for east Dorset. Poole is a short drive south, and Ferndown's industrial estates, the A31 and Bournemouth Airport lie to the east. Contractors and relocating families book houses here midweek and for longer stays.

Does Wimborne get winter bookings without a beach?

Yes, and the lack of a beach helps. Coastal towns lose most of their guests when the weather turns; Wimborne's guests come for the Minster, the Christmas Festival, Kingston Lacy, family and work, none of which stop in winter. The quietest stretch is mid-January to the February half term, and we sell it as weekly and monthly stays rather than leaving gaps between weekend breaks.

Which winter weekends sell best in Wimborne?

The Christmas Festival weekend, when the lights are switched on and the market fills the High Street car park, and the weekends either side of Christmas, when Kingston Lacy runs its festive programme and families come home. New Year books too, mostly by relatives. We open these dates early with a weekend minimum stay, then release single nights only if the town is not full.

Do contractors book Wimborne houses in winter?

They do. Industrial estates on the town's edge, such as Riverside Park off Station Road and the units on Brook Road, and the much larger Ferndown and Uddens estates a short drive east, bring engineers and fitters who need a house for a week or a month. They want parking for vans, a washing machine, decent wifi and a kitchen. We price those stays weekly or monthly and keep weekends free where we can for festive guests.

Will a long winter booking stop me using the house at Christmas?

Only if you let it. Block your own Christmas dates in the owner portal first and we build the winter around them, selling the weeks before and after as longer stays. Many Wimborne owners have family nearby and keep the festive week for themselves, which costs less here than in a seaside town where Christmas is the only busy week of the winter.

Does winter letting change my council tax in Wimborne?

It can. Wimborne is in Dorset Council's area, which charges a 100% premium on furnished second homes from 1 April 2025.
