Springbourne sits on the north side of the railway between the Lansdowne and Boscombe, with Holdenhurst Road running through it. It has Victorian cottages, Edwardian avenues and newer flats, Bournemouth station on its southern edge and no sea view anywhere. In summer that puts it behind the clifftop. From November to March it often puts it ahead, and our winter let management service is built to take that advantage.
Who books Springbourne between November and March
- People relocating for work. The Lansdowne is the town's main office district, at the western end of Holdenhurst Road. New starters who have not yet found a home take a furnished flat for one to three months.
- University and college visitors. Bournemouth University's Lansdowne buildings and Bournemouth and Poole College are a walk away. Visiting lecturers, staff on placement and parents in town for the start of the spring term look for somewhere close.
- Rail arrivals and weekly commuters. Trains run from London Waterloo, and the coach station is beside the railway station, so a guest who works in Bournemouth from Monday to Friday and goes home at weekends can do it without a car.
- Contractors and hospital staff. The Royal Bournemouth Hospital is about three kilometres north-east, a short drive along the Wessex Way and Castle Lane, and site teams working in the town centre want a base close by.
- Weekend visitors. AFC Bournemouth's home games at the Vitality Stadium in Kings Park, a short walk east, and the Christmas market in the Square bring one and two-night stays.
What a winter guest needs from a Springbourne flat
Long-stay guests here are usually working, so the flat is an office as well as a home. We look for a proper desk and chair, wifi tested for video calls, heating that works on a timer, a washing machine and a kitchen with enough in it for a month of cooking. A key safe or smart lock matters for late trains. If there is a parking space, it goes in the title; if not, the listing leads with the walk from the station.

The Springbourne letting market
A residential district on the north side of the railway, between the Lansdowne and Boscombe, with Victorian cottages, Edwardian avenues and newer flats either side of Holdenhurst Road. It is not a beach area: it lets on its closeness to Bournemouth station, the Lansdowne and the town centre, to contractors, rail arrivals, students' families and longer stays.
Springbourne is not a beach district, and in winter that stops being a drawback. Its streets run along the north side of the railway, with Bournemouth station and the coach station on the southern edge, the Lansdowne at the western end of Holdenhurst Road and the town centre a walk beyond. A guest in January wants exactly that: no car needed, offices and campuses on foot, and a supermarket at the end of the road.
Winter guests here are mostly working or studying. People starting jobs in the Lansdowne offices before they rent, staff and visitors at Bournemouth University's Lansdowne buildings and Bournemouth and Poole College, contractors, and rail travellers who arrive on a Monday and leave on a Friday. Football supporters and Christmas market visitors add weekends.
One-bedroom flats and small Victorian or Edwardian houses do best. Parking is the trade-off: many streets are tight, so a space with the property is worth naming, and a flat without one should sell the station instead.
What brings guests to Springbourne
- Bournemouth station on the doorstep. The railway forms Springbourne's southern edge, and Bournemouth station, with trains to London Waterloo and the coach station beside it, is under a kilometre from the centre of the district. Guests arriving by train can walk to the door.
- The Lansdowne and the universities. The Lansdowne, with Bournemouth University's town campus, Bournemouth and Poole College and the town's main office district, is at the western end of Holdenhurst Road. It brings course visitors, staff on placements and parents of students.
- Holdenhurst Road. Once the main road into Bournemouth and now bypassed by the Wessex Way, Holdenhurst Road is a shopping street and bus corridor with supermarkets, takeaways and everyday shops. Guests on longer stays have their daily needs within a walk.

Why would anyone book Springbourne in winter?
Because most winter guests are not on holiday. Springbourne puts Bournemouth station, the Lansdowne offices, the university's Lansdowne buildings and Bournemouth and Poole College within a walk, and Holdenhurst Road has the supermarkets and everyday shops a long-stay guest needs. People relocating for work, course visitors, contractors and rail commuters book here from November to March, often for weeks at a time.
Do relocating staff really book furnished flats by the month?
Yes, and the Lansdowne is where many of them start. A new job in the office district often begins before the person has found somewhere to rent or buy, and a furnished flat a few minutes' walk away bridges the gap. They want a monthly price with bills included, a desk, fast wifi and a washing machine. Companies sometimes book on their behalf, which changes the paperwork.
Is a Springbourne flat without parking hard to let in winter?
Not for the right guest. Rail arrivals, students' visiting families and many relocating professionals do not bring a car, and the station is on Springbourne's doorstep. We say plainly in the listing that there is no space and explain the walk from the station and the buses along Holdenhurst Road. A flat with a space is easier to let to contractors, who usually drive.
How do Springbourne winter prices work?
Match days at the Vitality Stadium and Christmas market weekends are priced as short stays. Around them we set weekly and monthly rates, with heating and bills included in the monthly figure, and prices reviewed daily. The aim is a long booking across the slow weeks of January and February, with the short stays filling what is left. We do not publish a fixed rate card, because the right price moves with demand.
Can I let my Springbourne flat on long winter stays if it is leasehold?
Only if the lease allows it. Springbourne has many leasehold flats in divided houses and newer blocks, and leases may require use as a private residence, ban short lets or need consent. A long stay can be treated differently from a holiday let under the same clause, so ask a solicitor to read it. Tell your insurer and lender how the flat will be let.
What changes when a Springbourne stay passes 28 nights?
Stays of 28 nights or more may count differently towards the business rates letting test, and an individual who makes the flat their only home could become an assured tenant under the Renters' Rights Act. A company booking for its staff is generally treated differently. We agree the length and use an agreement that fits the stay before the guest arrives.
