Winter let management in Lyndhurst
Lyndhurst sits at the centre of the Forest, so winter guests use it as a base: autumn colour, Christmas on the High Street, dog walks from the door and contractors on the A35. Let by the week or month, 16% commission.

Lyndhurst is where roads across the Forest meet, and in winter that matters more than the views. Guests on a short break use it to reach Rhinefield, Bolderwood, Beaulieu and the coast in a weekend, and people working in Southampton or on the Waterside use it as a quieter base for a week or a month. Our winter let management in Lyndhurst prepares a cottage or village house for both and keeps it earning until Easter. It is how our winter let management service runs in the Forest's main village.
Winter in the middle of the Forest
The season starts with autumn colour. Beech and oak on the ornamental drives turn through October and into November, and walkers come for it. The Verderers, who govern commoning in the Forest, sit at the Queen's House in the village, and the pannage season puts commoners' pigs out to eat acorns from September into the winter in some years, which visitors enjoy seeing.
December brings festive events to the High Street and families booking the holiday week. January and February are the quiet stretch, but dog owners and walkers keep coming, and the Heritage Centre, pubs and tea rooms keep the village alive.
Who books a Lyndhurst house in winter
- Couples and families on fireside breaks, touring the Forest by car.
- Dog owners who walk out from Bolton's Bench.
- Contractors on jobs reached by the A35 and the M27, booking by the week.
- Families visiting older relatives in the village and the Forest around it.
- Remote workers who want a month away, if the broadband allows.
Preparing the property
Old cottages around Swan Green have low ceilings, thick walls and sometimes only a fire downstairs. Before winter, make sure every bedroom can be heated, the chimney is swept and a carbon monoxide alarm is fitted near any stove. Put up hooks, a boot rack and a drying rail by the back door. Contractors and walkers both bring the weather in with them. If the house has its own parking, say so in the title, because the alternative in the centre is pay and display.
Pricing a Lyndhurst winter
We split it. Christmas week and New Year are priced on their own and usually sell first. November and early December weekends are priced for autumn colour and Christmas shopping breaks. In January and February we stop chasing two-night bookings midweek and offer weekly and monthly stays to contractors, relatives and remote workers, at a rate that reflects fewer cleans. We agree with you whether heating and electricity are included on a month.
Long winter stays and Flexiestays
Your Lyndhurst house goes on Airbnb, Booking.com and Vrbo, and on Flexiestays too. Flexiestays is Bournemouth's number one platform for winter and long stays and charges only 8% on what it books. Lyndhurst is well outside Bournemouth, so we list your house on it beside our Bournemouth stock, where guests looking for weeks rather than nights already search.
The rules in short
The New Forest National Park Authority is the planning authority in Lyndhurst, which matters for new flues and outbuildings. New Forest District Council charges a 100% premium on second homes unless the property qualifies for business rates. Stays of 28 nights or more fall on the other side of an important line: they may not count towards the business rates test, and a guest who makes the house their home can gain tenancy rights. We put each stay on the agreement that suits its length. Read our guide to holiday let regulations in England.

Full in summer. Earning in winter too.
Most holiday lets in Lyndhurst go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months

The Lyndhurst letting market
The administrative centre of the New Forest, inside the National Park, with a High Street of tea rooms, pubs and shops and the Forest at the end of every road. Victorian villas, cottages and the thatch around Swan Green let to walkers, cyclists, families and dog owners, with short breaks all year and full weeks in the school holidays.
Lyndhurst works in winter because it is central. The A35 to Southampton and Christchurch and the A337 to Lymington meet in the village, the M27 is a few miles away, and Ashurst New Forest station is about three miles off. Guests who want to see several corners of the Forest in a short December break, and contractors who need to reach Southampton and the Waterside, both find it convenient.
The village also has things to do when it rains. The New Forest Heritage Centre, a free museum and library behind the High Street, is open every day, and the tea rooms, pubs and shops trade through the winter. In autumn the colour on the ornamental drives at Rhinefield and Bolderwood brings walkers well into November, and the run-up to Christmas has its own events on the High Street.
Thatched cottages around Swan Green and Victorian houses near the centre both let in winter. The ones that earn most have a fire, parking off the pay and display car park and a garden the ponies cannot reach.
What brings guests to Lyndhurst
- Bolton's Bench and the open Forest. Open heath and grazing lawns start at the edge of the village, with ponies and cattle often on the roadside. Guests walk out of the front door, which is why Lyndhurst suits a short break without the car.
- New Forest Heritage Centre. A free museum, gallery, cafe and reference library on the main car park behind the High Street, open every day. It is where many first-time visitors start, and it holds interest on wet days and in winter.
- Queen's House and St Michael's Church. The Queen's House holds the Verderers' Court, which governs commoning in the Forest. St Michael and All Angels has glass by Morris and Burne-Jones, and Alice Liddell, the original Alice, is buried in its churchyard.
- A35 and A337 crossroads. Lyndhurst sits where the A35 Southampton to Christchurch road meets the A337 to Lymington and the M27. Touring guests use it as a central base, and Ashurst New Forest station is about three miles away.

Full pricing and what is extraWinter let management in Lyndhurst: questions
What brings visitors to Lyndhurst between November and March?
Several things at once. Late autumn colour on the Rhinefield and Bolderwood ornamental drives carries walkers into November. Christmas brings families to cottages and to events in the village, and Lyndhurst has held a Christmas fun day on its High Street. Dog owners walk from Bolton's Bench all winter. On wet days, the free New Forest Heritage Centre behind the High Street is open every day. Contractors and visiting families add weekday demand.
Will contractors stay in Lyndhurst rather than Southampton?
Some prefer it, especially on longer jobs. The A35 runs from the village towards Southampton and the M27 is close, so trades working in Totton, the Waterside or the city can commute against the traffic and come back to a house with a garden and parking. They book by the week, want a washing machine and a fast arrival, and are not fussed about the view. A property with two or more bedrooms and off-road parking for a van suits them.
Can winter guests see the Bolderwood deer?
Not reliably. The keeper feeds the fallow deer at Bolderwood between April and September, and outside that season sightings are not guaranteed. The platform and the ornamental drive are still worth the trip for the trees. We keep listing copy honest on this, because a guest promised deer in January who sees none leaves a disappointed review.
How do you handle the one-way system and parking for winter guests?
With precise instructions. Satnav and the one-way system do not always agree, and a first arrival in the dark is when guests get lost. We send directions that name the turns, say where the car goes and what to do if the space is taken. If the property relies on the central pay and display car park, the listing says so before anyone books.
Is a winter let in Lyndhurst worth it compared with leaving the house empty?
Usually, once you count the fixed costs. New Forest District Council has charged a 100% second homes premium since April 2025, unless the property qualifies for business rates by being available for 140 nights and let for 70 in the previous year. An empty winter also needs heating and checks to protect the house. Bookings from November to March cover some of that and help keep the property on business rates.
Do I need planning consent for a stove in Lyndhurst?
Possibly. Lyndhurst is inside the National Park and has a conservation area, so a flue on a roof slope or wall that fronts a road and forms the front or side of the house is not permitted development and needs consent from the New Forest National Park Authority. Listed cottages need listed building consent. Check with the Authority before you buy a stove.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
