What lets well in Lyndhurst

Rules and costs in Lyndhurst

New Forest District Council has charged a 100% council tax premium on second homes since 1 April 2025. A property available to let for 140 nights and actually let for 70 in the previous 12 months pays business rates instead. Planning sits with the New Forest National Park Authority, and parts of the village are in a conservation area, so any change to the building needs checking first. Safety duties apply as anywhere: fire risk assessment, gas safety where there is gas, electrical checks and the right insurance.

The Lyndhurst letting market

The administrative centre of the New Forest, inside the National Park, with a High Street of tea rooms, pubs and shops and the Forest at the end of every road. Victorian villas, cottages and the thatch around Swan Green let to walkers, cyclists, families and dog owners, with short breaks all year and full weeks in the school holidays.

Lyndhurst is the Forest's central village and its administrative capital: New Forest District Council is based here, and the Verderers' Court sits in the Queen's House. For guests it is the place where the Forest and a proper High Street meet. They walk out to Bolton's Bench and the open lawns, then back to tea rooms, pubs and shops, which makes it one of the easiest New Forest bases without a car once you arrive.

Cottages and small houses near the High Street and around Swan Green take couples and short breaks all year. Larger Victorian and Edwardian houses with gardens carry the family weeks in summer. The trade-off is traffic: the A35 and A337 meet here and run through a one-way system, so a house on the main road needs honest description and good windows, while one on a side lane can charge for the quiet.

Lyndhurst is one of the four defined villages in the National Park's Local Plan, and second homes here pay New Forest District Council's 100% council tax premium unless they qualify for business rates.

What brings guests to Lyndhurst

  • Bolton's Bench and the open Forest. Open heath and grazing lawns start at the edge of the village, with ponies and cattle often on the roadside. Guests walk out of the front door, which is why Lyndhurst suits a short break without the car.
  • New Forest Heritage Centre. A free museum, gallery, cafe and reference library on the main car park behind the High Street, open every day. It is where many first-time visitors start, and it holds interest on wet days and in winter.
  • Queen's House and St Michael's Church. The Queen's House holds the Verderers' Court, which governs commoning in the Forest. St Michael and All Angels has glass by Morris and Burne-Jones, and Alice Liddell, the original Alice, is buried in its churchyard.
  • A35 and A337 crossroads. Lyndhurst sits where the A35 Southampton to Christchurch road meets the A337 to Lymington and the M27. Touring guests use it as a central base, and Ashurst New Forest station is about three miles away.

Is a holiday let in Lyndhurst affected by the National Park planning rules?

Yes, because Lyndhurst is inside the New Forest National Park and the National Park Authority decides planning there. Letting an existing house does not usually need consent on its own. Lyndhurst is one of the four defined villages where the Local Plan is more open to small-scale visitor accommodation in existing buildings, but extensions, annexes and changes to listed or conservation area buildings still need the Authority's approval.

Will I pay the second homes council tax premium in Lyndhurst?

Do guests need a car for a Lyndhurst holiday let?

It helps, but it is not essential. Ashurst New Forest station is about three miles away, on the line between Southampton and Bournemouth, and the village itself has shops, pubs, tea rooms and the Heritage Centre on foot. Many guests walk straight onto the Forest from the door. Parking is still a selling point, because the central car park is pay and display.

When is Lyndhurst busiest?

The school summer holidays are the peak, and the New Forest and Hampshire County Show at New Park, a short drive south near Brockenhurst, fills the village at the end of July. Easter, the half terms and autumn weekends are strong for walkers and dog owners. Christmas and New Year sell for cottages, and January and February are the quietest weeks.

How do guests deal with ponies and cattle in Lyndhurst?

Commoners' ponies and cattle graze around the village and often stand on the verges and the road. We tell guests in the house guide that feeding or petting them is banned under a local order, that the unfenced Forest roads have a 40mph limit, and that gates must stay shut. Lawn cuttings and food must never be thrown over a fence, because they can kill a pony.

Can I use my Lyndhurst cottage myself?

Yes. Block your dates in the owner portal and we let the rest. The clean after your stay is paid to the cleaning company like any other. Summer and the show week earn the most, so keeping them has a cost, but autumn colour and the run-up to Christmas are good times for your own stays and still leave the peak free.
