Sway has space, and in winter space sells. Big detached houses with gardens and drives are what extended families need at Christmas and what relocating households need in the new year, and the village has more of them than its neighbours. Our winter let management in Sway turns that stock into bookings from November to March. It is how our winter let management service works in a village of lanes rather than streets.
Sway's winter visitors
Christmas gatherings. Three generations under one roof for the holiday week, booked early. They want bedrooms on more than one floor, a table that seats everyone and parking for several cars.
Households in transition. A family that has sold and is waiting to buy, or whose house is being repaired, needs four to twelve weeks somewhere furnished. Sway's larger homes suit them, especially those with a garden for children and a dog.
Health and care workers. Lymington New Forest Hospital is a short drive south, and staff on contracts or placements look for a quiet house within reach.
Walkers and couples by train. Sway station puts the heath and the coast within reach of a weekend guest without a car. Sway Tower, the Victorian concrete folly, is a landmark on many winter walks.
Remote workers who want a month with a garden and room for a desk.
Dog owners come too. The heath along the north of the parish is open all winter, and a fenced garden with an outside tap is worth mentioning in the first lines of the listing.
Preparing a house in the lanes
Big houses cost more to heat, and a winter guest notices a cold far bedroom at once. Service the boiler, check every radiator and make sure the hot water copes with a full house at Christmas. Fit outside lighting on the drive and the path. Leave a torch by the door. Put a drying area somewhere other than the sitting room, because walkers and children come back wet. If the house runs on oil, fill the tank before December.
Weekly and monthly winter rates
Christmas and New Year are priced as a separate peak, often with a week's minimum for the largest houses. Weekends either side are priced for couples and walkers. From January, we market weekly and monthly rates to families in transition and workers, set to reflect fewer changeovers. The monthly price either includes energy or carries a fair cap, as you choose.

Rules on longer stays
Once a stay reaches 28 nights, the rules change. It may no longer count towards the 70 let nights needed for business rates, and a guest who makes the house their only home could become a tenant. We set each stay up on the agreement that matches it. Sway is inside the National Park, so new conversions need consent from the New Forest National Park Authority, and New Forest District Council's second homes premium applies unless business rates do. The Sway letting market
A spread-out village on the southern edge of the New Forest with its own main line station, between Brockenhurst and the coast at Lymington and New Milton. Detached houses with gardens, cottages and converted outbuildings let to families, cyclists and dog owners who want the Forest and the sea in one stay.
Sway's housing is its winter selling point. The village is spread along lanes, with detached houses in large gardens, cottages and converted outbuildings, and that is the stock extended families look for at Christmas and households on the move look for in January. A four-bedroom house with a drive is hard to find for a month anywhere in the Forest, and Sway has a good number of them.
The station helps too. Sway is on the main line through Brockenhurst to London Waterloo, Southampton and Bournemouth, so guests can arrive without a car. Lymington New Forest Hospital is a short drive south, and New Milton and Lymington are close enough for shopping and work.
The weak point in winter is the lanes. Many are unlit, distances to the shop and station are longer than guests expect, and ponies stand in the road after dark. A listing that says so, and a house with outside lights and clear directions, avoids most complaints.
What brings guests to Sway
- Sway station. Sway has had a station on the South Western Railway line through Brockenhurst and Bournemouth since 1888. Guests can arrive by train, and it is one of the stations the Forest's waymarked cycle network is planned around.
- Forest heath on the doorstep. Woodland, heath and grazing lawns run along the north of the parish, with ponies and cattle on the open ground. Walkers, riders and dog owners book here for the space.
- Sway Tower. The 66-metre Grade II* listed tower, built from 1879 to 1885, was the first major building in Britain made entirely of concrete. It is a landmark guests see from the lanes and the heath.
- Between the Forest and the coast. Sway sits between Brockenhurst and the Solent coast at Lymington and New Milton, so families can mix Forest days with beach days without changing base.
- Children of the New Forest country. Much of Captain Marryat's novel The Children of the New Forest is set in the countryside around Sway, which gives the village a story to tell in a listing.

Do large houses in Sway let in winter?
Yes, mainly at Christmas and New Year, when extended families want room for everyone under one roof, and for longer stays in January and February by households who are relocating or having work done on their own home. A big house with parking for two or three cars, a large kitchen and heating that reaches every bedroom is the stock these guests search for, and there is not much of it in the Forest.
Who takes a Sway house for a month in winter?
Families moving to the area who have sold but not yet bought, people whose own home is being repaired after a flood or fire, hospital staff working at Lymington New Forest Hospital a short drive away, and remote workers who want space and a garden. We price these stays monthly, check that the agreement fits the stay, and agree with you whether heating and electricity are included.
Is Sway too spread out for winter guests?
Only if it surprises them. The village runs along lanes, so a property may be a long walk from the station or the shops, and many lanes have no street lights. We give the walking time and the driving time in the listing, say whether the lane is lit, and send directions that do not depend on satnav. Guests who know in advance rarely mind.
Can winter guests get to Sway by train?
Yes. Sway station is on the South Western Railway main line, with trains towards Brockenhurst, Southampton and London Waterloo one way and New Milton and Bournemouth the other. That helps weekend couples and long-stay guests who do not drive. The house guide should say how long the walk is in the dark and whether a taxi is a better idea with luggage.
What council tax or rates apply to a Sway holiday home?
New Forest District Council collects it. Since 1 April 2025 a furnished home that is nobody's main residence pays a 100% premium, which doubles the bill. If the house was available to let for 140 nights and actually let for 70 in the previous 12 months, it is assessed for business rates instead. Winter bookings count towards those nights, though very long stays may not. Check with the council.
Do I need permission to convert an outbuilding to let in winter?
Usually. Sway is inside the National Park, where the New Forest National Park Authority decides planning. It is one of the four defined villages in the Local Plan, which is more supportive of visitor accommodation than the open Forest, but converting a barn or garage to a separate let still needs consent. Talk to the Authority before starting work.
