When the regattas finish and the Sea Water Baths close, Lymington does not empty the way a beach resort does. Its hospital, its boatyards and its ferry keep people arriving through the dark months, and its market, shops and Christmas lights still bring weekend visitors. Our winter let management in Lymington is built around both: short breaks where they pay, and stays of a week to several months where they pay more. Lymington's winter guests

  • Hospital staff and patients' families. Lymington New Forest Hospital, run by Southern Health NHS Foundation Trust, admits patients around the clock. Locums, agency staff and new starters need furnished homes, and relatives of patients book stays near Wellworthy Road.
  • Marine trades. With boats ashore for winter work, engineers, riggers and surveyors come to the yards on the river for weeks at a time.
  • Island travellers. The Wightlink crossing to Yarmouth runs all year, so people visiting the Isle of Wight, or moving to or from it, stay a night or a week on the mainland side.
  • Christmas visitors. The lights switch-on at the end of November turns St Thomas Street, the High Street and the Quay into a trail of decorated trees, and the shops and Saturday market draw weekend breaks into December.
  • Birdwatchers and walkers. Brent geese, wigeon and waders winter on the Lymington and Keyhaven Marshes, a short walk or drive from the town.
  • People relocating, and remote workers who like a town they can walk around.

The right stock for a Lymington winter

A Georgian cottage with single glazing and one radiator downstairs is lovely in June and hard to sell in January. Before November, check what the heating can do with the outside temperature near freezing, and fix draughts at doors and sash windows. Guests staying a month look for a proper desk, a washing machine and somewhere to dry clothes indoors, since the old town has little garden space.

Parking decides a lot here. If the property has a space, it goes in the title and the first photograph. If not, we tell guests where the nearest long-stay car park is.

Lymington rates by the week and month

We price winter in layers. Christmas, New Year and the switch-on weekend sell as short breaks. Ordinary weekends sit at a short-break rate with a two-night minimum. Midweek nights from January, which seldom fill alone, go to weekly and monthly stays at a rate that allows for fewer changeovers. You decide with us whether bills are included on a monthly let.

Flexiestays for the longer stays

Your home is listed on Airbnb, Booking.com and Vrbo as usual, and also on Flexiestays. Flexiestays is Bournemouth's number one platform for winter and long stays, and it charges only 8% on the bookings it brings. Lymington is beyond Bournemouth, so we list it there next to our Bournemouth homes, in front of guests already searching for a month somewhere on this coast.

Rules, tax and long stays

The town is outside the National Park, so New Forest District Council handles both planning and council tax. Its 100% second homes premium applies unless the property was available for 140 nights and let for 70 in the previous year, when business rates apply. A booking of 28 nights or more is treated differently from a short break, both for that test and because a guest living there as their home may gain tenancy rights. We choose the agreement to fit each stay. The wider rules are in holiday let regulations in England.

The local market

The Lymington letting market

A Georgian market and harbour town on the Lymington River, between the New Forest and the Solent. Cottages in the old town, townhouses near the quay and family houses on the edges let to sailors, Isle of Wight travellers, forest walkers and couples on short breaks. The town sits outside the National Park, so planning is New Forest District Council.

Lymington is a working town in winter, which sets it apart from the villages around it. Lymington New Forest Hospital on Wellworthy Road runs an acute admissions unit around the clock, the boatyards and marinas are busy with boats ashore for maintenance, and the Wightlink ferry to Yarmouth sails all year. Those three bring guests who need a bed for a week or a month, not a weekend.

Leisure demand does not vanish either. The Christmas lights switch-on at the end of November fills St Thomas Street and the Quay, the Saturday charter market trades through the winter, and the Lymington and Keyhaven Marshes hold large flocks of brent geese and waders from autumn to spring.

The stock that suits winter is the old town cottage or townhouse with heating that works and, where possible, a parking space, which in the centre is the single most valuable thing a winter listing can offer. Family houses further out suit longer stays for people moving to the area.

What brings guests to Lymington

  • Harbour, marinas and sailing. Lymington Yacht Haven and Berthon Lymington Marina sit on the river, with the Royal Lymington Yacht Club and Lymington Town Sailing Club. Regattas, boat deliveries and crew changes bring guests on dates a beach town never sees.
  • Isle of Wight ferry. Wightlink runs car and foot ferries from Lymington to Yarmouth, a crossing of about 40 minutes. Travellers stay a night either side, and families use Lymington as the mainland base for island days.
  • Saturday charter market. The High Street market runs every Saturday under a charter of 1257, with stalls of food, plants and crafts. It anchors weekend breaks all year and suits guests who stay in the old town on foot.
  • Sea Water Baths and the Quay. The open-air Sea Water Baths, opened in 1833 and described as the oldest lido in the UK, open in summer beside the harbour wall, where children go crabbing. Both draw families in the school holidays.
  • Rail to Brockenhurst and the forest. Lymington Town and Lymington Pier stations are on the branch line to Brockenhurst, where main line trains run to London Waterloo. The marshes and the open forest are minutes away for walkers and cyclists.

Winter let management in Lymington: questions

Do hospital staff really book Lymington lets in winter?

They are one of the groups we market to. Lymington New Forest Hospital is run by Southern Health NHS Foundation Trust and has an acute admissions unit open around the clock, so locum doctors, agency nurses and staff starting a new post need somewhere furnished nearby. Families of patients book too. A flat or house with parking, a short drive from Wellworthy Road, and a monthly rate is what this guest is looking for.

Is the old town too awkward for winter guests without parking?

Not for everyone. Short-break couples arriving by train at Lymington Town station and shoppers on foot are happy without a car. Contractors and hospital staff usually drive, so for monthly stays a parking space, or a clear arrangement for one nearby, widens the market a great deal. We say exactly where a car goes in the listing, because a guest circling the High Street in the dark on arrival is the start of a poor review.

What happens to my summer bookings if I take a winter let?

Nothing, if it is planned. We set the end date of any long winter stay before Easter, or before the dates you want for summer families, and keep the summer calendar open on the other channels. If you plan to use the house yourself at Christmas, block it in the owner portal before we start marketing the winter, so a monthly booking does not run across it.

Do boatyard and marine contractors stay in Lymington over winter?

The yards are busy in the cold months, when boats come out of the water for refits and repairs, and specialist trades travel to the river for the work. Their bookings come at short notice and run for a week or more. A property with parking for a van, a washing machine and a fast check-in suits them. We price those stays weekly rather than per night.

How is a month in Lymington priced?

As a monthly rate rather than thirty nightly prices. It reflects one changeover instead of several, and the demand we can see for that month. We agree with you in advance whether heating and electricity are included or capped. Christmas and New Year are kept out of long-stay pricing unless you prefer otherwise, because they usually sell as short breaks for more.

Is Lymington inside the National Park for planning?

No. The town is outside the New Forest National Park, so planning sits with New Forest District Council, although parts of the parish, such as the marshes and Pennington Common, are inside it. Council tax for the whole town is also New Forest District Council, which has charged a 100% premium on second homes since April 2025 unless the property qualifies for business rates.
