An East Cliff flat is a short walk from Bournemouth station, the Lansdowne and the Square, and that location works as well in December as in July. Winter let management on the East Cliff uses it: Christmas market breaks for train arrivals, monthly stays for people who want the town centre on foot, and accurate listings about a clifftop with works going on below. The East Cliff's winter guests

  • Train arrivals. Couples and older visitors come by rail for a few nights in the Christmas market weeks, from 12 November to 31 December in 2026, and for the Pavilion pantomime and BIC concerts across town.
  • Relocating staff. People starting jobs in central Bournemouth want a furnished flat for a month or two, close to work and the station.
  • University visitors, at Bournemouth University's Lansdowne campus behind the clifftop.
  • Remote workers, who want a sea view and a direct train to London Waterloo in about two hours.
  • Wintering couples, often older, who book a month in a flat with a lift and walk to the shops and the Russell-Cotes.

What an East Cliff flat needs in winter

Mansion-block and purpose-built flats here have advantages for winter guests: lifts, secure entrances and sometimes communal heating. Guests still check the basics. Heating they can control, wifi that copes with a working day, a desk or table by a window, a washing machine and, if they bring a car, a clear answer on parking, which is tight on many East Cliff roads. Large Victorian windows look out to sea and let heat out, so we check seals and draughts before the season and arrange repairs through recommended local contractors that you pay directly.

Pricing an East Cliff winter

We price two winters at once. Christmas market weekends, New Year and dates with big events in town carry nightly rates and short minimum stays, competing with the hotels on space and a kitchen. The rest of November to March is offered by the week and the month, with heating and electricity built into the rate. Prices are reviewed daily, so a quiet midweek in January is filled rather than held for a weekend that may not come.

Flexiestays for the long East Cliff stays

Relocating staff and wintering couples often find their flat on Flexiestays, Bournemouth's number one platform for winter and long stays, and it charges only 8% on the bookings it brings. On a central flat let for two months, that is a meaningful saving against a large travel site.

The cliff works, honestly described

BCP Council's stabilisation of the cliff below the former East Cliff Lift was due to begin in September 2026 and take about eight months, subject to consents and weather. Over the winter that may mean closed paths, contractors' traffic or noise near the old lift site. We check the position before each season and say so in the listing. A guest who was told does not mark the flat down.

Winter into summer on the East Cliff

The East Cliff season is long, so winter end dates leave Easter open but do not need to clear the whole spring. Summer prices are set while the winter guest is still in residence, and the deep clean and any repairs go into the gap.

Leases, council tax and the 28-night line

Many East Cliff leases restrict lettings; some bar short lets but treat a longer let differently. Read the lease with a solicitor first and tell your lender and insurer. BCP Council charges a 100% council tax premium on furnished second homes; a flat available for 140 nights and let for 70 can be rated as a business, and only lets of 28 nights or less count towards the 70. The local market

The East Cliff letting market

The clifftop district east of the pier: Victorian villas, large hotels and purpose-built and mansion-block apartments between the Lansdowne and the sea. It lets mainly as one and two-bed flats to couples, older guests and short-break visitors arriving by train, with a long season and leases that need reading first.

The East Cliff keeps more of its winter than the family beaches because its guests do not need the sand. Bournemouth station is a walk inland, the Lansdowne and the town centre are behind the clifftop, and the Christmas market in the Square runs from mid November to the end of December. Couples on short breaks, older guests and visitors arriving by train keep coming after the summer.

Long stays are the other half. People relocating to jobs in the town centre, staff at Bournemouth University's Lansdowne campus, and remote workers who want a sea view and a train line to London book by the month, and mansion-block flats with lifts and central locations suit them.

Two local factors shape the winter. Many East Cliff leases restrict lettings, so the lease decides what kind of stay is possible. And BCP Council's stabilisation works on the cliff below the old lift were due to start in September 2026 for about eight months, so the promenade and beach access nearby need describing accurately.

What brings guests to East Cliff

  • Clifftop between the pier and the town centre. East Cliff sits above the beach east of Bournemouth Pier, with the town centre and the Lansdowne behind it and the railway station a walk inland. Guests can arrive by train and never need a car, which suits short breaks all year.
  • Russell-Cotes Art Gallery and Museum. The clifftop villa built for Sir Merton and Lady Russell-Cotes in 1901, on East Cliff Promenade, is one of the town's best-known attractions and gives couples and older visitors a reason to come outside the beach season.
  • Hotels and the hotel trade. Several of Bournemouth's large hotels stand on the East Cliff, so the district is already where visitors expect to stay. Apartments compete with them on space and kitchens for stays of three nights or more.
  • The cliff, the zig-zags and the closed lift. The East Cliff Lift has not run since a landslip in 2016 and BCP Council says it will not be reinstated in the current stabilisation scheme. Access to the beach is by the zig-zag paths and slopes, which matters to guests with limited mobility.

Do East Cliff flats get winter bookings?

More than most seafront districts. The station, the Lansdowne and the town centre are all a walk away, so short breaks continue through the Christmas market weeks, and older guests and couples come in the quieter months for the clifftop, the gardens and the Russell-Cotes Art Gallery and Museum. From January the weight shifts to stays of a month or more from relocating staff and remote workers.

Will the East Cliff cliff works affect winter guests?

They may affect the walk to the beach. BCP Council's stabilisation of the cliff below the former East Cliff Lift was due to start in September 2026 and take around eight months, subject to consents and weather, so parts of the promenade and nearby paths may be closed or noisy over the winter. We check the current position and say so in the listing, which protects reviews. Guests on long stays are rarely there for the beach anyway.

My East Cliff lease bans short lets. Can I still let it in winter?

Read the lease with a solicitor before assuming either way. Some leases bar holiday or short lets but allow a let of several months on the right agreement; others restrict any letting without the freeholder's consent. The answer decides whether the flat can take a two-night Christmas market break, only longer stays, or neither. Tell your lender and insurer whichever way it goes.

Who books an East Cliff flat for a month in winter?

People who want the town centre on foot. Staff relocating to jobs in central Bournemouth, academics and visitors at the Lansdowne campus, remote workers who like a direct train to London Waterloo in about two hours, and older couples who winter by the sea and want a lift in the building and shops nearby. Many arrive without a car, which suits a district with tight parking, and they usually book further ahead than the Christmas market weekenders.

Does a winter of long stays affect business rates on the East Cliff?

It does not help the test. A self-catering flat must be available to let for 140 nights and actually let for 70 in the year to be assessed for business rates, and only lets of 28 nights or less count towards the 70. Otherwise BCP Council charges council tax with a 100% premium on a furnished second home. Christmas market breaks help that number; month-long stays do not. We plan the year so the flat earns in winter without losing its rating.
