Most of Bournemouth's seafront relies on summer. The West Cliff has a second engine: the Bournemouth International Centre on Exeter Road, with the Pavilion a short walk away beside the Lower Gardens. The West Cliff's winter calendar
- Graduation week. Bournemouth University's ceremonies are at the BIC in the first week of November, 2 to 6 November in 2026, and families want a flat for two or three nights.
- Conferences and exhibitions. The BIC hosts professional and party conferences and trade events through the year, bringing delegates midweek.
- Concerts and comedy. Touring shows in the BIC's halls bring audiences for one or two nights across the winter.
- Christmas. The Pavilion pantomime runs from 5 December 2026 to 3 January 2027, and the Christmas market and tree trail fill the Square and the gardens from mid November.
- Long stays. Contractors, relocating staff and remote workers book the weeks between events by the week or the month.
A West Cliff flat that works for both guests
Event guests and long-stay guests want overlapping things. Both want heating that is warm when they come in from the cold, fast wifi and somewhere to work, and a short walk to the BIC, the Square and the station. Delegates sharing need two proper bedrooms or twin beds; long-stay guests need a washing machine, storage and a kitchen fit for daily cooking. Parking near the BIC is limited on event days, so we say exactly what comes with the flat.
The West Cliff's Victorian conversions and older blocks catch the winter weather off the bay. We check windows, heating and damp before the first winter guest, and arrange repairs through recommended local contractors you pay directly.
Pricing a West Cliff winter
We price the winter around the BIC first. As the programme is published, event dates get a nightly premium and a short minimum stay. Christmas weekends follow the pantomime and the market. Everything else is sold by the week and the month, with heating built into the rate, so a contractor taking six weeks in January is not undercut by an empty flat waiting for a concert. Prices are reviewed daily.

Relocating staff and contractors' employers often find West Cliff flats on Flexiestays, Bournemouth's number one platform for winter and long stays. Flexiestays charges only 8% on the bookings it brings, which suits the longer bookings that carry January and February.
From BIC winter to beach summer
Summer on the West Cliff is beach families walking down to Durley Chine, plus BIC events that carry on through the year. Winter stays are booked to end before Easter, the deep clean and any repairs follow, and summer pricing is set before the last winter guest leaves.
Council tax, business rates and the 28-night line
BCP Council has charged a 100% council tax premium on furnished second homes since April 2025. A self-catering flat available for 140 nights and let for 70 can be rated as a business, and only lets of 28 nights or less count towards the 70. The West Cliff's short event stays help that test more than in most districts; monthly stays add income but not let nights. We use the right agreement for each stay. The West Cliff letting market
The clifftop west of the pier, above Durley Chine: hotels, Victorian houses split into flats and purpose-built apartment blocks, with the Bournemouth International Centre on Exeter Road at its eastern end. It lets to conference delegates and concert-goers midweek and to beach visitors at weekends and in the holidays.
The West Cliff has the strongest winter events calendar in Bournemouth because the Bournemouth International Centre is on Exeter Road at its eastern end. Bournemouth University's graduation ceremonies fill the first week of November, and the BIC's conferences, exhibitions, concerts and comedy nights carry on through the winter. The Pavilion, beside the Lower Gardens, stages the Christmas pantomime from early December into January.
Those dates sell one to three nights to delegates, audiences and families. Between them the flats compete with the West Cliff hotels, and win on space, a kitchen and a better price for a week.
The rest of the winter belongs to longer stays: contractors, relocating staff and remote workers who want to walk to the town centre and the station. A West Cliff flat that can switch between a two-night BIC booking and a six-week stay keeps the calendar fuller than one set up for only one of them.
What brings guests to West Cliff
- Bournemouth International Centre (BIC). The BIC on Exeter Road hosts conferences, party political conferences, exhibitions, concerts and comedy. Delegates and audiences need beds a walk away, which gives West Cliff flats midweek and winter bookings that beach areas do not get.
- Durley Chine beach. The beach below Durley Chine has a pub and cafe, beach huts, RNLI lifeguards in the summer season and a record of Blue Flag awards. Families book weeks here because it is a walk downhill from the flat.
- Close to the pier and town centre. Bournemouth Pier, the Square and the gardens are at the eastern end of West Cliff, so guests can stay without a car. Short breaks and weekend stays are steady through the year.
- West Cliff Lift and the zig-zags. The West Cliff Lift links the clifftop by the BIC to the promenade in season, but BCP Council kept it closed for summer 2025 after cliff slips. Zig-zag paths in West Cliff Gardens and Durley Chine are the other way down.

How much does the BIC help a West Cliff flat in winter?
It gives the winter its peaks. The Bournemouth International Centre on Exeter Road hosts conferences, exhibitions, concerts and comedy through the winter, and Bournemouth University's graduation week at the start of November. Delegates and audiences want to walk to the venue and back, which makes a West Cliff flat the obvious choice. We follow the BIC's programme and price those dates ahead.
Do conference delegates book flats or hotels?
Both. Single delegates often take a hotel room, but colleagues sharing, delegates staying the whole week and those who want a kitchen book flats. Many search Booking.com, where flats sit beside the West Cliff hotels, so we list there as well as on Airbnb. A delegate listing gives the walk to the BIC, the wifi speed, a desk and the bed layout for people sharing.
Is the Christmas pantomime worth pricing for?
In December, yes. The Pavilion pantomime runs from early December into the New Year (5 December 2026 to 3 January 2027 for Aladdin), and families travelling to see it book a night or two nearby, often at weekends. Combined with the Christmas market in the Square and BIC concerts, December weekends are the strongest of the West Cliff winter, and we price them that way.
What fills a West Cliff flat in January and February?
Longer stays, with BIC dates on top. Contractors, staff relocating to jobs in the town centre and remote workers book by the week or the month, valuing the walk to the Square, the station and the shops. We set weekly and monthly rates so the flat appears in those searches, and hold back event dates when the BIC programme is published so a two-night premium is not lost.
Do West Cliff flats get long-stay bookings through Flexiestays?
Yes. Flexiestays is the group's own platform and Bournemouth's number one platform for winter and long stays, used by relocating staff, contractors' employers and remote workers. It charges only 8% on the bookings it brings. The flat stays on Airbnb, Booking.com, Vrbo and 20+ channels at the same time, so a booking on one closes the dates on the rest.
How do BIC stays and long stays affect business rates?
They pull in different directions. A self-catering flat needs to be available for 140 nights and actually let for 70 in the year to be rated as a business, and only lets of 28 nights or less count towards the 70. BIC and pantomime stays count; month-long stays do not. Without business rates, BCP Council charges council tax with a 100% premium on furnished second homes, so we keep the mix.
