The East Cliff is where Bournemouth's holiday flats meet its grand hotels: a clifftop of Victorian villas, mansion blocks and purpose-built apartments east of the pier, with the Lansdowne and the town centre behind it. For an owner it is a place to let a one or two-bed flat to guests who want the sea and the town within a walk. What lets well on the East Cliff
The district runs along the cliff in the BH1 postcode, from the pier towards Boscombe. Its stock falls into three kinds:
- Apartments in purpose-built blocks, many with lifts, balconies and sea views. These are the strongest holiday lets: guests pay for the view and the lift.
- Flats in converted Victorian villas, with high ceilings and character but often stairs and no parking.
- Mansion-block flats on the quieter avenues, larger and suited to week-long stays.
Guests pay most for a sea view, a lift, a parking space and a short walk to the beach, the pier and the shops. The Russell-Cotes Art Gallery and Museum, the clifftop villa built in 1901 on East Cliff Promenade, is a draw in itself for couples and older guests.
The walk to the sand needs care. The East Cliff Lift has been closed since a landslip in 2016, and BCP Council has said it will not be reinstated in the stabilisation works due to start in autumn 2026. The zig-zag paths are steep, so a listing must say so.
How the year runs here
July and August, the school holidays and the bank holidays are the peak. The East Cliff season stretches further than most because guests come for the town as much as the beach: concerts and conferences at the Bournemouth International Centre, Arts by the Sea in late September, the marathon weekend in October and the Christmas market and tree trail from mid-November. Short breaks of two to four nights carry the shoulder months.
In winter we combine short breaks with mid-term stays for contractors and people relocating, so the flat keeps earning through January and February.
Who books an East Cliff flat
Our holiday let guests here are mostly couples and older visitors, many arriving by train; families in the summer holidays; and friends coming for an event in town. They book for the location and expect a well-kept flat, a quick answer and a smooth check-in. Owners who use the flat themselves tend to keep spring or autumn weeks, when the town is quieter.
Rules and costs for an owner
Start with the lease. Many East Cliff blocks restrict use to a private residence or bar short lets, and some require the freeholder's consent. Tell your lender and the buildings insurer what you plan.
BCP Council charges a 100% premium on furnished second homes. A flat available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. The furnished holiday lettings tax regime was abolished from April 2025; our guide to holiday let tax after FHL explains what changed. You also need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests. In a block, the building's own fire arrangements matter too.

The East Cliff letting market

The season is longer than in the family suburbs. The town centre, the pier and the Russell-Cotes Art Gallery and Museum are a walk away, so short breaks continue through spring, autumn and the Christmas weeks. Mid-January to February is the quiet stretch.

What brings guests to East Cliff
- Clifftop between the pier and the town centre. East Cliff sits above the beach east of Bournemouth Pier, with the town centre and the Lansdowne behind it and the railway station a walk inland. Guests can arrive by train and never need a car, which suits short breaks all year.
- Russell-Cotes Art Gallery and Museum. The clifftop villa built for Sir Merton and Lady Russell-Cotes in 1901, on East Cliff Promenade, is one of the town's best-known attractions and gives couples and older visitors a reason to come outside the beach season.
- Hotels and the hotel trade. Several of Bournemouth's large hotels stand on the East Cliff, so the district is already where visitors expect to stay. Apartments compete with them on space and kitchens for stays of three nights or more.
- The cliff, the zig-zags and the closed lift. The East Cliff Lift has not run since a landslip in 2016 and BCP Council says it will not be reinstated in the current stabilisation scheme. Access to the beach is by the zig-zag paths and slopes, which matters to guests with limited mobility.

Can I holiday let my East Cliff flat if the lease says private residence only?
Possibly not. In 2016 the Upper Tribunal held that letting a flat for short stays can breach a covenant to use it as a private residence, and many East Cliff mansion-block leases contain that wording. Others bar holiday letting outright or need the freeholder's or management company's consent. Have a solicitor read the lease, and tell your mortgage lender and the buildings insurer, before you furnish or list the flat.
Is the East Cliff Lift running?
No. The East Cliff Lift has been out of action since a landslip in 2016. BCP Council expects cliff stabilisation works to begin in September 2026 and take around eight months, which will reopen the promenade below, but the council has said the lift will not be reinstated as part of that scheme. Listings should describe the zig-zag paths honestly for guests with limited mobility.
Who books holiday flats on the East Cliff?
Couples on short breaks, older guests staying for a week, families in the school holidays, and visitors coming for a concert, a conference or the Christmas market in town. Many arrive by train. They want a short walk to the sea and the shops, a lift in the building, and a clear answer about parking.
Is parking a problem for an East Cliff holiday let?
It can be. Some blocks have allocated spaces, others have none, and several central streets are residents' permit zones where holiday let permits may or may not be issued. A flat with a space should say so in the listing. If there is none, we tell guests where to park and suggest arriving by train.
Can I still use my East Cliff flat myself?
Yes. You block your own dates in the owner portal and we let the rest. The clean after your stay is booked with the cleaning company like any other. Peak summer weeks earn most, so keeping one has a cost, but many East Cliff owners use the flat in spring or autumn when the town is quieter.
Will the BCP second homes premium apply to my flat?
If the flat is furnished and nobody's main home, BCP Council charges a 100% premium, which doubles the council tax. If it is available to let for 140 nights a year and actually let for 70, it can be assessed for business rates instead. Which applies depends on your letting record; confirm it with the council and your accountant.
