Branksome runs from the pines of Branksome Park and the two chine beaches up to Poole Road and the railway, on the boundary between Poole and Bournemouth. For a holiday home owner it is two markets under one name: beach-led lets near Branksome Chine and Branksome Dene Chine, and practical, well-connected lets around Branksome station. What lets where in Branksome
Branksome Park and the chines. South of Poole Road, Branksome Park is a conservation area of tree-lined avenues, large detached houses and blocks of flats among the pines, within a walk of the sand. These let as beach holidays. A detached house with four or more bedrooms takes extended families and groups; a flat with a balcony and a parking space takes couples and small families. Flats need the lease checked for restrictions on short lets.
North of the railway. Around Branksome station and Poole Road the housing is mostly Edwardian and interwar, with smaller houses and converted flats. These are a drive or a long walk from the beach, and they let on convenience: hourly trains on the line between Weymouth and London Waterloo, buses along Poole Road to both town centres, and Westbourne's shops next door.
What guests pay for in Branksome is a short walk to the sand, a driveway (parking near the chines is tight in high summer), a garden for the dog and room for everyone at the table.
How the Branksome year runs
July and August carry the beach-side lets: full weeks, families and groups, with RNLI lifeguards on Branksome Chine from late May to early September. Easter, the May bank holidays and the half terms are shorter peaks.
Spring and autumn belong to couples and dog owners. Branksome Dene Chine is a designated dog beach all year, so a dog-friendly let here keeps selling when the summer restrictions close the neighbouring Blue Flag beaches to dogs. The flat promenade to Bournemouth Pier and to Sandbanks gives guests a walk in any season.

Rules and costs in Branksome
Branksome is in the BCP Council area, which charges a 100% council tax premium on furnished second homes unless the property qualifies for business rates (available to let 140 nights, actually let 70). The furnished holiday lettings tax regime ended in April 2025: read holiday let tax after FHL. Check the lease on any flat, and have a fire risk assessment, a gas safety certificate where there is gas, electrical checks and holiday let insurance in place. The Branksome letting market
The Poole suburb on the Bournemouth boundary. Edwardian and interwar houses and flats around the station and Poole Road serve commuters, contractors and family visits all year, while Branksome Park and the chine to the south hold larger houses and apartment blocks among the pines that let to summer beach guests.
Branksome's letting market splits along the railway. Towards the chines, houses and flats in and around Branksome Park let to families and groups in the school holidays and to couples and dog owners in spring and autumn, with Bournemouth event weekends adding demand. The larger houses take extended families who would otherwise need several hotel rooms.
Around the station and Poole Road, smaller properties take shorter, lower-priced bookings through the year: visiting relatives, people working at the business parks and the universities, and guests who want a rail link more than a sea view. These carry the winter well on mid-term lets.
Expect a clear summer peak near the beaches and a flatter year inland. Dog-friendly lets have an advantage here, because Branksome Dene Chine stays open to dogs when the neighbouring Blue Flag beaches close to them from May to September.
What brings guests to Branksome
- Branksome Chine Beach. A sandy Poole beach at the foot of the chine, with beachfront food and drink, parking and the promenade to Bournemouth and Sandbanks. Family demand runs from Easter to September.
- Branksome station. On the main line between Bournemouth and Poole, about five minutes from Bournemouth by train, with services to London Waterloo and Weymouth. It makes the area workable for car-free guests and for commuters on mid-term lets.
- Between Bournemouth and Poole. Branksome sits on the main road and bus corridor linking the two towns, with Westbourne next door. Guests working or visiting family in either town use it as a central base.
- Bournemouth University and AUB. The Talbot Campus and Arts University Bournemouth share the BH12 postcode district, a short drive north at Wallisdown. Open days, move-in weekends and graduations bring parents for short stays.

Is Branksome close enough to the beach for a holiday let?
It depends which part. Branksome Park and the roads near Branksome Chine and Branksome Dene Chine are within a walk of the sand and let as beach holidays. Properties north of the railway, around the station and Poole Road, are a drive or a long walk away and do better marketed on transport, value and longer stays. We assess the street before we estimate the income.
Will a dog-friendly holiday let do well in Branksome?
It has a real advantage here. The stretch from the Branksome Chine beach office east past Branksome Dene Chine is open to dogs all year, while the Blue Flag beaches either side exclude them from 1 May to 30 September. A let within walking distance that accepts dogs can say so in summer as well as winter. Accepting dogs is your choice, and the cleaning company may charge more for the changeover.
Would a house near Branksome station do better as a holiday let or a long-term rental?
We would not answer that without seeing the house. Station-side properties can work on a mix of short stays and mid-term lets, helped by hourly trains on the main line and the business parks nearby, but for some a long tenancy is simpler and no worse financially. Can I holiday let a leasehold flat in Branksome Park?
Only if the lease allows it. Many purpose-built blocks among the pines have leases that require use as a private residence or need the freeholder's consent for letting, and short lets can breach that wording. Read the lease, or ask a solicitor to, before you furnish, and tell the buildings insurer and any lender that the flat will take paying guests.
Can I use my Branksome holiday home myself in summer?
Yes. You block your dates in the owner portal and we let the rest. Near the chines, the school summer holiday is when the property earns most, so every peak week you keep has a cost. A week in June or September keeps the summer earning, and the beach is quieter then. The clean after your stay is paid to the cleaning company like any other. The choice is always yours.
Which council tax rules apply to a Branksome holiday let?
Branksome is in the BCP Council area. A furnished home that is nobody's main residence pays a 100% council tax premium, doubling the bill. If the property is available to let for 140 nights a year and actually let for 70, it is assessed for business rates instead. A well-run beach-side let normally passes, but confirm your own position with the council and your accountant.
