Upton is BH16: estates of family houses, with a few flats. For a stay of months, the useful features are plain ones.

A year of long stays, with summer as an option

Upton is not a seaside resort, and its holiday weeks are modest: families using it as a cheaper base for Poole Quay, Sandbanks and the Purbecks in the school holidays. Monthly pricing

Dorset Council rules and the 28-night line

Upton is in Dorset Council's area, not BCP's. Since 1 April 2025 Dorset Council has doubled council tax on furnished second homes through a 100% premium. Business rates replace council tax only if the house is available for 140 nights and let for 70, and stays longer than 28 nights do not count as let nights, so a house let only to long-stay crews will normally stay on council tax. On the agreement, a company booking for staff is not the same as an individual making the house their home, so we use the right agreement for each stay; take legal advice as well. The local market

The Upton letting market

A residential town north west of Poole, on the Dorset Council side of the boundary, where the A35 meets the A350. Upton Country Park and Holes Bay lie to the east. Houses here let to contractors, working visitors and families visiting relatives more than to beach holidaymakers, and that demand runs through the year.

Upton is a working town at the junction of the A35 and the A350, and its furnished homes earn mostly from people who come to work nearby. The port and Sunseeker's Hamworthy yard are a few minutes south, the RNLI headquarters and college sit across Holes Bay, Upton has its own small industrial estate, and the main roads lead quickly to Wareham, Dorchester and the north of the county.

Those guests stay for the length of a job. A crew on a three-month project wants a house with a bed each, a drive for vans, a washing machine and fast broadband, at a monthly price below a hotel bill. Family houses on Upton's estates fit that brief better than most coastal stock.

Upton has a Poole postal address but is in Dorset Council's area. Council tax, the second homes premium and any local policy are Dorset Council's, not BCP's.

What brings guests to Upton

  • Upton Country Park. Over 130 acres of gardens, woodland, parkland and shoreline on Holes Bay around the Grade II* listed Upton House, owned and run by BCP Council. Walkers and families use it, and it is the area's main leisure draw.
  • The A35 and A350. Upton sits at the junction of the A35 and the A350, so guests can reach Poole, Wareham, Dorchester and the north of the county by road. Houses with a drive suit guests arriving with a van and tools.
  • Work around Poole and Holes Bay. Upton has its own small industrial estate, and the port, Poole's industrial areas and employers by Holes Bay such as the RNLI headquarters are a short drive away. Working guests book weeks and months rather than nights.
  • Hamworthy station and buses. Hamworthy station, the nearest, is on the South West Main Line, with trains towards Poole, Bournemouth and London Waterloo one way and Weymouth the other. Buses connect Upton with Poole town centre.

Do contractor crews book Upton houses for months?

They are the core of Upton's long-stay market. Projects at the port, the boatyards and the industrial sites around Holes Bay can run for months, and a firm sending three or four engineers will book a whole house rather than hotel rooms. They want a separate bed for each person, room on the drive for vans, a big enough kitchen and broadband for evening calls home. A three-bedroom house with twin rooms widens the market.

Is Upton in BCP Council or Dorset Council?

Dorset Council. Upton is in the parish of Lytchett Minster and Upton, west of the BCP boundary, even though it has a Poole postal address. Dorset Council has charged a 100% council tax premium on furnished second homes since 1 April 2025. A self-catering property that is available for 140 nights and let for 70 in a year can be rated as a business instead, but only stays of 28 nights or less count as let nights.

Can an Upton house be let as a mid-term let all year?

Often, yes. Upton has a modest summer holiday market of families wanting a lower-cost base for Poole and the Purbecks, but nothing like the coast. Many owners will earn more from long stays in every season, with short gaps between guests for a deep clean and any repairs. Where a house has a garden and suits families, we may keep the school summer holidays for holiday weeks. We compare both plans before you decide.

How do long stays affect wear on a family house?

They usually reduce it. A house that turns over every few nights collects scuffs from luggage, breakages from unfamiliar guests and heavy linen bills. A crew or a family living there for three months arrives once and leaves once. Daily cooking and showering still add wear, so we inspect during the stay and agree any mid-stay cleaning before arrival. The inventory at both ends records the condition.

What agreement does a contractor stay in Upton use?

Usually one made with the employer, because the company is booking a house for staff whose homes are elsewhere. That is a different position from an individual moving in as their only home, who may become a tenant; since 1 May 2026 an assured tenancy in England has no fixed end.
