Verwood is a family town, and family is what fills its houses in winter. Our winter let management keeps a Verwood home let from November to March: Christmas and the Santa Special weekends sold early, then long stays for people between homes, visiting relatives and contractors through the rest of the winter. We run it from Bournemouth for 16% commission, with no retainer and no monthly fee.

A Verwood winter, month by month

November. The quietest weeks of the year for short breaks, after the town's Flameburst fireworks in October. This is when we take bookings for the longer stays that carry on into the new year.

December. Santa Specials on the Moors Valley Railway at Moors Valley Country Park, listed for selected dates from 5 to 21 December in 2026, bring families for weekends. Then relatives arrive for Christmas and New Year, usually for a week or more.

January to March. Guests come for practical reasons. A house sale delayed, a parent in hospital, a contract in east Dorset or a job that can be done from anywhere. Stays of a month are common.

The house that wins the winter booking

Verwood's stock suits winter guests better than most coastal flats. Modern family houses and bungalows usually come with gas central heating, a driveway and a garden. What separates the best-booked homes is detail: a downstairs bedroom for an older guest, a bath as well as a shower, enough mugs and plates for a family Christmas, a strong broadband connection and a stair gate for visiting toddlers. Weekly and monthly prices

December weekends and the Christmas fortnight are priced by the night, with minimum stays. From the first week of January the price is set by the week and the month. A guest paying a monthly rate pays less per night, but the house is occupied every night and needs a single changeover, so the cleaning company you pay is called out far less. Prices are checked daily, and an empty week next to a long booking is offered at a weekly rate rather than left.

The Verwood letting market

An inland east Dorset town of about 15,000 people on the River Crane, mostly modern family houses and bungalows. It is not a beach market: guests are families visiting relatives, households between homes, contractors and visitors to Moors Valley Country Park, and many stay a week or longer.

Verwood is a town of about 15,000 people on the edge of the Hampshire border, built mostly of modern family houses and bungalows. Its guests in any season are people with a connection to the place, and in winter that connection is mostly family. December brings relatives for Christmas and New Year, plus families booking the Santa Specials on the Moors Valley Railway, whose park is reached on foot from Potterne Park in the town.

After New Year the town's winter guests change. Households selling one home and buying another need a furnished house for a few weeks or months; contractors on east Dorset jobs need a base off the A31; and people moving to the area to be near ageing parents want to try the town before they buy. These are long stays, and they keep a Verwood house earning through the weeks a seaside let struggles to fill.

What brings guests to Verwood

  • Moors Valley Country Park. Run jointly by Dorset Council and Forestry England, with a narrow gauge steam railway, Go Ape, cycle hire, a golf course and trails. Its north end is reached on foot from Potterne Park in Verwood. Families book school holiday weeks for it.
  • Visiting family. A large residential town draws relatives for birthdays, weddings, new babies and Christmas. These guests want a whole house with parking and a kitchen, often for a week.
  • The Hub and town events. The Hub, opened in 2007, holds the 300-seat Merryfield Theatre, and the town runs a carnival and the Flameburst fireworks in October. They add weekend demand outside summer.

Who books a Verwood house in January and February?

Mostly people staying for weeks rather than nights: families between homes while a sale goes through, relatives staying near a parent after an operation or a bereavement, contractors on jobs across east Dorset and remote workers. Few come for a weekend break in midwinter, so we price January and February by the week and the month and list the house where long-stay guests look, including Flexiestays.

Do the Moors Valley Santa Specials bring bookings to Verwood?

They bring families who make a weekend of it, especially grandparents treating grandchildren who live further away. The Moors Valley Railway lists its 2026 Santa Specials on selected dates from 5 to 21 December, and booking is required, so families plan ahead. We open those weekends early and say in the listing that the park's north end is a walk from Potterne Park.

What makes a Verwood house good for a long winter stay?

A ground-floor bedroom and bathroom, which suit older relatives; gas central heating with simple controls; a washing machine and dryer; a driveway; fast broadband; and a garden for children and dogs. Most Verwood houses already have these. The listing should show them plainly, with the bed layout and the heating explained, because long-stay guests check the practical details before the photographs.

Can I keep Christmas in the house for my own family?

Yes. You block the dates in the owner portal and we sell the weeks around them. Many Verwood owners bought the house to be near relatives, and Christmas is often the week they want. Keep in mind that your own nights do not count towards the 70 let nights in the business rates test, so a long winter booking either side of your stay helps the calendar.

How does the Dorset Council premium affect a Verwood winter let?

A furnished house that is nobody's main home pays Dorset Council's 100% second homes premium from 1 April 2025, which doubles the council tax. If it was available to let for 140 nights and actually let for 70 in the previous 12 months, it is assessed for business rates instead. Inland houses with no summer peak often need winter bookings to reach the 70, which is one reason to let through the winter at all.

What if a guest wants to stay longer than planned?

It happens often with house moves, when completion dates slip. We extend where the calendar allows and check the agreement still fits. Once a stay passes 28 nights, the business rates test and tenancy law may see it differently, and since 1 May 2026 an individual who makes the house their home could become an assured periodic tenant, so we never extend on a handshake.
