Wimborne Minster stands where the Allen joins the Stour, about five miles north of Poole, and its streets of old buildings around the two-towered Minster are among the finest in Dorset. Holiday homes here make their money from heritage breaks, festival weekends and visiting families, not beach weeks. What lets in Wimborne

Wimborne's stock splits in two, and so do its guests. Couples go for the period cottages and townhouses in the centre, close to the Minster, the Square and the riverside, and they will pay for character, a comfortable bed, a garden to sit out in and not needing the car. Families and longer stays go for the houses on newer BH21 streets at the edge of town, which must offer a drive, a garden and plenty of bathrooms.

The town, not the weather, sets Wimborne's calendar. Rules and costs for a Wimborne owner

Dorset Council collects council tax in Wimborne, and furnished second homes there have paid a 100% premium since 1 April 2025. Where a home is offered for 140 nights and booked for 70 over a year, it can be switched to business rates. The old town has many listed buildings, and listed building consent may be needed before electrical or fire safety work goes ahead. On top of that come a fire risk assessment, a gas safety certificate if the house has gas, and insurance that covers paying guests; leasehold flat owners need a lease allowing short lets. The local market

The Wimborne letting market

A historic market town on the Stour and the Allen, five miles north of Poole, with one of Dorset's foremost collections of 15th to 17th-century buildings. Cottages and townhouses in the centre let to couples and heritage visitors; newer houses at the edges take family and contractor stays. It is less seasonal than the coast, with festival weekends as the peaks.

Wimborne Minster lets as a heritage town, not a resort. Couples come for the Minster, the old streets, Kingston Lacy and the Tivoli, and they come in every month, which gives the town a steadier year than the coast and a smaller summer peak. The Folk Festival in June is the one weekend that sells out early.

Period cottages and townhouses within a walk of the Minster and the Square earn the most per night, from couples on two and three night breaks. Family houses at the edges of the town, with gardens and parking, take school holiday weeks from families who spend the day at Poole, Studland or the New Forest, and longer stays from contractors and relocating households.

The trade-off is a lower peak than the beach. Owners who want a period home they can use themselves, with steady income around it, are the ones Wimborne suits best.

What brings guests to Wimborne

  • Wimborne Minster. The Saxon and Norman minster church, with its chained library, anchors a compact historic centre of independent shops, pubs and the art deco Tivoli Theatre. It supports short breaks for couples in every season.
  • Kingston Lacy. The National Trust house and estate lies just outside the town to the north-west. It brings heritage and garden visitors through most of the year, including months when the coast is quiet.
  • Wimborne Minster Folk Festival. Held over a weekend each June since 1980, with Morris dancing, concerts and a procession through the streets. It fills the town for the weekend and is a date to set prices and minimum stays for.
  • Model Town and the market. Wimborne Model Town, a 1:10 scale model of the town in the 1950s, and a market held from Friday to Sunday add family and day-visitor trade, which helps school holiday bookings.
  • Inland base for east Dorset. Poole is a short drive south, and Ferndown's industrial estates, the A31 and Bournemouth Airport lie to the east. Contractors and relocating families book houses here midweek and for longer stays.

Holiday let management in Wimborne: questions

Is Wimborne too far inland for a holiday let?

No, but it lets differently. Guests come for the Minster, Kingston Lacy, the market and the Folk Festival, and they come all year, so Wimborne has a smaller summer peak and a steadier winter than a beach town. Poole is about five miles south for families who want the sea by day. Price and present the property as a market town base, not as a seaside let a few miles from the sea.

Can I still use my Wimborne cottage myself?

Yes. You block your dates in the owner portal and we let the rest. Because Wimborne's demand is spread across the year, keeping a spring or autumn week costs less than keeping a week in August. If you want the Folk Festival weekend for yourself, tell us early: it is the most valuable weekend of the Wimborne year and the one guests book furthest ahead.

Does Dorset Council charge extra council tax on a second home in Wimborne?

Yes. Since 1 April 2025 Dorset Council has charged a 100% premium on furnished homes that are nobody's main residence, so the bill doubles. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record, so confirm it with the council and your accountant.

My Wimborne cottage is a listed building. Does that change anything?

It changes what you can alter, not whether you can let. Fire safety work, new wiring or a replacement door may need listed building consent, so plan the compliance work with the council's conservation officers before you start. The listing itself must be honest about low beams, steep stairs and small rooms, because a guest who expected more space will say so in the review.

How busy is Wimborne in winter?

Quieter than summer, but steadier than the coast. Christmas at Kingston Lacy, Christmas shopping in the town and family visits bring short breaks, and contractors and relocating households book houses for weeks at a time. We keep weekends open for couples and offer weekly and monthly rates midweek, so January and February are not simply left empty.
