Whitecliff is the harbour edge of Lower Parkstone in Poole: quiet residential roads that run down to Whitecliff Harbourside Park, with Poole Park beside it and a flat path along the water to Poole Quay. Few guests know the name before they search, so on Airbnb the listing has to do the introducing. Building a Whitecliff listing

The photographs come first. A Whitecliff listing should open with the best of the property and then show what guests will walk to: the shore of Parkstone Bay with Brownsea Island and the Purbeck Hills across the water, the play area and fields of the harbourside park, and the lake in Poole Park. Our photographer shoots the property as part of onboarding.

The title then names Poole and the harbour, and the description gives honest walking distances:

  • about a mile and a half along the water, through Baiter Park, to Poole Quay and the boats to Brownsea Island;
  • Poole Park next door, with its miniature railway, cafes and pedalos;
  • Ashley Cross and Parkstone station up the hill;
  • Sandbanks a short drive away, said plainly, because Whitecliff is on the harbour, not a bathing beach.

We fill in every amenity Airbnb lets guests filter on, from parking and a garden to cots and a washing machine.

House rules for a quiet street

Whitecliff is residential, and the neighbours are part of the listing whether the host likes it or not. Our house rules set quiet hours, ban parties and events, match the guest limit to the beds and explain where to park. Guests are screened through each platform's own tools, the rules go out with the confirmation and again before arrival, and guest support runs 24 hours a day. If something is damaged, we use the platform's own protection, such as Airbnb's AirCover for Hosts, where it applies.

Reviews and Superhost standards

Most Whitecliff guests choose between a handful of similar family listings across Poole, and the one with more five-star reviews usually wins. We reply to messages quickly, send clear arrival instructions, coordinate the clean with a recommended local company and inspect the property regularly, so guests find what the photographs promised. After each stay we review the guest and answer every review the guest leaves.

Rules, costs and what we charge

Whitecliff is in BCP Council's area, which has charged a 100% council tax premium on furnished second homes since 1 April 2025. A property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead. Leasehold flats may have leases that restrict short lets, so check, and tell your insurer and lender. A fire risk assessment, gas safety certificate where there is gas, electrical checks and insurance for paying guests are all needed: see holiday let regulations in England.

Commission is 16% of booking revenue, with no retainer and no monthly fee. Cleaning and laundry are paid directly to recommended local companies, or to your own. You block your own dates in the owner portal and are paid monthly. See pricing and how it works.

The harbour edge of Lower Parkstone between Poole Park and Parkstone Bay: residential roads of houses and flats running down to Whitecliff Harbourside Park, where the shore path looks across the water to Brownsea Island and the Purbeck Hills. Families, walkers and dog owners book here for green space and harbour views a walk from Poole Quay.

On Airbnb, Whitecliff listings compete with the rest of Poole on photographs and reviews more than on address, because few guests know the name before they search. The listings that do well show the harbour, Whitecliff Harbourside Park and Poole Park in the pictures and explain in the first lines that the quay is a flat walk along the water.

Families are the core guests in the school holidays, with couples, walkers and visiting relatives in spring and autumn. The streets are quiet and residential, so house rules and guest screening matter as much as the price: one noisy group can cost a host its neighbours' goodwill and its rating.

What brings guests to Whitecliff

  • Whitecliff Harbourside Park. Open playing fields, a lighthouse-themed play area and an assault course on the shore of Parkstone Bay, with paths along the water and views to Brownsea Island. Families with young children choose the area for it in the school holidays.
  • Poole Park. Opened in 1890 around a large salt-water lake, with play areas, a miniature railway, crazy golf, cafes, water sports and a parkrun every Saturday morning. It keeps families busy in the Easter and summer holidays.
  • The harbourside path to Poole Quay. A flat, surfaced path runs about a mile and a half from Whitecliff through Baiter Park to the quay. Guests walk or cycle into the Old Town for restaurants and the boats to Brownsea Island without moving the car.
  • Ashley Cross and Parkstone station. The bars, delis and shops of Ashley Cross and Parkstone station are up the hill, so guests have trains to Bournemouth and London Waterloo and somewhere to eat within a walk.
  • Poole Hospital. Poole Hospital on Longfleet Road is on the far side of Poole Park. Relatives of patients and staff on placements book stays of a week or more, which helps outside the summer.
