Sway is the New Forest village with a beach day and a railway station within reach, and a good Airbnb listing says so before the guest scrolls. The title, the photographs and the walk
Most Sway guests are deciding between the Forest and the coast, and Sway can offer both. The title names the property type, the guest filters it ticks (dogs allowed, parking, garden) and one place word: the heath, the station or the coast. The first photographs show the garden and the setting, then the living space.
Because Sway is spread along lanes, distance is the thing guests misjudge. We give the walking time to the station and the village shops, say whether the lane is lit, and describe the parking. We photograph the bike store and the boot room if there is one. A new listing is typically live within a week of the photographer's visit.
Sway also has a story to tell. Sway Tower, built between 1879 and 1885, was the first major building in Britain made entirely of concrete, and much of Captain Marryat's The Children of the New Forest is set in the countryside around the village. A line on each in the description gives the guest a reason to choose Sway over a village with no story, and gives the guidebook a walk to suggest on the first morning.

Rules for the Forest edge
Sway's lanes run out onto open Forest where commoners' ponies and cattle graze. Feeding or petting them is banned under a local order with a fixed penalty, unfenced roads have a 40mph limit, and animals stand in the road after dark. Gates stay shut and garden waste never goes over the fence. From 1 March to 31 July dogs should be kept close because of ground-nesting birds.
Neighbours matter too. Our house rules cover parking off the verges, noise in the garden after dark and bins, so the listing stays welcome in the lane.

Prices are set daily: summer and show week highest, spring and autumn weekends sharp, winter midweeks open to shorter and longer stays. 8% The Sway letting market
A spread-out village on the southern edge of the New Forest with its own main line station, between Brockenhurst and the coast at Lymington and New Milton. Detached houses with gardens, cottages and converted outbuildings let to families, cyclists and dog owners who want the Forest and the sea in one stay.
Sway listings compete on Airbnb's map with Brockenhurst to the north and Lymington and the coast to the south. Their advantage is the mix: heath and ponies on one side of the village, beaches at Milford on Sea and Barton on Sea a short drive away, and a station in the village. A listing that says all three in the title and the first photographs reaches more searches than one that sells only the Forest.
Sway is spread out along lanes, so the weak point is distance: guests who expect a village square and find a long walk to the shop leave lukewarm reviews. Stating the walking time to the station and the shops, and whether the property has parking and bikes, avoids that.
Families with a dog drive the summer, couples and walkers the spring, autumn and Christmas. Sway Tower, the 66-metre Victorian concrete folly, is a landmark worth a photograph.
What brings guests to Sway
- Sway station. Sway has had a station on the South Western Railway line through Brockenhurst and Bournemouth since 1888. Guests can arrive by train, and it is one of the stations the Forest's waymarked cycle network is planned around.
- Forest heath on the doorstep. Woodland, heath and grazing lawns run along the north of the parish, with ponies and cattle on the open ground. Walkers, riders and dog owners book here for the space.
- Sway Tower. The 66-metre Grade II* listed tower, built from 1879 to 1885, was the first major building in Britain made entirely of concrete. It is a landmark guests see from the lanes and the heath.
- Between the Forest and the coast. Sway sits between Brockenhurst and the Solent coast at Lymington and New Milton, so families can mix Forest days with beach days without changing base.

Can you co-host my existing Sway Airbnb?
Yes. If the listing is in good shape we co-host, so the reviews, rating and any Superhost standing stay on your account. We take over pricing, messages, check-in and 24/7 support, and arrange cleaning and laundry through a recommended local company you pay directly, or keep your own cleaner. If the photographs miss the garden, the heath or the coast, we reshoot during onboarding.
How should a Sway listing use the station?
Put it near the top. Sway station is on the South Western Railway line through Brockenhurst and Bournemouth, and the Forest's waymarked cycle routes are planned around Sway, Brockenhurst and Ashurst stations. Guests without a car look for exactly that. Give the honest walking time from the door, because Sway is spread out, and mention bike storage and nearby hire.
Should my Sway Airbnb allow dogs?
Usually, yes. Dog owners walk onto the heath north of the village from the door. We agree a pet policy and fee with you, remind guests to keep dogs close in the ground-nesting season from 1 March to 31 July, and brief the cleaning company. An enclosed garden is the detail that makes dog owners book.
What house rules does a Sway listing need?
The usual rules on parking, noise and bins, plus Forest rules. Ponies and cattle graze the heath and lanes; feeding or petting them is banned under a local order with a fixed penalty. Can I build a cabin or annexe in Sway for Airbnb?
Ask the New Forest National Park Authority first. It is the planning authority in Sway. Sway is one of the four defined villages where the Local Plan gives more support to small-scale visitor accommodation in existing buildings, but a new cabin, lodge or annexe let to guests can still need permission and may be refused. Get advice before buying or building anything.
