Queens Park is a few avenues of large houses wrapped around one of Bournemouth's biggest parks and its public golf course, between Charminster and Castle Lane. In August a house here is one of many large homes on the market. In January it is one of very few that can take a family of six for two months. Our winter let management service is built around that scarcity.

The winter market for a big house

Queens Park's winter guests are almost all families, and almost all have a reason beyond a break.

  • Relocations with children. Moving to Bournemouth for a job, often at the hospital, the universities or the offices in the town centre, and needing a house while they find a permanent one.
  • Displaced households. A flood, a fire or a building project that runs over: insurers and families both look for a furnished house of the same size, close to schools and work.
  • Hospital families. The Royal Bournemouth Hospital is about two and a half kilometres east on Castle Lane East. Its BEACH building, open since March 2025, houses the emergency department, critical care, maternity, the neonatal unit and children's services, and relatives of patients often need a base for weeks.
  • Christmas and New Year gatherings. Grandparents, parents and grown-up children coming home to Bournemouth for the holidays, needing beds and a table for everyone.

Contractors book here less often than in Kinson or Moordown, because the houses are larger than most site teams need, but a big team will take one.

Getting a Queens Park house ready for winter

A large house has to be comfortable in every room, not just the sitting room. Before winter we check that the boiler is serviced, every radiator works, the bedrooms at the far end of the house warm up and the thermostat is easy to use. Families on a long stay want a dining table that seats everyone, a desk for whoever is working, a washing machine and a dryer, and parking for two cars. The park on the doorstep, with its woodland paths and play area, earns a mention: children on a long stay need somewhere to go.

Weekly and monthly winter prices

Christmas and New Year are priced as a peak, by the week. From January we set monthly totals with bills included, worked out from the house's real winter energy use, and weekly rates for families who are not sure how long they need. Prices are reviewed daily. The aim is one long booking across January to March, rather than a string of short stays that each need a large-house clean.

Council tax, business rates and long stays

Queens Park is under BCP Council. A furnished second home pays a 100% council tax premium unless it is available to let for 140 nights and actually let for 70, when business rates apply; a full winter helps meet the test. Bookings of 28 nights or more may count differently for that test, and a family who make the house their only home could become tenants. The local market

The Queens Park letting market

A leafy residential area inland from the town centre, built around Queen's Park and its public golf course. Large detached Edwardian and interwar family houses line tree-lined avenues between Charminster and Castle Lane. It lets as whole homes to families, golfers and visitors to the Royal Bournemouth Hospital, with the beach a drive or bus ride away.

Queens Park's houses are big: detached Edwardian and interwar homes on tree-lined avenues around the park and golf course, most with gardens and driveways. In summer they compete with every large house near the sea. In winter they have far less competition, because few furnished homes in Bournemouth can sleep a whole family on a long stay.

The winter guests who need that space are families relocating to the area with children, households whose own home is being rebuilt or repaired, relatives staying near the Royal Bournemouth Hospital, about two and a half kilometres east, and multi-generation groups at Christmas. Castlepoint's supermarkets are about a mile north, so a month-long stay is easy to supply.

The cost to watch is heat. A large older house uses a lot of energy in January, so the monthly price has to be set with your real bills in mind, and a cold house will not hold a long-stay guest.

What brings guests to Queens Park

  • Queen's Park and the golf course. One of Bournemouth's largest parks, a Green Flag park with woodland, a play area, a cafe and free parking, wrapped around an 18-hole public golf course opened in 1905. Golfing groups and families who want green space book here.
  • Royal Bournemouth Hospital. The hospital is on Castle Lane East, a short drive from Queens Park. It brings stays from visiting clinicians and agency staff, and from relatives who need a base close by for several days or weeks.
  • Castle Lane and Castlepoint. Castle Lane West runs along the north side of the area, with Castlepoint shopping park and its large supermarkets about a mile from the golf course. Families on long stays and households relocating to the area find everything they need nearby.
  • The Wessex Way. The A338 Wessex Way passes the park, linking it to the town centre in one direction and to the A31, Ringwood and the M27 in the other. Guests arriving by car reach the area quickly, and family houses here usually come with driveways.

Winter let management in Queens Park: questions

Who needs a large Queens Park house in winter?

Families who need several bedrooms for weeks or months: people relocating to Bournemouth with children, households displaced while their own home is repaired or extended, and relatives supporting someone at the Royal Bournemouth Hospital. Christmas and New Year add multi-generation gatherings who need beds for ten. Few furnished homes in Bournemouth can take a family of that size on a long stay, so a well-kept house here has little competition.

How close is Queens Park to the Royal Bournemouth Hospital?

The hospital on Castle Lane East is about two and a half kilometres east, a short drive. Since its BEACH building opened in March 2025, with a larger emergency department, critical care, maternity and children's services, it has been Dorset's major emergency hospital. Families with a relative in long-term care, or a baby in the neonatal unit, look for somewhere quiet and close, and a house with a driveway near the park suits them.

Is it worth heating a big Queens Park house for winter guests?

Only if the price covers it. We quote monthly stays with heating, electricity, water and wifi included, and we set that figure from what the house actually uses in a cold month, not from a guess. A smart thermostat and good insulation protect your margin. A large house that is cold in January will collect poor reviews quickly, so warmth is not the place to save money.

Do relocating families care about schools near Queens Park?

Often it is the first thing they ask. A family moving to Bournemouth may need a furnished house in the right area while they apply for school places and look for a home to buy or rent. We describe the location honestly and leave school catchments for them to check with the council. What we can offer is a house with space to work, a garden and a driveway, for as long as the search takes.

Can I keep Christmas for my own family and still let the winter?

Yes. Block Christmas in the owner portal before we open long stays, and we let November and the new year around it. If you would rather let Christmas, it is the strongest short peak of the Queens Park winter, because families gathering in Bournemouth need a house that sleeps everyone. Either way, the decision is yours and it is made before any long booking is taken.

What should I know about long winter stays and the 28-night line?

Stays of 28 nights or more may count differently towards the business rates letting test, and a family who make the house their only home could become assured tenants under the Renters' Rights Act. Insurance-funded displacement stays and company bookings are usually arranged differently from a booking by an individual. We use an agreement that fits each stay and agree the end date first.
