Queens Park is the leafy corner of north-east Bournemouth between Charminster and Castle Lane, laid out around one of the town's largest parks and its public golf course. Its houses are big and mostly detached, on tree-lined avenues, and plenty come with gardens and driveways. For an owner, that adds up to a family house able to sleep a group no seafront flat can hold, with the park outside and the beach a short drive away. What lets well in Queens Park

Most of Queens Park falls in BH8, with the eastern side of the park towards Holdenhurst Road in BH7. The house that suits holiday letting here is the family house: four bedrooms or more, a garden, a driveway and a table everyone can sit round. Guests pay for:

Larger families booking full summer weeks and driving down to the sand make up the peak. Easter and the half terms bring shorter family stays, golfers come in spring and early autumn, and relatives visiting Bournemouth families book around the school holidays and Christmas.

Beach weather matters less here than on the seafront. In winter the strength is the longer stay: people visiting the Royal Bournemouth Hospital, contractors, and households relocating or between homes who need a furnished house for a few weeks. Summer demand comes from larger families and multi-generation groups who drive to the beach. Outside the school holidays, golfers book the course, and visitors to the Royal Bournemouth Hospital on Castle Lane East look for a house close by for days or weeks.

The trade-off is that houses here are valuable homes in a quiet street. A holiday let needs firm house rules and careful guest selection to keep the neighbours on side, and it may earn best with a mix of family weeks and longer stays rather than a calendar of weekend breaks.

  • Queen's Park and the golf course. One of Bournemouth's largest parks, a Green Flag park with woodland, a play area, a cafe and free parking, wrapped around an 18-hole public golf course opened in 1905. Golfing groups and families who want green space book here.
