Lymington has been a market town since a charter of 1257, and every Saturday its High Street still fills with stalls. Georgian buildings climb from the Quay, yachts crowd the river, and Wightlink ferries leave for Yarmouth on the Isle of Wight, while the open forest begins a few minutes north. An owner letting a holiday home here draws on sailing, the island and the town itself, not only on summer sun. We provide holiday let management across Lymington for a commission, listing your property on Booking.com, Airbnb, Flexiestays, Vrbo and the rest of our 20+ channels.
Three kinds of Lymington property
The town shares the SO41 postcode with its neighbours, but within it the holiday stock splits three ways.
- Old town cottages and townhouses. On and around the High Street, Quay Hill and the streets by Lymington Town station. Couples and sailors take these for weekends on foot, in any month.
- River and marina houses. Lymington Yacht Haven and Berthon Lymington Marina line the west bank. Crews and visiting yachtsmen want a bed near their boat and a place to hang wet kit.
- Family houses towards Pennington and the forest. Gardens and drives make these the school holiday lets.
In every group, the rate follows the walk to the Quay, whether the car has somewhere to go, and any glimpse of the water.
Lymington's sailing and market calendar
High summer belongs to families. The Sea Water Baths, open since 1833 and normally running from May to September, sit beside the harbour wall where children go crabbing. Easter and the half terms give smaller peaks.
Two things set the town apart from a resort. Between spring and autumn the racing and cruising calendar brings regattas and crew weekends. And the Saturday market trades in November just as it does in June, so a weekend break never really goes out of season. Christmas shopping and island travellers support the winter, leaving January and February as the slowest stretch.
Lymington's guests
- Couples on weekends for the market, the restaurants and the marsh walks.
- Sailors and boat owners, for regattas, deliveries and crew changes.
- Isle of Wight travellers breaking the journey before or after the 40-minute crossing to Yarmouth.
- Families mixing the Baths, the forest and island days in a summer week.
- Car-free guests: trains run from Lymington Pier and Lymington Town to Brockenhurst, where they change for London Waterloo.
Conservation area, council tax and the district council
Lymington lies outside the National Park, which makes New Forest District Council both planning authority and council tax collector. Since 1 April 2025 it has added a 100% premium to the bill for furnished second homes. If the property was open for bookings on 140 or more nights in the last year and guests stayed on 70, it is rated for business rates instead.
Much of the old town sits in the Lymington Conservation Area, with many listed buildings on Quay Hill and nearby, so windows, signs and alterations may need consent; check first. For a leasehold flat by the river, read the lease for any short-let restriction and tell your insurer and lender. The FHL regime ended in April 2025 (see holiday let tax after FHL), and the safety checks are listed in our guide to holiday let regulations in England.
Running your Lymington let with Sea Breeze
Sea Breeze takes on the guest-facing work: photographs, the listings, a daily price that moves with regatta weekends and the summer, every message and arrival, inventory checks and routine inspections, and guest support at any hour. Cleaners, linen suppliers and tradespeople come from local companies we recommend and are paid by you directly. We organise them if you like, or you keep your own.
Block weeks for your own sailing in the owner portal. Payouts land monthly. We charge 16% commission on booking revenue, with no retainer and no monthly fee; the onboarding fee is a single charge that comes out of the first month's takings. Full details are on our pricing page and in how it works.
Nearby, we look after holiday homes at Milford on Sea on the coast, Brockenhurst up the branch line and New Milton to the west.
Full in summer. Earning in winter too.
Most holiday lets in Lymington go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Lymington letting market
A Georgian market and harbour town on the Lymington River, between the New Forest and the Solent. Cottages in the old town, townhouses near the quay and family houses on the edges let to sailors, Isle of Wight travellers, forest walkers and couples on short breaks. The town sits outside the National Park, so planning is New Forest District Council.
Lymington lets as a harbour town first and a seaside town second. Its guests come for the water and the town: sailors and their crews, Isle of Wight travellers on the Wightlink ferry to Yarmouth, couples on a weekend for the Saturday market and the Georgian High Street, and families in summer for the Sea Water Baths and crabbing off the harbour wall. The New Forest begins just north of the town.
The stock that earns most is the stock that lets guests leave the car: cottages and townhouses in the old town and around the Quay, within a walk of the High Street, the marinas and Lymington Town station. Family houses further out do well in the school holidays, especially with parking and room for sailing kit.
Lymington is in New Forest District and outside the National Park, so New Forest District Council handles both council tax and planning for the town. The detail is in our guide to holiday let regulations in England.
What brings guests to Lymington
- Harbour, marinas and sailing. Lymington Yacht Haven and Berthon Lymington Marina sit on the river, with the Royal Lymington Yacht Club and Lymington Town Sailing Club. Regattas, boat deliveries and crew changes bring guests on dates a beach town never sees.
- Isle of Wight ferry. Wightlink runs car and foot ferries from Lymington to Yarmouth, a crossing of about 40 minutes. Travellers stay a night either side, and families use Lymington as the mainland base for island days.
- Saturday charter market. The High Street market runs every Saturday under a charter of 1257, with stalls of food, plants and crafts. It anchors weekend breaks all year and suits guests who stay in the old town on foot.
- Sea Water Baths and the Quay. The open-air Sea Water Baths, opened in 1833 and described as the oldest lido in the UK, open in summer beside the harbour wall, where children go crabbing. Both draw families in the school holidays.
- Rail to Brockenhurst and the forest. Lymington Town and Lymington Pier stations are on the branch line to Brockenhurst, where main line trains run to London Waterloo. The marshes and the open forest are minutes away for walkers and cyclists.

Full pricing and what is extraHoliday let management in Lymington: questions
Is Lymington in the New Forest National Park?
The town is not. Lymington is in New Forest District but outside the National Park, so planning for a property in the town is decided by New Forest District Council. Parts of the wider Lymington and Pennington parish, such as the marshes and Pennington Common, are inside the park, where the New Forest National Park Authority is the planning authority. Check your address against the boundary map before planning any changes.
Does New Forest District Council charge a second homes premium in Lymington?
Yes. New Forest District Council has charged a 100% premium on furnished properties that are nobody's main residence since 1 April 2025, which doubles the council tax bill. A self-catering property available to let for 140 nights and actually let for 70 in the previous year is assessed for business rates instead, so the premium does not apply. Confirm your position with the council and your accountant before you budget.
How do sailing events affect a Lymington holiday let?
They create demand on dates a beach town never sees. Lymington has two large marinas, Lymington Yacht Haven and Berthon Lymington Marina, and two active clubs, the Royal Lymington Yacht Club and Lymington Town Sailing Club. Regattas, training weekends and crew changes bring guests who want a short stay near the water. We price those dates on the demand we can see once the calendars are published.
Does the Isle of Wight ferry bring bookings to Lymington?
It does. Wightlink runs car and foot ferries from Lymington to Yarmouth, a crossing of about 40 minutes. Some guests stay a night before an early sailing or after a late return, and some families base themselves in Lymington and take day trips to the island. A listing that gives the walking or driving time to the ferry terminal picks up both.
When is Lymington busiest for holiday lets?
The school summer holidays, when families come for the Sea Water Baths, which normally open from May to September, crabbing at the Quay and day trips to the forest and the island. Easter, the May bank holidays and the October half term are shorter peaks. The Saturday market keeps weekend breaks going all year, and the quietest stretch is January and February.
Can I still use my Lymington cottage myself?
Yes. You block your own dates in the owner portal and we let the rest. Many owners keep a sailing weekend or a week in the autumn. Peak summer weeks earn most, so every one you keep has a cost, but the choice is always yours. The clean after your stay is paid to the cleaning company like any other changeover.
Do you manage holiday lets in Lymington from Bournemouth?
Our coverage includes wider Dorset and Hampshire as well as the BCP area. Lymington is in Hampshire, in New Forest District. Get in touch with the address and we will confirm that we can take the property on and which recommended local cleaning and linen company would service it. You can keep your own cleaner if you have one. Guest support runs 24 hours a day.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
